This was a great place to stay. Very comfortable and quiet, with a lovely view, and lots of games for the kids. We went to Williamsburg while we were here and we found the house to be an easy drive from everything we wanted to do.
Lots of activities for adults and kids. Beautiful view of James River. Peaceful and private. Loved having a firepit. Huge and spacious. Close to Williamsburg. Loved it! Thank you Ruby!
The property has wonderful views of the river inside and outside of the house. The bunkbeds are unique and fun for the family. Ruby answered all questions right away and was a great host. Awesome place!

Ruby was very kind and answered all my questions. Our checkin time was great and location was ideal. My brothers enjoyed fishing and capturing the sunrises and sunsets were beautiful. Our date for this annual event is October and we would love to come back. I had two concerns regarding the property the cleanest of the kitchen and the unsteady bannister going upstair. Overall our stay was a pleasant one. Thanks so much for having us.
Lovely property which was enjoyed by a diverse family during a memorial day getaway. The kids liked all of the games and activities both outside and in. The weather was lovely.
Very responsive host, amazing views, great family vacation
We stayed at this home over Christmas and it was cozy but with plenty of space for the family to gather. The host was incredibly responsive and thoughtful and the sunrises were gorgeous. We all greatly enjoyed our stay.
Our children and grandchildren stayed during Thanksgiving week, 2025. It was a famy reunion after their mother and grandmother died in August. The host was most accommodating, helping us find a "to-go" Thanksgiving Day dinner of turkey, ham and prime rib with 5 sides, plus gravy, sauces and cranberry compote. The dining room accommodated all 12 of us easily. The youngest ones (9 and 11) loved the bunkroom above the garage. Everyone had sufficient space, and we never felt crowded, even when we were altogether. Due to the cold weather there was only one shopping trip for the girls in Williamsburg on Black Friday. Everyone agreed they want to do it again, especially in warmer weather. It is a great place for a large family group like ours.
We had a wonderful experience at this vacation rental! The house was clean, well-kept, and stocked with everything we needed for a relaxing stay. The views were absolutely beautiful, and we especially enjoyed the kayak and catching catfish right off the dock. Communication with the host was perfect - quick, clear and helpful. Highly recommend this home for anyone looking to unwind and enjoy some peace by the water.

