About this property
Old Rag View Horse Farm with Log Lodge and Treehouse
Chestnut Oak Farm is a luxurious western-style lodge retreat on a 90 acre horse farm near the base of Old Rag Mountain. The lodge was constructed in 2009 using granite blocks from the farm and huge Virginia pine logs in a western style of rustic elegance. The lodge is surrounded by decks and porches to take in the magnificent view over Hidden Valley, Old Rag Mountain, the farm's twin ponds, and the horses grazing in the fields. The lodge is equipped with a Chef's Kitchen, huge dining room (we have seated sixteen), double-sided fireplace, baby grand piano, screened porch, and covered porch. The main lodge house has three Master Bedrooms, and two other large bedrooms with a shared bath. Downstairs is a walkout game room with foosball, ping pong, bar, and a fire pit/movie pit with 52" screen TV. The outdoor 8 person hot tub is steps away, overlooking the pond.
150 feet down the hill below the pond is the 'Guest' Treehouse. The treehouse is a cedar sided two level cabin-style house which sleeps six, with full bath and kitchen--and an optional fire pole exit for the adventurous. This treetop aerie has to be seen to be believed!
The farm has a small herd of horses and one alpaca, Mike. We have hiking trails on the property. A fantastic network of both gravel and paved roads fans out from the farm for incredible short and long distanced cycling routes. Or you can leave the farm to hike the incredible local trails or fish the local streams, or visit some of the local wineries or organic farms. We are 35 miles from Charlottesville, and 82 miles from Washington DC.
Caretakers live onsite and can help out with questions, firewood, directions, and even with provisioning if desired. They are happy to arrange spectacular custom-guided trail rides from a local stable in the surrounding mountains--even overnight camping trips.

What a great spot to get away. Orchards are nearby and the view is phenomenal. Property overall is amazing and everyone was in love with the house and grounds. Richard is extremely responsive and a great owner.
We had 3 couples staying for a trip to the area to dine at 3 Blacksmiths. The house was HUGE and fully stocked with everything you could need. The caretakers answered all of our questions and were very helpful during our stay. We enjoyed the ping pong table, fire pits and hot tub. We are already discussing booking another trip with our kids!
As always, this place is a perfect gettaway for our team! The space is perfect for a team our size. We love the kitchen, view from the porch the separate tree house for extra room! Thank you!
We recently stayed here and had a small reception in the yard. Every view was so beautiful and there was everything we needed. Plenty of room for people to enjoy the setting.
Our family group of 10 has come several times in the winter. Beautiful house and location. The great room with huge fireplace and view of the Blue Ridge is perfect for hanging out in the winder, and the big and well-equipped kitchen is excellent for big family dinners. This time, a big winder storm presented some winter challenges, and the host did a great job of making things right.
Very nice well appointed home. We came in for a nearby family wedding and it was a great place to stay. Try to arrive during the day though as it is a little hard to find at night. But well worth opening and closing a gate or two. Fantastic view. Great space.
This property is outstanding in all regards. Both the mountain views and the unique construction of the house are spectacular. Every room is beautifully furnished and comfortable. It is a perfect venue for a family gathering or a group of friends. And the caretakers are very responsive.
Our family of 10, which included 3 generations, had a wonderful stay at this property. There was plenty of room for everyone, the kitchen was nicely appointed, the tree house was enjoyed by teen grandsons, and several really enjoyed the fireplace climbing wall!
The main house/lodge is amazing. Views are gorgeous. The setting is peaceful and private. There are so many areas inside and outside of the house that it was hard to choose where to gather. Double ovens and dishwasher worked out great for a group. This was our best family get together yet!
Wonderful family togetherness in a beautiful log castle. My sons cooked wonderful meals, kids loved the outdoor space and the perfect tree-house. The home was the most impressive we have ever stayed in. The views of the mountains were majestic. The kitchen is huge. We loved having two dishwashers. There are so many bedrooms, so much space and interesting things to do. We loved it.
We had a great time at the house, all family members enjoyed the stay. The morning view was so impressive from the deck but the evening sunset was even better!
Getting there was everything we expected as the host gave great instructions and let you know what to expect. Check in was very easy as well.
The host is very nice and informative about everything. The caretakers were absolutely fantastic, any question we had they were happy to help. They gave us great advice on the area and spent some time telling us about the horses.
The area is really nice too, a lot of local produce.
We would absolutely recommend this home and hopefully we will get back here at some point.
We planned our reunion for 12 adults and decided on this property for October. It was totally amazing! Lots and lots of room and plenty to do. We visited wineries and distilleries during the afternoons but hung out and cooked in all weekend. The views from all the rooms are spectacular. The walk does the road to see the horses and meet Joe the caretaker was fun. Communication with the host was sparse but a very detailed set of instructions and things to do was sent a few days before check in which was very helpful. This is a truly peaceful place. Oh, and I need to practice up on my ping pong!
Picked as location for an annual 5 day retreat to the mountains with friends. It's much bigger than we thought from the pictures. Lovely view of Old Rag from the porch (and other surrounding mountains, but it really sticks out).
