About this property
Private Hot Tub - Shared Pool - 6 Miles to Sequoia - Walk To Town - Mtn Views
This is where your Sequoia escape actually begins. A freshly renovated private guest suite designed for two, with a private hot tub, access to a shared seasonal pool, and mountain views that make it impossible to leave without booking your next stay. You're 6.2 miles from the Sequoia National Park entrance and steps from Three Rivers' walkable town center — restaurants, shops, and that small-town energy that city life has been making you forget about.
THE SPACE: One queen bed dressed in fresh laundered linens — sheets, pillowcases, pillows, quilts, and blankets all included. The kitchen is fully equipped with a dishwasher, microwave, mini fridge with freezer, and two-burner cooktop. No oven, but a propane BBQ is fired up and ready to go on the patio — and if cooking isn't on the itinerary, town is a short walk away with several solid dining options. A Keurig handles your morning caffeine. Dish soap, hand soap, paper towels, spices, shampoo, conditioner, body wash, toilet paper, and cleaning supplies are all stocked and waiting. High-speed WiFi and a streaming-ready TV (Netflix, Sling, and more) round out the indoor experience. Heating and AC keep things comfortable year-round.
PRIVATE HOT TUB: Your hot tub is private, heated, and steps from your front door. After a day hiking among the world's largest trees, there is no better place to land. Soak under the stars, let the jets work, and stare up at the same Sierra Nevada ridgeline you conquered today.
SHARED POOL: The pool is shared with guests from one neighboring unit and is available approximately May through September, weather permitting. It is serviced and cleaned twice weekly — the water is clear, the deck is stocked with seating and umbrellas, and the mountain backdrop makes it one of the better pools in the area. Please note the pool is not heated, glass is not permitted on the pool deck, and the maximum depth is approximately 5 feet — no diving. Children under 14 must be supervised by an adult at all times.
THE LOCATION: Three Rivers is one of those places that earns repeat visitors. You're 6.2 miles from the Sequoia National Park entrance, walking distance to town, and a short drive from public Kaweah River access at Cobble Knoll and Slick Rock. The kind of location that makes every day feel full without any effort.
SHARED PROPERTY: This suite is one of two private guest suites on the property, sharing a wall with one neighboring unit. Each suite has its own private entrance, private space, and separate accommodations — you will not share interior living space with other guests. That said, it's quiet out here and we intend to keep it that way. Quiet hours are 10pm–8am and we ask that noise levels stay considerate at all times, inside and out. No loud music or excessive noise is permitted at any hour.
WILDLIFE: This is an active wildlife area, particularly between March and November. Bears and other wildlife do visit the property. It is extremely important that all food and trash is secured indoors at all times — nothing left outside or in vehicles. Keep vehicles locked at all times and keep all windows lower than 10 feet from the ground closed when sleeping or away from the property. Do not feed wildlife under any circumstances. The foothills are also home to various species of snakes, scorpions, and other bugs and reptiles — please be aware of your surroundings and do not leave children unattended outdoors.
WATER: Our water is sourced from the mountain near the river and is professionally treated — it is completely safe to drink. The mineral content from our mountain location can affect the taste and smell for those sensitive to it. If that applies to you, we recommend bringing water for both cooking and drinking during your stay.
WIFI & CELL SERVICE: High-speed internet is provided — it is the fastest WiFi available in this area. Due to our mountain location, altitude, and weather conditions, service may occasionally fluctuate. Cell service is available for most major carriers. There is no landline telephone at the property.
POWER: The foothills are designated as a high-risk wildfire area. On rare occasions, our electricity utility company may implement temporary precautionary power shutoffs during periods of high wildfire risk caused by wind events. These outages are uncommon, brief, and entirely beyond our control.
CANCELLATIONS & REFUNDS: We do not offer cancellations, refunds, reschedules, or credits of any kind for weather conditions and/or park closures as these are beyond our control. We strongly recommend purchasing the travel insurance if weather-related disruptions or park closures are a concern for you.
POOL MAINTENANCE: The pool is serviced and cleaned twice weekly and we work hard to keep it in great shape. With mature trees and an outdoor setting, occasional debris may find its way in — we address it promptly. Please note the pool floor has some natural staining; it is cleaned and maintained regularly and does not affect water quality or safety. We will be resurfacing the pool at the end of the 2026 season.