Lovely large home. Beautiful water views. Large yard for kids. The house was well stocked with towels, soap, shampoo, dish detergent, paper towels, tp, plates, pans, flatware even toys, kayaks, yard games... we were so happy everything was there for us.
Great home for 7 ladies all age 75ish! Beds and furniture were very comfortable ~ well equipped and Ruby was to quick to respond to our needs and questions ~ delightful VRBP host!
Our group of 7 adults and 5 kids loved this property! The house was clean, beds comfortable, well stocked kitchen, plenty of linens, and of course the kids loved the huge bunk room. The property is secluded and a relatively short drive to Williamsburg and other activities. Last but not least Ruby was super responsive and easy to work with to book. Thanks for a great stay!
The River House was the perfect accommodation for three families that included 6 adults and 5 teens. The layout was great, with beautiful bathrooms in each bedroom and an amazing bunk room for the girls. The views of the river were fantastic in almost every room, but especially in the kitchen, and family room. The owner was super nice and super responsive to all my questions.
We had the best time at sunrise tides! Ruby was the best host I've ever worked with and we've stayed in numerous VRBO's. The house was well stocked including the kitchen and lots of toys in the bunk room closet for our kids to enjoy. As a parent it's nice not to have to lug all the toys from home. The sunrise and sunsets were magical. We look forward to our next visit at this amazing property.
Needed a last minute spot to stay as another house rental had to be canceled last minute due to repairs, and Ruby was tremendously helpful and gracious in setting us up at this house on the river. Open kitchen to living room was great for hanging out, watching sports, and catching wonderful views of the outdoors. We loved the upper deck later in the afternoon, as well as the fire pit in the back yard. About a 10 min drive into town for food (Blue Crab) or groceries. All in all, a wonderful VRBO and owner.
We had a wonderful week at house with multiple generations. There was plenty of space for 11 people. The home is very remote, with incredible and peaceful views of the river and nature, and silence at night! Being remote does add time for outings, so it is helpful to plan ahead. The kayaks and swimming in the river were fun, but a little tricky to get off the dock because of the low tide mud :) The fire pit was great! Would highly recommend this home and the host was very responsive to any questions we had during our stay. Thank you for a great summer vacation!
On behalf of our Ohana, the River House was truly amazing. Great Rooms, beautiful bathrooms, the view from the Master was phenomenal (Sunrise was spectalur), Bunkbed Room was so-fun!! Kitchen had everything we needed and family room was great for games. The fire pit (marshmellows & smores, fishing (had alot of nibles and caught a couple large fish) but we let them go., and grilling was our favorite. Visited Jamestown (Glass Blowing), also Williamsburg Shops. Lunched at Craft 31. Enjoyed every minute. Would do this again. To our Host, our warmest Aloha
Ruby was friendly and very responsive. And her handyman, Les, was a gem! There were a couple of housekeeping items that needed attention and Les was at the house within 20-30 minutes. He was great! Also friendly, efficient, welcoming, and kind.The house was in a very quiet and secluded location, with a perfect layout for our group of 11. The bunk room had a lot of space for the next generation to spread out and have some privacy. The games in the garage also gave them a place to have fun and make some noise. There were plenty of bathrooms, and the beds were comfortable. We celebrated my father in law’s 90th birthday. At 90 he was impressed enough with his mattress that he looked for the manufacturer’s information so that he could look for the same one. We cooked-in a couple of nights and found almost everything we needed for appliances, cooking tools and utensils. Ruby left us with a fresh bag of ground coffee (there is a coffee maker and a Keurig. We used both.) I love a big coffee mug and my MIL likes a small one. We were both happy!The dining room was able to comfortably accommodate the whole group at one table, and had a great view of the river. We grilled out a couple and the grills worked great. There was a choice of gas or charcoal. There is so much to love about this home. And that is one of them. It felt like a home and not just a rental house. I would definitely return.
Our multigenerational family enjoyed a great week at this wonderful house. In addition to the beautiful riverfront location, the property itself is very private. The kitchen and bathrooms were well stocked. There were plenty of games and activities for both children and adults. We spent time at the house fishing, swimming, kayaking, playing games and eating S’mores. We also visited Williamsburg, Yorktown, Jamestown and Busch Gardens. The office was a quiet space for one of our party, who had to work during the week. The kids’/bunk room was a big hit! The owner was very responsive to questions, but was not at all intrusive. I highly recommend this property as well as its owners!

Property is beautiful and host is responsive, BUT there are several items that need to be remedied to come up to the normal VRBO standards.
Housekeeping:
No soap and caretaker had to come find.
Dirty coffee pot of cold coffee left by maids.
TV system a mystery.
Remedy: - Other VRBOs have little kits for each bathroom with FRESH shampoo, shower gel, etc. Highly recommend that rather than half empty shampoo bottles in the bathrooms.
Also - other VRBOs have a frame with very specific TV instructions and wifi next to each TV. That would have been helpful.
HOWEVER - the worst issue was that this house had a ladybug infestation! While the caretaker did come and clean out the light in living room, more appeared the next day in showers, on kitchen table, etc. This is a river property, but somehow these eggs were laid and hatched during our visit!
Again - very nice & responsive host, but these things need to be fixed to be up to usual VRBO standards.
I have only the highest praise for this lovely place, which manages to combine both complete peace and serenity with many opportunities for activity. Communication with Ruby was perfect from beginning to end; she replies very promptly, answers every question one might have, and is flexible. This was our twelfth summer get-together for family, and our ages range from 13 to 83.
Once we had found and admired our various comfortable rooms--and the bunk room is indeed a knockout; one of my sons said "Holy smoke!" when he saw it--it was time to explore the river with kayaks and tubes, as well as swimming, and there was even some swimming at night.
The very well-stocked kitchen helped us make delicious meals, including empanadas! We did jigsaw puzzles (and were delighted to have a rental with an extra table large enough for them), played games, read, and found fun things to do everywhere: ping pong and a video game in the garage; basketball, soccer, etc. outside; a little library to choose from; and general lounging and relaxing at both the upper and lower decks as one approaches the river, and the one at the house. We're not fishermen, but the guest books give good testimony to the many fish caught in the river. I was asked more than once, "How did you find this place?" I'm so glad I did, and I do hope anyone reading this will find it, too, and enjoy it every bit as much as we did! One note: we enjoyed the Blue Crab restaurant, but its vegetarian options are limited.
