Welcome to our charming 17th-century home on a working farm, just outside Stradbally village, famous for events like Electric Picnic and the National Ploughing Championships. Embrace old-world charm as you cozy up by the wood-burning stove or wander through our enchanting riverside garden. Enjoy modern comforts with smart TVs, fiber broadband, and smart doors. Our eco-friendly property runs on solar power, features water conservation, and includes a solar-powered car charger.

We offer six guest rooms accommodating up to 18 guests, The house features two spacious bathrooms and a charming country kitchen with all essentials, plus a cozy living room.

Our two entertainment barns are perfect for gatherings, featuring karaoke, a cinema area, fire pit, table tennis, a bar area with fridges, a living room, spa hot tub, and BBQ area. Join us for an unforgettable stay!
Please note that although the Sir Hurt Barn is equipped with heaters, it may not retain warmth as effectively in colder weather due to one side being open to the elements.

A few days before you are due to stay we will send you out our welcome email which will have our residents portal link this is where you can plan your trip, get your how to guides and learn about you check in and check out information.
You will also get an email about our online check in, this is handy so you can be all prepared for your stay. Once you have checked in online you will get all the self check in info!

During their stay, guests will have full access to the house, beautiful gardens, entertainment barns, and all the essential amenities. Keys to the property and gate access codes will be provided to ensure a seamless experience.

For added convenience, daily housekeeping services can be requested at an extra charge, offering a butler service to attend to any needs or preferences throughout their stay.

We are not a licensed wedding venue.

External recommend caterers available and activity providers. Guests over 18 guests will be accommodated in the tenting and when the cottage opened they will be accommodated in the cottage.

We work with an Glamping tent external provider who can bring in accommodation for 50 more guests - Totalling to 80 Guests.

Welcome to Fitz of Inch. These rules help us protect a 17th-century house and keep every stay safe and enjoyable. The full list of rules, fines and damage charges is in your rental agreement and your guest stay information pack.

Before you arrive

• Online check-in is mandatory, including signing the rental agreement.
• Guest details: the main guest must provide their full name, email address, mobile phone number, date of birth and postal code. All other adult guests must provide their full name. This information is not used for marketing; it is used solely for reservation reference, our age policy and compliance with fire, health and safety regulations.
• Security deposit: a €500 hold is placed on your card 24 hours before check-in. It is released after departure once everything is in order (instantly for credit cards; 5–7 working days for debit cards).
• Age policy: no guests under 21 unless accompanied by a parent or legal guardian. We do not accept freshers or student groups.
• Guest numbers: only the number of guests booked may stay. Extra guests will be charged or the booking may be ended.
• Upgrades are non-refundable.

During your stay

• ID: every guest must carry government-issued photo ID during the stay. We may ask to see it to confirm identity or age, but we won`t keep a copy.
• CCTV: the property has 24-hour CCTV in outdoor and shared areas. Covering a camera may incur a fine of up to €500.
• No smoking or vaping indoors, including the conservatory and the Sir Hurt Barn. Use the signed outdoor areas. Fine: €200 per person.
• Upstairs: no food or drinks, and no wet or dirty shoes. Please remove shoes on carpets.
• Bedtime: please remove make-up and fake tan before bed. Stained linen and towels are charged.
• Toilets: no wipes, make-up wipes or sanitary products down the toilet.
• No confetti or confetti balloons, and no decorations or signs visible from the road.
• Alcohol and drugs: excessive drinking is not permitted and illegal drugs are not tolerated.
• Farm yard and private areas: do not enter without a member of staff.
• Recycling: please use the bins as signed (€150 fine for incorrect recycling).
• Breakages: `you break it, you buy it`. Please tell staff about any damage or injury straight away.

Noise

• Keep outdoor noise low from 22:00.
• The hot tub closes at 23:00.
• Outdoor music is permitted until 23:00.
• Indoor music must be lowered at midnight.
• Quiet hours run from 23:00 until 08:00.

If we receive a complaint from our neighbours, we may ask you to lower music or crowd noise. The countryside is peaceful — let`s keep it that way.

The Sir Hurt Barn heaters

The Sir Hurt Barn is our main entertainment space. It is a barn with heaters, not a heated barn. Heating is an optional paid upgrade.

• Four 9kW air heaters run in two-hour cycles. If one stops blowing warm air, press its reset button.
• Contact the host for the lock-box code to switch them on.
• As a farm barn, it doesn`t hold heat well in cold weather. We can`t guarantee a set temperature, so please bring warm clothing.
• Using the heaters without booking the upgrade will be charged to your card.
• Leaving heaters on overnight or in an empty barn: €300 fine.
• No personal or hired heaters, coolers or electrical equipment may be brought on site.

Suppliers and caterers

Any external caterer or supplier must hold full business and public liability insurance. Any equipment they bring must have a current portable appliance testing (PAT) certificate, shown to us before use.

Good to know

• A staff house on site may be occupied during your stay.
• Our three dogs and two cats live on the property.

Check-out

Check-out is strictly at 11:00. Early check-in and late check-out cost €300 each and must be arranged with us beforehand. It is rarely possible when other guests arrive that day, as our cleaners need time to prepare for them.

Housekeeping may start cleaning the barns and communal areas from 09:00–10:00.

These aren`t mandatory, but our housekeeping and caretaking team would really appreciate it if you could:

• Remove bedsheets where possible.
• Place used towels in the shower, and leave unused towels in a separate area.
• Load and run the dishwasher, or wash up the dishes.
• Collect any rubbish and take it to the large bin storage area in the courtyard.
• Leave doors and windows open to air out the property.
• Leave the keys back in the barn.
• Make sure you have all your belongings with you. We cannot post electrical devices.

A departure check is carried out before your deposit hold is released.
