The Space:
Serene and sunny room in the heart of the hippest neighborhood in Rockaway Beach! Located only one block from the beach, this is the perfect summer weekend getaway for friends and/or family. The space was individually designed by local artists to help keep the funky vibes of the town part of your experience every minute of your stay! Wonderful bars and restaurants all around you. Enjoy a day sunbathing in the sand or take a surf lesson! Endless summer fun everywhere you look!

Though we are generally a quiet establishment, we are located on a popular street, near public transportation and above a bar & restaurant. Due to this, there is potential for noise, particularly on weekends. Please feel free to contact us if you have any questions or concerns prior to booking.

Guest Access:
Guests will have access to their own room(s) and bathroom(s) and may also use the communal restrooms off of the hallway. You will receive one parking spot. Please park in one of the spots marked with a High Tide sign. You will find a parking pass in your room, please place it on the dashboard of your car. Failure to place the parking pass on your dashboard could result in your vehicle being towed at your expense. Please remember to return the parking pass back to the room prior to departing.

The Neighborhood:
Located just one block from the beach! The hotel is located in the heart of the hippest summer neighborhood in NYC- Rockaway Beach. With the Atlantic ocean as the major attraction there is always plenty to do. Rent bicycles and ride along the gorgeous seaside boardwalk spanning 5.5 miles from Beach 9th Street to Beach 126th street. Surf lessons everyday on the beach for those looking for some exciting water sports. Or just relax and enjoy a beach day with some local ice cream! Many great restaurants and bars to help make the day more enjoyable. Live music on the boardwalk during sunset is the perfect way to end your days!

Getting Around:
Subway access includes A & S Trains. NYC beach bus or boat ferry from Manhattan also available. Street parking is available if you bring your car. Buses: Q53 and Q22.
Located about 25 minutes from JFK, 40 minutes from LGA.

Other Things to Note:

1) Please keep noise to a minimum between 10:00PM and 9:00AM, so as not to disturb neighbors.
2) No visitors without permission, and no additional or overnight guests. All guests must be included on the reservation, including children and infants.
3) Turn off lights and all appliances (especially air conditioners) when you are not in the apartment; and do not run air conditioners with the windows open at the same time.
4) Default check-out time is 11:00AM. Check-out instructions will be sent after your reservation is confirmed.
5) Lock out service carries a fee of $50 between 10AM and 5PM M-F and $100 at all other times. Lockout service is subject to availability and is not guaranteed. Please contact us about lockout service if you are locked out. Do not, under any circumstances, use a locksmith without our prior, express, written authorization. Should you do so, all fees associated with lock replacement, key replacement, time and labor will be billed to you.

Not for a long stay, no wardrobe, no place to hang/store clothes. Above a bar, so can be noisy when band playing, the ear plugs were a bit of a give away. There is no reception and it's self check in, entrance described as a court yard, more of a parking lot!

Overall, I do not recommend this vacation rental. Reviewer Comments: DISGUSTING & creepy! Trash everywhere in, on & all around building & parking lot. Filthy room, rodent droppings & hair on wet, sticky floor, constant raw sewage smell. Entire property looks dark, dirty and delapidated. ??able people hanging around outside (bar below) chain-smoking cigarettes, yelling all night. Whole place felt totally unsafe. Complete garbage dump.

Fun and Funky Space With a Private Vibe But Very Noisy at Night

Great location during beach season! Downstairs restaurant/bar is a solid and super convenient option. WARNING: the bar gets jumping at night in season. You will not be able to get to sleep before 1:30am. If you’re not a night owl this might not be your speed.

Overall, I recommend this vacation rental. Reviewer Comments: Everything was great except arriving and having the air not working. We followed the posted instructions and reset the unit and we ended up calling the emergency maintenance number. They informed us they could send someone first thing in the morning. Well at 2 am (we checked in around 11 pm) it just started working out of nowhere. Not sure if it was fixed or the unit took time to warm up but I would at the very least make sure you get that thing warmed up early, granted we checked in pretty late. Other than that, it was a pleasant stay, love Rockaway Beach.

great beach vacation at Long Beach

Reviewer Comments: Everything was great. ive stayed here before and knew how convenient it is to the beach and that the place is cute. i did have a problem. my room door didnt open or close right. I managed the first evening, let tehm know i have a prob. the next morning I couldn't get out of my room. the maintenance was there within 20 min and then it was fixed and ok. still something like this should not happen.

Not for the noise-sensitive

I wanted to love this place - and there is much to love, like the comfy bed, great location, cool vibe, nice shower, excellent WiFi etc. But it is above a restaurant where music is playing until 2 am. That wasn’t even so bad - the worst part was the loud drunks lingering outside for hours after the place closed. The hotel gives you ear plugs but it doesn’t help. I’d you can sleep through anything then stay here - otherwise stay away!

Overall, I do not recommend this vacation rental. Reviewer Comments: I wanted to love this hotel - and there is much to love about it, from the comfy bed to the great location to the cool vibe. Good wifi, nice shower pressure - much positive. The problem is that it is above a restaurant which plays loud music until about 2 am. That wasn't even so bad - the bad part is the drunks who stayed outside right under our windows until 4 am and screamed and laughed and were so, so loud. So although this is a cool place we wouldn't come back. The hotel actually leaves ear plugs in your room, but they didn't help us at all, unfortunately.

Reviewer Comments: We had an enjoyable experience from the booking process through advance information shared and ease of access to the building and studio itself. While sparsely furnished, the room was clean, bright and pleasantly decorated. Two bottled waters were left for us and there was a mini-refrigerator in the room for our use. The High Tide is centrally located to many shops and restaurants, a block from the beach and ten blocks from the New York City ferry. The only negative is the restaurant on the ground floor of the building - in our case the entrance, and the live band, were directly beneath our room. Needless to say it was quite noisy not only from the music but from the drunken patrons leaving the bar at 2:00 am and later. That said, we enjoyed our dinner at the restaurant itself. Earplugs were provided in the room as the description did mentioned the potential for noise, we just did not realize how noisy it would in fact be.

EXTREMELY LOUD

However, it's above RBQ, a restaurant/bar that says it closes at 10 p.m. THE MUSIC WAS BLASTING until 2 a.m. (bar closes at 2) and the speakers are directly under the floor. Bargoers stand under the window talking and smoking. Hotel rules post quiet hours 10 p.m. to 8 a.m. and no parties. After hours partying went on until 4 a.m. No onsite hotel staff, means no one to enforce the rules. This was the offseason, I'd hate to know what it's like in the summer.

Sparkling clean, stunning place!

We had a great time at the High Tide! It was super convenient to the beach. The hotel is also walking distance to the train and other points of interest at Rockaway. The decor of each room was very unique. Some of the rooms have 1-2 chairs to hang out in, but this isn't a place you come to spend time in your hotel room.
