We only stayed one night while waiting for our air BnB, but it was wonderful! Everything was clean and fresh. The room was big and had everything we needed. It smelt amazing. The staff were so kind and accommodating! Highly recommend.
We had booked 3 x 2 bed appartments, however one of the "2 bedroom" appartments had an additional room with bunk beds. I wish we had been told that as I would have just booked 2 appartments
2 of the appartments were basement level. The stairs off the main street would not be suitable for anyone with a slight hesitation for stairs. The other was 4th floor, so again, we had to pick which couple could manage those stairs.
Beautifully furnished and both basement appartments had patio/garden areas which was lovely.
Right at the end of Princess Street (Haymarket end) was an ideal location with no shortage of choice of bars, cafes, restaurants and shops
The lady who checked us in was fantastic. The room was gorgeous and the photos don’t do it justice. Charging £20 per hour for late check out after 11 with a max of 1pm and highway robbery!! A perfect stay and we left with a sour taste in our mouths after this!!
Yes, everything stood out. The staff, the apartment and its amenities. I will definitely stay again when I come to Scotland. Highly recommended.

From the time I checked in until the time I checked out, everything was perfect. Leah was fantastic, the room was stunning, and the restaurants at the hotel were the best I had during my vacation.
Great location with upgraded amenities! The bed was a little hard, and gym was an extra step, each time you visit, you need to check in and get a separate key. Staff was amazing and very welcoming in this boutique hotel.

Great Boutique hotel in Edinburgh! We did not get a bigger family sized room, which they do have, but they brought a cot for us and it fit my daughter really well! They had a fridge, coffee maker, hairdryer, stocked bar, water etc. Location was fantastic super central in the old town with views of the castle! Staff was friendly and helpful.
A luxury apartment this was not. We arrived and the en suite smelled like sewer. The bath needed some explaining and the apartment had no guide just a qr code for an app that didn’t exist. The pans in the kitchen didn’t work with the hob and the coffee supplied was the weakest and worst of the espresso collection. Housekeeping (if they did visit) always came at 4pm which was extremely unhelpful for a family with young kids who tried to stay out for the morning and early afternoon. The heating didn’t work in one of the rooms and needed to be sorted and everything was in various levels of disrepair. While some things did get sorted after we mentioned it, the sewer smell never went away (something they almost certainly know about with the amount of scent diffusers placed in that room. The bed in the en-suite was horribly uncomfortable and had a footboard?! It has been a long time since I’ve been in a hotel or accommodation with a footboard. The bed was essentially too short for my husband.
We wouldn’t recommend it to friends and won’t be returning but unfortunately have had to learn the hard way that this was not ‘luxury apartment’.
We have a perfect stay at The Rutland Hotel & Apartments. The staff is so friendly and attentive. Our room has a view of the Castle and it is just gorgeous at night when the lights lit up the Castle. Even though we are on the second floor with a view of the streets, the room is very quiet. Bed and shower are very comfortable. The room is really clean. Even though the elevator does not reach the 3rd floor, staff can deliver luggage to the room. It's about a 15 minute walk from the Old Town which is an easy walk without the noise and crowd that one experiences in the Old Town. We truly enjoy our stay.
