★ GUEST ACCESS:
Keyless entry. Access via door code will be given the day before check in. The entire home will be yours.

★ PRIVATE PARKING:
Gravel driveway that can accommodate for up to 6 cars.

★ ENTRY:
The front door is equipped with an electronic keypad. We will send a personalized door code. Check-in anytime after 4pm. Check out is 11 am eastern time.

★ ADDITIONAL GUEST COST:
The base price is set for 4 guests. There is an extra charge of $10 per additional guest per night. Up to 10 total guests total - including children. All children over 2 will count towards the total guest count.

Fully stocked kitchen with refrigerator, stove, microwave, dishwasher, toaster, blender, pots, pans, cups, plates, utensils, drip/pod Keurig coffee maker.

★ LAUNDRY:
Washer and dryer, ironing board and iron.

★ AMENITIES:
Our cleaning service provides start-up supplies including coffee, paper towels, dish soap, dishwasher soap, kitchen trash bags, toilet paper, hand soap and bathroom trash liners. Depending on the length of your stay, you may need to purchase additional items when the initial supply runs out. Sheets, towels, pillows and linen are provided.

★ POOL:
The in-ground 16 x 32 feet swimming pool is available May 1st to September 30th (weather permitting). Pool is heated to 84 degrees with depth ranging from 3-6 ft. Heating fees apply in May and September.

★ GAME ROOM:
Game room equipped with pool table, foosball, air hockey and arcade game.

★ TRASH:
Please place all trash in trash bags and place it in the trash containers in the garage. (Regular and Recycling)

★ PETS:
A maximum of three pets are permitted. The Pet fee is $180 for the first pet and $150 for the second pet and $120 for the third pet. If you bring 2 or 3 pets, let us know as Airbnb`s system only allows us to charge for one pet automatically so we will have to send a request to pay those fees. Please note that pets are not allowed on furniture or beds. Additional cleaning fees will be imposed if pets have been allowed on furniture or beds.

★ PARTIES:
Absolutely NO parties allowed. You will be asked to leave if throwing a party.

★ SMOKING:
Absolutely NO smoking indoors.

★ REFUNDS:
We do not offer refunds for weather or natural disasters.

★ LITTERING AND FIREWORKS:
Our HOA has strict policies on littering and fireworks, each carrying a $1,000 fine. Please refrain from littering and using fireworks within the community.

★ NOTE:
Minimum age to rent is 25 years.

HERE ARE THE HOUSE RULES AND GUIDELINES:

CHECK-IN/CHECK-OUT: Check-ins are 4pm and Check-outs are 11:00am.

EARLY CHECK-INS: We understand that early check-ins can be convenient, allowing you to settle in sooner and make the most of your time in our cabin. However, please kindly note that early check-ins are subject to the availability of our cleaning team and the time required to prepare the cabin to meet our high standards of cleanliness and comfort for every guest. Additional fees apply for early check-ins.

While we can`t promise an early check-in at this moment, we can guarantee that we will make every effort to accommodate your request if the cabin is ready before the standard check-in time. Rest assured that we will keep you informed about the possibility of an early check-in on the day of your check-in date. We are assuming you prefer an early check SO THERE IS NO NEED TO REQUEST ONE as we will automatically let you know the day of check-in.

If you are driving a long distance and are hoping to check in early, we would suggest planning to arrive in the area early enough that once the cabin is ready, we can let you know that you are close enough to take advantage of the early check-in. You could do some grocery shopping or grab some lunch while waiting for us to let you know.

LATE CHECK OUTS: We understand the desire for a late check-out, providing you with some extra time to relax and enjoy our lovely cabin. As hosts, we always strive to accommodate our guests` preferences whenever possible.

Our ability to extend a late checkout is dependent on whether or not a guest is checking in on the same day that you are checking out. If a guest is checking in later that day, then we need to give our cleaner adequate time to get the cabin cleaned and prepared. We recommend checking in with us the evening before your reservation ends to see if a late checkout is possible. Additional fees apply for late check-outs.

Deadline: Please message us by 10:00 PM the night before. After that, our cleaners may be offline and we can’t confirm availability.
• Morning-of requests can’t be accommodated. It’s too late to adjust schedules on the day of checkout.
• Approval depends on our cleaning team and incoming reservations. If you don’t receive written confirmation from us, your original checkout time still applies.

MAX OCCUPANCY: There is a maximum occupancy of 10 OVERNIGHT guests. Please make sure to account for all adults and children, including infants, in your count on your reservation.

PARKING: There is a gravel driveway that can accommodate 6 cars.

SHOES: To help keep the house clean and comfortable for everyone, we kindly ask that guests remove their shoes at the door. We recommend bringing slippers or flip-flops for walking around inside. While this isn’t a strict rule, it’s our preference—rugs can be tough to clean, and this small step really helps us keep the home looking its best.

FISHING: Guests can fish in the community lake but they will be required to show their state of Pennsylvania fishing license. You can obtain a license online. We do not provide a fishing pole.

NO SMOKING: NO SMOKING/VAPING INDOORS IN ANY AREA OF THE HOME INCLUDING AT ANY TIME FOR ANY REASON WHATSOEVER. Please don`t throw any cigarette butts on the ground or the deck and instead dispose of them properly in the trash. We will make sure there are no cigarette butts on the ground before you arrive. If you see any, please let us know within the first hour of arriving. If we find any cigarette butts on the ground after you check out, we will have to charge an extra $30 fee to dispose of them. Guests can smoke outside but please keep the doors shut and try your best to not let any smoke get inside the house. If the house is left with any smoke smell, we will have to charge an extra fee ($300) to remediate.

QUIET HOURS: Even though the home is very private, voices can carry to our neighbor’s homes, so we ask that quiet hours be respected. Please no loud music or voices after 10 pm or before 7 am. We are subject to fines if any of the neighbors complain about the noise level. We will have to pass any fines for this on to you.

SECURITY CAMERA: We have two cameras actively recording video and audio on the exterior of the home. One located above the garage door on the side of the house and one on the front door. There are no cameras or recording devices anywhere inside the home or anywhere else on the property. We will have to assess a $500 fine to anyone who shuts off the power to the camera or covers the view of the camera.

PARTIES: If you’re looking for a place to drink heavily or throw loud parties, please do NOT book with us. This home is in a quiet neighborhood and if guests get loud, neighbors will call the police.

To clarify: We are not banning normal celebrations. You are absolutely welcome to have things like birthday dinners, bachelorette weekends, baby showers, etc. As long as:
• Your group does not exceed the booked guest count
• There is no loud music
• No one treats the house like a club, frat party, or rager
• No property damage or disruptive behavior

Basically: celebrations are fine; wild and disruptive parties are not. If your plans involve big crowds, loud music, or anything resembling a house party, please choose a different place.

SNOW: During the winter months it often snows in the Poconos. There is a Plow company ready to clear the driveway and shovel the deck, but he will not come until the snow stops. Sometimes the plow company also shovels the deck but sometimes he doesn`t have time. In the meantime, if you want to use the deck there are 2 shovels and also some salt to put down on the deck when it snows. It`s possible that snow storms can be so severe that the driveway is not possible to be used until the snow stops and can be plowed.
