The M Ranch - Villa in Sherman, Wedding venue, Family get together

Beautifully furnished 4x4 that sleeps 8, with a fully functional kitchen and modern finishes. There are two master bedrooms with master baths, while the third bedroom has a double bed with a pullout and the fourth has a full bed.

The inside is lovely, sure, but the outdoors is where you want to be to make the most of your time with us. We have an outdoor bar setting with ceiling fan and 5 barstools, a front porch swing, back porch, patio dining area with 6 chairs and a table, and a grill for dining and entertaining. Or, if you prefer the nature aspect of our ranch, sit poolside or by the pond and listen to the cows moo.

For the athletes and adventurers, we have a volleyball net, and in-ground adjustable basketball post with hoop.

Located less than 10 miles from downtown Sherman and restaurants. For stays longer than 10 days, additional utility charges apply (water, electric, etc).

We'd love for you to host an event with us! We have a 2,000 sq ft luxe farmhouse-style barn for events. Check out our photos for a wedding we hosted here! These are not part of the VRBO rental and separate rates are applicable.

My family had a great time together for Christmas. But we all agreed that this could be an amazing house if it got routine maintenance to upkeep it. We paid hard earned for a neglected house. Here is a list of things that we had to deal with:Entry gate broken/ unhooked Kitchen sink smelled like a dead animal (had to purchase cleaner and clean three times before able to use sink)Washer did not work( off balance)dryer would not heat up. (3hours to dry a small load)Fridge freezer leaked on floorKitchen chairs unsafe to sit onBathroom towel racks coming off walls missing cabinet door Animal droppings/dead bugs in closetsCeiling water stained/ carpet stains Pool full of leaves and cleaning net was broken (owner said pool was cleaned the Friday before we arrived) just no way to remove leaves lounge chairs broken outdoor grill rusted and dirty (not useable)Propane tank emptying outdoor heaterMissing cover on electrical outlet exposed wires The list goes on..Contacted owner was told they would let their maintenance guy know. Was very disappointed with the house our once in a lifetime vacation spent at a run down house.

I got there to most of the beds unmade. I messaged the owner and he said a maid would be there. They got there around 4:30 and stayed til 5:30. There was dirty dishes in the sink, no toilet paper, nothing prepared for us to stay. No TVs in kids rooms, the living room tv didn’t work but husband managed to fix that. Dead rat in the pool, washer and dryer didn’t work and owner said he’d send someone but never did. Grass was long in the fenced backyard.

Beautiful farm property

This was a beautiful property with the quiet country living aspect. Plenty of space for our friends group with a pool and outdoor walking and activities. The only downside is that the property lists a hot tub which was one of the selling points for us to choose this house for our trip but it only works in the winter which should’ve been indicated in the listing.

Too many issues and almost no communication

- no information about the codes to enter the house; we had to wait outside for infos - swimming pool not usable for 2 days (we were told we'll get a discount and got nothing). we had to remove ourselves all the bugs floating on the water & brush the pool -top oven not cleaned -5 forks only, no colander, 2 patio seats broken (5 chairs for 6 people) -no toilet brushes; we had to buy ours -BBQ in very bad shape & not clean; we had to clean it ourselves -empty propane tanks for BBQ. -no filter in the A/C conduct -invasion of crickets inside the house -the outside of property poorly maintained -center post on the patio "floating" and not attached to the ground (could be dangerous) -main gate open for our arrival and not closing. Cows out of their field and to the street. Police came to the house & called you to inform you about the situation. Every day, we had to push the cows back to their field. If I could rate 0 star, I would....I do not recommend this place.

Pictures do not reflect home

I booked this property for a girls weekend. We chose this home because of the outdoor area. The house was clean although the decor was very outdated. But the outside was a different story. First thing we noticed was the grass had probably not been mowed in a couple of weeks. The pool was disgusting. It was green and had dead bugs floating in it. The grill was so dirty and didn’t even have propane hooked up to it. I tried to contact the owner on Thursday when we checked in and did not hear from him until Saturday morning. He said he would send a pool guy over but we were already gone. Even had they come on Thursday we would not have been able to use the pool for several days because it was in such horrendous shape. It would have had to been shocked.

