"Apartment is inside old town. With luggages is difficult to lugged there with cobblestone road. And unit was 2nd floor and more luggings. Driving into oldtown to minimise walks to apt has to be careful of ZTL and narrrow steets. Car park was €12 per nite and is long walk from apt in old town. Staff were friendly and helpful but location of apt is a real deterent."

"This place was perfectly adequate in every way. There are; however, train tracks right behind the property. Our toddler loved watching the trains, but it wasn’t exactly quiet. Parking was super easy and there’s a nice grocery store less than a 4”5 minute walk. Convenient to get to the train!"

"A stunning, charming and peaceful property! Just a few minutes outside of Orvieto town. My most favourite place we stayed in during our two weeks traveling around Italy. Beautiful room, gorgeous scenery, delicious food and friendly staff. Highly recommend, especially for a romantic spot. "

Nice size and well appointed rooms with interesting local art and a quiet patio for a drink before heading to dinner but this place stands out for the absolutely amazing customer service. "I had high hopes for this place, but unfortunately it feels less like a hotel and more like a time capsule… and not in a charming, vintage way. Let’s start with the room: the walls look like they’ve gone a few rounds with a moving company—scuffed, marked, and clearly overdue for a fresh coat of paint. The TV is so small I’ve seen larger screens on desktop monitors, which made relaxing in the evening a bit of a squinting exercise. Now, the real entertainment: the symphony of noise. Every time the air conditioning or fans shut off, they make sounds dramatic enough to suggest the building itself is reconsidering its life choices. Not exactly the peaceful getaway one hopes for. Outside doesn’t fare much better. The garden area seems to have entered a “survival of the fittest” competition, with weeds winning by a landslide. It gives the impression that maintenance might be more of a concept than an actual practice here. And while location can sometimes make up for shortcomings… that’s not the case here. It’s just another challenge added to the list. All humor aside, this place has potential—but it’s currently being overshadowed by a noticeable lack of care. A little investment in upkeep, aesthetics, and basic maintenance would go a long way. Because right now, it feels like a runaway train heading straight toward declining reviews and even faster-declining occupancy. Unfortunately, I wouldn’t recommend staying here"

"I honestly cannot find the superlatives. That would equal what I'm trying to describe. This property is clean, organized has an absolutely incredible view. Such rustic charm. The staff are warm friendly service-oriented. The location is incredible, literally one of the best experiences (and I have stayed at literally hundreds of lodgings over the years) I have ever had. I endorse anybody that is going to be coming to this area to see if there is availability, and if there is, seize the opportunity"

"Struttura antica e decisamente da rinnovare. Nel complesso la stanza era pulita e funzionale, ma è necessario prestare maggiore attenzione ai dettagli, ad esempio l’anta della doccia era rotta e da sostituire. Al check-in ho trovato un signore molto gentile ma che necessiterebbe di ulteriore formazione, sono arrivata alle 20 e mi è stato detto che non poteva farmi il check-in e avrei dovuto aspettare il sostituto alle 22. Per fortuna dopo qualche minuto abbiamo fatto effettivamente il check-in. Comoda la posizione vicino alla stazione, ma nel complesso non risoggiornerei."
