Step into a home that’s more than just a stay - it’s an experience. On cooler evenings, gather the crew and unwind in the oversized hot tub built for 12. Inside, the living room and kitchen flow together to keep your group connected, while the first floor adds a jungle-themed queen bedroom and a full bathroom. The garage doubles as a private gym - fully stocked with weights, a mini fridge, and a glowing LED sign that makes even workouts feel like an event.

The second floor layers in style and comfort. The primary suite sets a bold tone with a king bed, pink bull skull, and cow-print chair, plus its own private bathroom. Down the hall, a bedroom designed for groups packs in two bunk beds, an office nook, and room for five to stretch out. Another queen bedroom leans into a boho vibe, with a third bathroom nearby.

On the top floor, the house shifts into pure play. A queen bedroom glows under a neon sign, while the hidden glam room brings the wow factor - a pink hideout stocked with vanity mirrors, makeup tools, and rows of cowboy hats begging for photo ops. Guests have access to the entire home.

This home is located in a quiet residential neighborhood, so we have a zero-tolerance policy for parties, loud gatherings, or disturbances. Please keep noise at a reasonable level throughout the day, and remember that after 10 PM no sound should carry beyond the property line in line with City of Austin regulations.

Our goal is to provide a great stay while also respecting our neighbors and keeping everyone safe.
1. CHECK IN /CHECK OUT - Check in time is 4:00 PM. Check out time is 11:00 AM. Unless otherwise authorized by the Host.

2. PARTIES AND EVENTS - We do not allow parties, loud gatherings or events of any sort to be held in the property. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Any reports or evidence of a party or organized event taking place will lead to an immediate vacation of the property, without reimbursement.

3. NOISE - Please keep the noise level down after 10 p.m., in accordance with the city bylaws and to not disturb the neighbors.

4. BROKEN ITEMS - Please inform the Host of any damages or broken items noticed upon your arrival. Furthermore, accidents happen and if something breaks during your stay, please inform us, in order for us to replace or repair it prior to a following Guest`s stay.

5. NEIGHBORS - Guests must notify the Host of any complaints from neighbors as soon as possible.

6. PETS - Please clean up after your pets, in the house, backyard and front yard. Guests are responsible for pet safety around the pool. Do not allow you pets into the pool, or onto the furniture.

7. SMOKING - Smoking is not permitted inside the property, or outside while still in the premises of the property. Any evidence of smoking on the property premises will incur an additional cleaning fee of $1,000.

8. VISITORS - Guests are responsible for their visitors. Visitors must comply with the House Rules, and Guests will be held liable for any violation as if the violation was carried out by the Guests.

9. GARBAGE AND RECYCLING - Guests are to dispose of garbage and recycling into the allocated bins. Excess rubbish must not be left in public or common areas.

10. SECURITY - Guests must ensure that all doors, windows and gates are properly locked every time they leave the property, and at the end of their stay. Failure to maintain the security of the property (locking doors and windows) will result in a $200 fine and Guests will be held responsible for any related damages/theft that occur during their stay.

11. POOL - Swimming is at your own risk. All children must be accompanied by an adult while in the pool area. For your safety, no diving or jumping into the pool is permitted. Please do not run around the pool area.

Please keep all glass and food away from the pool, and clean up after yourselves.

Please keep noise levels to a reasonable level to respect our neighbors.

Do not tamper with pool equipment or attempt to adjust pool settings.

If there are any issues with the pool, or anything is broken and/or spilled into the pool, please contact us immediately.

12. GYM - Use all gym equipment at your own risk.
- Guests must be 16 years or older to use the gym.
- Always return equipment to its proper place after use.
- No food or glass containers are allowed in the gym.
- Please keep the area tidy and respectful for all guests.
- Guests will be held responsible for any damage caused by misuse.

13. FIREWORKS - The use of fireworks anywhere on the property premises is strictly forbidden, subject to a a $500 fine and Guests will be held responsible for any related damages that occur.

14. PARKING - Parking is limited to 2 vehicles in the driveway. Parking in the garage is prohibited. Free street parking is also available.

15. REPAIRS AND REPLACEMENTS - Every attempt is made to maintain the property in the best of condition. The Host does not guarantee that appropriate repair and or replacement will be performed during the Guests` stay. It is the Guests` responsibility to immediately notify the Host of any issues with the property during their stay so that repairs and or replacement may be promptly taken care of to the best of the Host`s ability.

The Host is not responsible for any occurrences to which we have no immediate control. These inconveniences include but are not limited to: weather conditions, power outages, road conditions or breakage of non-essential appliances (including, but not limited to: dishwasher, grill, pool heater, washer and dryer)

*Please inform us if any of the equipment in the house is not operating correctly. We will make every reasonable effort to make repairs as quickly as possible.

16. TOILET - Do not flush anything down the toilet other than toilet paper. This can cause plumbing issues and Guests will be held responsible for any related damages that occur.