Its quiet and peaceful

Overall good experience. The house and property were great for a weekend away from kids and work. A little disappointed the hot tub doesn't work. And the information book is super dated. Other than that no complaints. It's a good place to stay.

Lovely home!

Very nice home with a wonderful layout. Main master bedroom/bath on one side; the other three rooms on the other side. Comfortable beds and furniture. Short drive to the city of Sherman for shopping and enjoying a variety of restaurants. BBQ worked great. We enjoyed the pool which was clean. Only recommendation would be to have the outdoor furniture cleaned/hosed off and then covered with furniture covers to shield from bird/insect droppings. Plus, have the outdoor bar area hosed/cleaned up before guests arrive. Thank you!

Great stay but missing some accomodations

We had a great time at the M ranch, but there were some snags. Overall, our stay was great but we got there to find a note that the hot tub wasn't working and discovered the fridge was also broken. The rooms and pool were great but a lot accomodations (hot tub, towels, kitchen/cleaning supplies, etc.) were either lackluster or completely missing so we had to go purchase items.

Very clean

We really enjoyed our stay at the property. It was very clean and was exactly as shown in the pictures. The kitchen was well stocked. Everything was very comfortable - the beds, sofas, and chairs. A pool cleaner kept the pool clean after a storm.

Perfect place for a reunion

If I could think of one word to summarize our stay at M Ranch - I would have to say "ideal". Not only is the house perfect for a group of friends to stay and catch up on all times, but the barn venue was absolutely perfect for a homecoming reunion celebration. The hosts are super responsive if there are questions or any areas in need of repair. We have now stayed here twice and will plan on returning again in the future.

Absolutely wonderful!

It was so hard to drive away from the property, when we had to check-out! The property/home was amazing! We appreciate that the owner was very quick to respond when we needed to contact him during our stay. He was very accommodating and took care of issues or questions quickly! It was so peaceful and relaxing! I would definitely recommend this vacation home to anyone! I could definitely see my family returning for another vacation at this location!

Spacious house with gorgeous property

My four sisters and I stayed here and were very impressed. The house is spacious and well supplied. we enjoyed the pool and hot tub immensely. The trundle bed was actually pretty comfortable too, the only problem was how low the pull out portion of it was. We would have also liked more than 2 lounge chairs by the pool but overall a five star rating. Would definitely go back.

Beautiful property! Well taken care of, clean, well stocked for any length stay. Owners communicated back and fourth in a timely manner. The pool and outdoor area was a blast. Will definitely be back next year!

Excellent- a must stay( just don’t book all the weeks, I need another)

Service spectacular! Plenty of room for our family of 8! Enjoy scenic views, have coffee on the porch with the cows, dip your toes in the pool and relax in the hot tub. Kitchen has lots of space and many useful items to cook with. The owners gave us a nice welcome treat. The master bath is superb! You can swim in there according to my grandson. We had a small glitch with hot tub and immediate support to fix it. I highly recommend this place! We traveled from ALabama to visit with our Texas family.

Perfect Wedding location

Hosts were amazing about answering all of our questions and assisting us with the details to prepare for our wedding there. Amenities are amazing! We were so busy planning the wedding that we did not truly get to enjoy the property but I'd definitely go back! Thank you so much!

Dont hesitate - book it!

We rented this property from out of state and the hosts were most gracious in answering numerous questions. Crazy Texas weather with the snow and ice during our visit which sadly limited our outdoor enjoyment of this amazing property. Outdoor fireplace and heater was a nice touch! This home and property are gorgeous - you wont regret your choice. Will definitely be back to visit again in the future.

Wonderful property and wonderful owners

My husband and I spent several days at M Ranch. From the time I reserved to the time we left, the owners were tops in communication and helpfulness. The house, grounds and pool are very well kept, and it is fun to watch the cows! Don't let location near a highway concern you because the house is positioned so that it's barely noticeable on the back porch. Price is reasonable based on what you get for the money. We will be back! Thanks for a convenient and safe getaway.

An all positive review

The views and house were even better than the pics. We enjoyed the front porch and the back yard/pool deck (with plenty of patio furniture). The back yard near house was well fenced for our dog. The cows were entertaining, for ourselves and our dog. Beds comfortable and kitchen was big. When it's too cold you can also use the hot tub. We enjoyed our stay.