Treehouse was in good condition. Tough to work more than 2 adults in there comfortably with how the beds are laid out, but certainly would work great for kids. All other bedrooms were excellent, altho the beds are generally a bit old and soft. No curtains/blinds on any windows, which left a bit to be desired from a privacy standpoint.
Generally, we loved it, and will definitely be returning!
Thank you Richard for allowing us to enjoy this unique property. Unfortunately we visited during a heat wave and enjoyed limited outdoor time, however there was plenty of space in the house for everyone to stay entertained and the treehouse was still comfortable for the teenagers with the A/C. Early morning fishing was a popular and entertaining activity. Charlotte the property manager was close by and very responsive for anything that popped up. Future guests should bring eye masks for sleeping if the early morning light would disrupt their sleep. Sleep was tricky with our 3 year old for this reason, we travel with a Slumberpod tent for the baby. We hope to return in the future! Gorgeous house, quiet surroundings.
Our extended family - and our Golden Retriever - had a great stay on this picturesque 90-acre horse farm with stunning views. The house is amazing - 3 ensuites, 1 bedroom with a bath that doubles as a hall bath, a large “group” bedroom with 3 beds - plus a separate tree house with full bath that also sleeps six to eight people. This property ideal for large groups. The well-appointed kitchen with double ovens, double dishwashers and huge space is a gourmand’s delight. The home also has a washer and dryer for guest use as well as a drip coffee maker and a Keurig - all the comforts of home. The lodge offers an oasis from the world - but still provides reasonably good WiFi - that really does make for a perfect get-away. Everything you need is provided, and there is a reasonably good Food Lion 20 minutes away as well as a farmers market (Yodlers) just across from the Food Lion that will set you up nicely for all the provisions you might need. This was our second stay and we will definitely be making this place a regular family vacation spot.
What a beautiful property and home! The outdoor space is amazing, with many seating areas to relax and enjoy the spectacular views. The kitchen was stocked with everything we needed. My family really enjoyed the downstairs game room in the evenings. And the treehouse was such a cool, unique experience. The nearby caretakers were amazing and extremely responsive to all questions and concerns. I’d definitely recommend this property!
There are some things I think other renters should be aware of. There is no landline, and while WiFi was available, it only worked for FaceTime audio-only calls and for texting. The treehouse itself is fantastic, but the mattresses are as hard and unyielding as a rock. The treehouse air conditioner is great, but the small loft area still became too hot to really use for sleeping, as it was in the 80’s during the day.
Despite those few things, it’s a great place and I’d highly recommend it!
This was a great spot for a college reunion of 10 guys. We jump around from year to year, but are planning to come back here. We were all amazed at the construction of the main house and it's giant pine logs. (Suggestion: hire a professional photographer to represent the place better on this site.) We had plenty of space in the main house, but also used the tree house which was great as well. The kitchen had everything we needed and was spacious. The fireplaces got used a bunch, but did take some work to avoid smoke escaping. The grounds and views are amazing. We took a hike straight from the property, used the hot tub, played lawn and game room games. We did not have good communication with owner until right before we arrived, but were given a generously early check-in upon request (probably dependent on the place being vacant before one's stay). Points others have mentioned like the stink bugs and lack of curtains are issues, but not deal-breakers. Also, the check-out clean-up expectations were more comprehensive and time-consuming than other places we've stayed considering the 250 clean-up fee. Regardless, the plusses definitely outweigh any minuses at this place.
This was our 6th annual friends trip. We started coming to the mountains together as a group of 10 six yrs ago. I can't say enough how beautiful this place is, we absolutely loved it! We definitely plan on making this our mountain getaway place each year. The house is awesome. The house has a great kitchen. There really isnt anything that they dont provide here.
There only 2 things which our group would like to see updated.
First is the lack of window coverings on the bedroom windows. We would like to have some privacy since all the rooms are mostly on lower level and face the big open yard where we spent the majority of our time. Also a couple rooms were kept lit up all night because of the full moon.
The second would be to either update with better mattresses (especially rooms with twin/double beds) or add cool memory foam toppers. Kids don't care what they sleep on but us older adults definitely need decent mattresses.
Caretakers Joe and Charlotte were super nice and available if we needed anything.
Our 11 person group loved our stay at this property. The house was huge, full of interesting things to look at, and with amazing views. The kitchen was terrific for cooking big group meals, and the dining table sat us all easily. The treehouse was particularly fun for our more adventurous kids. We plan to come back!

Liked: Communication, location, listing accuracy
The good: Kitchen was first class and well stocked with pots pans, etc. Place was well decorated. Plenty of space. Spectacular views and the grounds were just beautiful. Horses were lovely to watch. If you want a country setting that was not far from things to do this was it.The bad: House was supposedly cleaned prior to our arrival, however the livingroom corner near checkerboard table had hundreds of dead ladybugs all over the floor and window sill. Welcome packet stated we may see ladybugs and stink bugs and we understand that being in coutry setting you may see stink bugs and lady bugs but there were WAY more than just a few. This needs to be remedied.
