1) While this home accommodates up to 20 guests, only the number of guests listed on your reservation will be permitted at the property. When booking on Airbnb, the system initially allows you to book for up to 16 guests. After booking, you MUST click “edit reservation”, increase the group size to the correct number of guests, and pay the additional guest fee of $75 per person per night for your additional guests (up to 20 total guests) to confirm your booking.



2) This property is the perfect home base for families, family reunions, business travelers, responsible bachelor/bachelorette groups, and those looking to getaway for some R&R. Disruptive party groups are not permitted.



3) The pool can be heated to 85 degrees and there is an additional fee of $200/day (plus tax).

You will love this place.

Stayed for a family wedding in the area and this place was perfect. The house was even better than the pictures and the view was spectacular. We loved the pool and enjoyed dining outside. The house is well stocked and check in and out was easy. Host was easy to communicate with and responsive. Book it now!

Stunning Getaway!

Our stay at this beautiful house was incredible! The property was spotless, with gorgeous decor and breathtaking views. We enjoyed relaxing on the spacious patio and pool and loved the peaceful surroundings. Perfect for a relaxing escape. Highly recommend for anyone visiting the area!

Bachelor Party

Easily the best location for a bachelor party around Austin. Views are amazing. Pool is heated (the owner is very responsive and even increased the heat for us). Check in is easy.

Perfect stay at Dakota Mtn

We had a group of friends and family in town and the house and pool were perfect. Close to Austin but just enough privacy out in Dripping Springs. Only comment is that we wished there were more dish towels! Would love to come stay again !

Fantastic Getaway

Our family had a wonderful stay. The house was spacious and clean, perfect for our large group. We especially enjoyed the pool and patio area – a great spot for relaxing and enjoying the stunning views. The game room was a definite plus, keeping everyone entertained. Evenings by the fire pit were a highlight. The location was private and easy to access. Communication with the property managers was excellent; they were always responsive and helpful. We would definitely recommend this property to other families looking for a relaxing vacation

Family Holiday

We had a ton of fun at this property. We had twelve family members ranging in age from 4 to 90, and there was something for everybody. The kids (and adults) played a ton of pool and air hockey, and we enjoyed roasting smores on the deck, plus great family meals at the large dining rom table. And lots of football watching by some! It is a wonderful property.

Wedding Weekend

We rented this property for the weekend of our daughter‘s wedding. Our friends and family stayed there and absolutely loved it. The space was perfect for a large group. Everyone had their own bedrooms and bathrooms and that made the weekend so nice. The property manager was very helpful and accommodating as we had flight cancellations. Our stay was able to be extended an extra night. And they also gave us the option to extend another night. We really appreciated their help. Overall, this is a great place to stay.

Hill Country Dream with a View!

This property exceeded our expectations! Our group had plenty of space to spread out and relax in the comfortable rooms. The game room was a huge hit (that pool table!), but the real star was the outdoor space. We spent hours lounging by the pool, soaking up the sun and incredible Hill Country views. Evenings were magical, gathered around the fire pit with drinks and good conversation. The location was perfect - secluded yet an easy drive to Austin. The property managers were fantastic, always responsive and helpful. It was a nice blend of luxury, comfort, and fun, making our trip unforgettable.

A Magical Stay in Hill Country

Perfect venue for our corporate retreat

This property was absolutely perfect for our corporate retreat! Beautiful home in great location

Was perfect for a group of 11 adults. Property listed as 7 bedrooms, though there are really 6 with the master suite large walk-in converted to bunk room. Large deck in back perfect for hanging out and bar-b-q grill worked well. Lovely view of Texas hill country. House had all the necessities for our group. Great space!

Dream House and Vacation

We were there for a short stay with the family and loved every second of it. The house was spacious and peaceful. Everything is built elegantly and feels new. Our kids loved playing in the playroom while we were chilling in the living room. There was space for everybody. The outdoors view and deck is stunning! We will have to come back in spring so we can enjoy being outside and the pool! We have rented a lot of vacations homes and this for sure in my top favs

Exactly what we were looking for!

We booked the house to celebrate our daughter's birthday with some of her closest friends. The house was well situated in a quiet neighborhood with spectacular hill country views. There was plenty of room for the ten of us and many options for entertainment. The games room, especially the pool table and air hockey table, were a great hit! The pool was also a big hit and being able to heat it for one of the days helped to make it more enjoyable for all of us. I appreciate that there were plenty of plates, glasses, chairs, and places to sit for all of us, including a lot of options for outside seating. We reached out to the management team twice during our visit to address a couple of minor things and they were extremely responsive. We had a great stay and would recommend this place to anyone looking to host a group of family and friends for a long weekend!

Family Wedding

Coming from a fairly large family our children's weddings could also double as family reunions! Trying to get everyone together at the same time and finding hotels for the event is often difficult. Using VRBO's has been a life saver and makes everything so much more enjoyable. This home was particularly perfect for us. The bedrooms were spread out in different areas of the home, many with their own bathroom. We could all get together to reminisce but also have plenty of space for all of us to get dressed up for the event. The setting was absolutely stunning and relaxing. I will keep it in mind for a relaxing vacation get away..

Great House

The house itself was great. Architecturally wonderful with a great pool and view. We would rebook it 100%. A few small issues that I hope the management fixes: 1. When we got there, there was a beer bottle cap and a few small pieces of glass on the pool deck. 2. Pool was littered with dead and live bugs (not the world’s biggest deal as we spent 10 minutes cleaning it out, but listing said pool was cleaned every Friday and we checked in on a Friday). 3. There are three futons (one is a double so they sleep four total) and yet the house only had one extra pair of sheets. Since we planned on using two futons, we had to make a run to the store to buy another pair of sheets. 4. House fits 20 but really just barely. Maybe 20 with kids is okay. Would not put more than 6-7 adult couples in the house - max. Overall, we really would rebook. We had a great time. Management was hands-off and answered quickly both times I called. You won’t want to leave that pool all day! 4/5 stars easily deserved.

This property was everything we hoped for and more. From the moment we arrived, we felt at ease. The house is beautifully designed with plenty of space for everyone to spread out, but also cozy enough to feel connected. We especially loved the peaceful surroundings. The kitchen had everything we needed, and the game room made for some fun, low-key nights in. Great communication from the host, smooth check-in, and a truly memorable stay. The property was perfect for our family's three day celebration. Since the house provided everything we needed and since we do not see each other often, we never left the property. The kitchen was very well stocked (including spices, coffee filters, etc.) but could use a few more wine glasses (2 on site) and the ice maker was on the brink. Other than that, the house was clean. The beds and pillows were very comfortable and the bath and pool towels were of high quality and soft...not the rough scratchy kind. We felt we were living in the lap of luxury. The photos online are spot on, but did not do the AMAZING view justice. The poolside sunsets were a favorite! We were provided with a guide via scan code which truly answered all of the questions that arose during our stay. All in all, I would highly recommend this property and stay there again if I ever needed a large rental.
