Please note that this is the downstairs unit of a shared duplex building. Noise-reducing measures have been installed, but please be aware that noise between shared units may not be completely eradicated.
The maximum occupancy that is shown in the listing includes any and all visitors that will be at the home. Over-occupancy or unauthorized events will result in IMMEDIATE eviction without a refund. Any guest who refuses to vacate when instructed will be treated as a trespasser.
No parties, events, or gatherings over the listed occupancy are allowed under any circumstances. Bookings made under false pretenses will be denied access with no refund. You must be 25 years of age or older to book one of our homes.
While we ask a series of screening questions to all guests, local guests are subject to additional screening steps, including a phone call. We reserve the right to cancel any guest reservations at our discretion.
Quiet hours are from 10PM until 8AM every day of the week. We have zero tolerance for noise complaints and multiple violations will result in immediate eviction without a refund.
No smoking or vaping inside of the home under any circumstances. You will incur an additional fee of $500 if you smoke within the home + the cost of any damages. If you smoke outdoors you must dispose of any debris safely, do not discard anything in the yard or patio. No illegal substances or activities on the premises.
This property is not pet-friendly. If there is evidence of any undisclosed pets in the home, you will be charged for cleaning + any additional damages.
If the house is left in a state that requires additional cleaning, we will charge a fee that covers the additional expense.
Early check-in and late check out for up to 2 hours is available per calendar availability, at an additional cost. This must be requested through your boarding pass, and we will approve / decline after reviewing our cleaning schedule.
Do not tamper with smoke detectors, security devices, or Wi-Fi equipment.
If personal items are left behind a fee of $25 + shipping costs will be charged back to you.
