I walked in and walked right out. The entrance is overrun with untended shrubs, arbor paint is all chipped, place is overrun with weeds, front entrance is closed with rotten front steps evident, back door is locked, door was opened by 2 scary people, one look inside...the kitchen was just filthy. I called Expedia to complain and said I would not pay! Expedia were very co-operative and looked after it for me. I told Expedia I have pictures of the exterior and am ready to publish them if I need to!

Nice old house
Good price, in a convenient location. Very quiet, comfortable beds, could use new pillows and perhaps an extra blanket on the bed. Four people were at the house but did not see or hear them as they were very quiet. The staff did come in five minutes after I called him. House could use a "woman's" touch just to bring out the beauty in the place.

Watch the stairs
Coopers lodge is an old house converted to a bed and breakfast. Breakfast is a modest help yourself to toast and yogurt, juice and coffee that you make yourself. You also do the cleanup. Our room was the family room on the second floor. There is a very steep set of stairs that would not be suitable for anyone with mobility issues. The beds were comfortable, it was quiet and it is in a central location that worked well for us at an affordable price.
Its true that this was a budget hotel for that prize. But shouldn't the Saskatoon Health Authority inspect the hotels when they give licences to this type of hotels. Hotel compound, kitchen was very unkempt and unclean. The smell some were describing was probably from palm oil. Other than the room rest of the hotel was unkempt and unclean you don't feel like using some of the utensils. just like a very basic hostel. Worse thing is after check in you are on your own and no body is inside the premises.

Cooper Lodge was good for what you expect at the price. Staff was very friendly and helpful. All that was needed was there and breakfast supplies were all there is good quantities. WiFi was good.
Room was very small (but sufficient). Room has not been cleaned (vacuumed in a while). Bathroom was small also but not the cleanest. Soap scum in many places.
If you can overlook this, then it is ok.
Grass and weeds need to be removed as soon as possible. It makes customers feel unsafe. Room is comfortable and price is good. Shared kitchen and dining table need to be cleaned thoroughly. Need few paper cups to use in room.
When we arrived at Cooper's Lodge it appeared to be a derelict building. Grass hadn't been mowed in some time and weeds 3 feet tall grew beside the house. The 0wner does not live on site and we were greeted by a sign with a phone number to call for registration. We stood out in the heat and were swarmed by mosquitoes while we waited. If we had been able to cancel the reservation we certainly would have done at that point. Indoors was clean and cool, but smelled musty. We were instructed to remove our shoes and since I was in sandals, I was left barefoot on the old rugs. The room was furnished with odds and ends from garage sales. The bed was clean and comfortable, but the pillows were flat. There were no cups or glasses in the room. The bathroom had 2 smallish bath towels, 1 face cloth and one hand towel. The shower curtain was dirty and we were supplied with two used bars of soap. During the night the air conditioner was no longer keeping the room cool and we couldn`t open windows as there were no screens. Breakfast was self served in a kitchen shared by all guests. There was no dishwasher. We opted to go out for breakfast rather than eat Cornflakes from a questionable bowl. The owner was not around when we left.
This was a comfortable place to stay. Quiet and clean. Also a convenient location. Even though the nieghbourhood looked kind of rough it was ok.Only thing our room was abit hot and no temp control in it.I will stay again
Do not let the outside fool you, this is a great place to stay for the dime. BUT do not expect a real breakfast. Ate toast with PB. No jam. Only one type of cereal, corn flakes. Yogurt. That's it. Must improve this. I'm lactose intolerant and all I could eat was toast.
It you on a budget and in the last minutes it is the best choice.

Borderline - mixed feelings
The yard was full of weeds and the front step in very poor condition. I was worried. Inside the hardwood floor was beautiful. Everything was clean. Kitchen was large. Very poor selection of utensils. Breakfast was do it yourself. The owners did not live there and left in the evening. Parking was excellent and free. Room had very comfortable beds. Pillows were terrible. Bathroom was clean. Towels were very poor - thin and grey but clean. Would recommend an overnight stay because of price but not great if you stayed multiple days. A block from hospital - great if you need to stay near a patient.

A simple house
This was a simple house with a shared living room and kitchen. There was simple fair for breakfast: coffee, tea, milk, juice, bread, two kinds of cereal, yogurt and peanut butter. Unfortunately the jam was empty. There is however fridge space so you can bring your own fruit and even cook other meals. Wifi worked well. Manager does not live on site, but he arrives quickly when called.

My brother and I required a room in Saskatoon as we were attending a surprise 60th birthday for our sister. Not sure why, but Saskatoon hotels are very expensive, so thought we'd try Cooper's Lodge which was a bit cheaper. Bad choice and I can't for the life of me, understand how this place got the positive reviews that I based my choice on. I received a call from the manager while en route who asked me when I would be arriving. He told me to call him before I arrived, but Since I told him what time I would be there, I thought this was a strange request. I had to call him upon arrival because the place was locked up tight and we felt a bit uncomfortable as it is not located in the "nicest" part of Saskatoon. The house is in desperate need of repair with overgrown weeds and an unkempt yard. Peeling paint and missing doors with dilapitated siding and roof made me second guess even checking in, but we were tired from our journey and figured it might be better once we got inside. The manager arrived about 15 minutes after my call. he checked us in and then showed us around. We found our room to be reasonably clean except for the mini-blinds which were very dirty. We could not open our windows as they were the original wooden lift-up type and were stuck. It wouldn't have mattered anyway, because there were no screens on the windows thank goodness it wasn't hot that day as there is no ac and the room was stuffy to begin with. We left in the morning although we paid for 2 nights.

This "hotel" is a very old house. I didn't sleep well my whole stay. The bed was comfortable, but the room was very hot: the portable air conditioner unit was too loud to have on during sleep. The room layout was weird, but spacious. Another guest complained to me about their very small room, though. This hotel is in a rough area of town, but it didn't seem dangerous, and downtown is walkable. The continental breakfast wasn't very good because there was almost no selection. The guy who runs this B&B does not stay at the house, and you have to call him to check in or if you need anything, and he comes in about 10 minutes.