ON-SITE SERVICES: Third-party service providers visit the property periodically to perform water filtration, pool and spa maintenance, landscaping, and pest control services. These visits are scheduled during reasonable hours and are part of our commitment to keeping the property well-maintained for every guest.
SECURITY: One exterior security camera is mounted at the property and monitors the parking area only. We do not reside on-site full time and use the camera solely for property security purposes. It is active and recording for the full duration of every reservation. Tampering with or disabling the camera will result in immediate cancellation without refund.
HOUSE RULES: • Maximum occupancy of 2 is strictly enforced (Occupancy greater than 2 guests will result in immediate cancellation with no refund, and an additional $500 fee) • No smoking or vaping inside the home • No driving or parking in any unpaved areas • No parties/events (Unauthorized parties/events will result in immediate cancellation with no refund, and an additional $1,000 fee) • No pets allowed (Unauthorized Pet Fee $500) • No 3rd Party Bookings Allowed (Person making reservation must be staying at property) • Do not remove the pool sweep from the pool • Do not touch or adjust any of the pool equipment • Quiet Hours - 10pm-8am • No loud music or excessive noise inside or outside the unit at any time • Tampering with or disabling the Wifi, or camera will result in immediate cancellation with no refund • Please be mindful and respectful of our neighbors • No open fires or fireworks allowed • No feeding wildlife • No exception to Check-In and Check-Out times unless pre-approved by host in advance • We do not offer cancellations, refunds, reschedules, or credits of any kind for weather conditions, and/or park closures as these are beyond our control. We strongly suggest that guests purchase the travel insurance if weather and/or park closures are a concern. • If the BBQ is used, please clean after use • No flushing anything other than toilet paper in toilets (Flushing other items - even if labeled as flushable - could result in damage and additional fees for repairs)

My boyfriend and I wanted a chill, relaxing weekend outside of LA. This is a great place for a sequoia visit for two! It had everything we needed. AND a hot tub!!
My partner and I spent a few nights here while we were exploring SEKI and we really enjoyed our stay. The amenities were great, and we enjoyed getting to use the grill and the hot tub. The cottage was cozy and everything we needed. We cooked a few meals on the electric range and didn’t need any extra utensils/spices/dishes than what was provided to eat our meals like normal, which was much appreciated. Above all, we would stay here again if we’re back in the area, and enjoyed our stay!
Stayed here for 2 nights to hike Sequoia National Park with my best-friend. Loved the hot tub, free coffee, and snacks. Only a 10-15 min drive to Sequoia National Park entrance
Property was a quick drive to Sequoia National Park entrance. We had been warned to avoid lines at the entrance by arriving early. We got there about 8:00am and it was just in time. Had we stayed further away than Three Rivers, we may have had a problem.
The place was spotless and nicely decorated. There were ample towels, supplies, and other amenities and useful items. WiFi and TV channels worked well.
There is a mini-fridge and it fits enough for stuff to pack for your hikes and beverages but not much more.
The mattress was a little soft but it was fine.
Located off the busy highway so it was quiet, but near all the shops and restaurants of Three Rivers. You could walk, but we drove as the temps during our stay were over 100F.
The place has AC with a remote to control the temperature. (Temps in the park were low 80's.)
We didn't use the hot tub. We went to the pool briefly one day which was nice after a day of hiking.
The listing discusses the water being different than city water and that is true. It was also true of other establishments in town that we experienced. I have lived with well water before and while it is not harmful, it does not taste great and has a sulfur smell. Not that big of a deal, but thought I would mention it.
The hosts communicated helpful information about the area and the parks prior to our visit which was nice. We had a couple of questions while we were there and they responded right away.
The location was perfect for us. The space was as described and had a small kitchen that included what was needed to make breakfast or a quick meal. There is not any extra space to set anything, but the space is described well. The hot tub was nice, but needed to be cleaned. The water in the home had a bad smell, not sure what that was from.
The place is actually even better than it looks in the pictures. We used this as homebase for day trips into the Sequoias and it was perfect. We would definitely come back. We didn't cook but checked out the kitchen for future stays. I can definitely see us using the little crock pot to have something to return to on a chilly fall day spent hiking. Also, the hosts have some many added thoughtful touches - a suitcase stand, snacks - those came in really handy after coming home hungry from hikes. Didn't get the chance to use the pool but saw other guests enjoying it - just lovely. Definitely hit the local brewery and sit riverside while enjoying a draft and something from the food trucks there. Just writing this now has me missing the whole experience.
