Step outside and there is plenty to discover. Beautiful walking and cycling routes begin almost from the doorstep, winding through open countryside and landscapes alive with songbirds, ducks and owls. The river offers another perspective, with kayaking and stand-up paddleboarding providing a wonderful way to spend a summer afternoon. Whether you prefer an energetic day outdoors or a gentle stroll through the countryside, the surrounding landscape makes it easy to embrace a slower pace.

Just 20 minutes away are the Lincolnshire Wolds, an Area of Outstanding Natural Beauty characterised by rolling hills, hidden valleys, quiet lanes and villages. It is a wonderful destination for walking, cycling and exploring rural Lincolnshire. Head further afield and, within around an hour, you can be enjoying the wide-open beaches and skies of the north Norfolk or Lincolnshire coast, making the seaside an easy day trip.

The town of Woodhall Spa is also nearby. Spend an afternoon exploring its high street, discovering its rich aviation heritage or visiting the historic Petwood Hotel. Golfers are particularly well catered for: Woodhall Spa Golf Club is internationally renowned, with its celebrated Hotchkin Course consistently ranked among the finest courses in the country and the world.

There is more for sporting enthusiasts. An excellent tennis club offers a range of courts nearby, while a brand-new padel centre is just a two-minute drive away, with two indoor doubles courts. For something different, Grimsthorpe Estate Shooting Ground offers world-class clay pigeon shooting. Lincolnshire’s famous aviation history – the county became known as “Bomber County” during the Second World War – can also be explored at several museums and heritage attractions, ideal for a morning or afternoon away from the house.

Back at the property, the setting is every bit as special. This elegant Grade II listed Georgian home sits within mature landscaped grounds, with sweeping lawns, borders, riverfront views and open fields beyond.
