This gorgeous home sits on five wooded acres with in the gated community of Settlers Ridge. Dripping Springs is considered the “wedding capital of Texas,” so you will be close to many wineries, breweries, restaurants, and just 25 minutes from Austin. There's lots to do in this area, and when combined with the property's available activities — you are sure to have a fun-filled getaway!
Quit n Time Ranch is a two-story home that has recently been remodeled. It offers six bedrooms and four full bathrooms and a spacious 4,200 square feet. This home is perfect for larger groups as it can easily accommodate up to 24 guests in luxury.
Entering home through large double front doors, you will be brought right into impressive main living space holding the living room, kitchen and dining areas. The home has professionally decorated, and features a contemporary ranch theme with tile floors that looks and feels like hardwood.
Living Room: You'll love relaxing in this space that offers large sectional couch and two comfortable chairs surrounding numerous entertainment options, such as the 65” Smart TV with 150+ premium Direct TV stations (including an NFL package), a Sonos Soundbar system, and DVD player. The large windows bring in lots of natural light and you can easily access the backyard oasis from the living room.
Kitchen: Your group's chef(s) will absolutely love this kitchen! Completely renovated, this gourmet kitchen includes high-end, stainless steel appliances, including a large refrigerator, dual convection ovens and a 6-burner electric cook top. With all the equipment and utensils provided, it will be easy to prepare all those delicious meals and snacks. Coffee lovers will love having the choice of either a drip or Keurig coffee maker to start the day. Have that coffee or tasty snack at the kitchen bar and center island with seating for 10.
Dining area(s): The dining area is adjacent to the kitchen and offers seating for six. The breakfast nook table offers seating for six, so when you combine these areas and the kitchen bar, there's a total of seating for 22 guests!

All bedrooms feature high-end Tribe Living luxury mattresses and linens, white duvet covers and your choice of high-end down alternative or memory foam pillows. Grand Master Suite (Main level) — King size bed, 55” HD Smart TV (DirecTV with premium channels), tile flooring with the “look and feel of hardwood,” a convenient desk with a printer (just in case you need to catch up on some work) and easy access to the backyard. The master bathroom has double granite counter sinks, a makeup vanity, water closet, large soaking tub and separate shower, and plenty of natural light.
Queen Bunk Room (Main Level) — This bedroom offers two sets of triple luxury queen bunk beds to sleep up to 12 guests; 55” HD Smart TV with DirecTV and premium channels, tile flooring with a hardwood look and feel, and access to the newly renovated full bathroom offering a tiled tub/shower combo.
King Bedroom 3 (Upper Level) — King bed, 55” HD Smart TV with premium DirecTV channels, and a shared Jack-n-Jill full bathroom, with double sinks and a tile shower.
King Bedroom 4 (Upper Level) — King bed, 55” HD Smart TV with 150+ premium DirecTV channels, and shares the Jack-n-Jill full bathroom.
King Bedroom 5 (Upper Level) — King bed, 55” HD Smart TV with premium DirecTV channels, and private access to a full shared bathroom with a tub and shower combination.

Backyard Oasis Features
The numerous outdoor activities and features of this home offers will provide you a true luxury vacation experience — you won't even want to leave the property!
Main yard/pool area — The pool is spectacular with its depth of 10 feet and a soothing stone waterfall. There is an attached 12-seat hot tub — both surrounded by decorative stone decking. A regulation size basketball hoop for the pool has also been added. The pool can be heated upon request prior to arrival up to a temperature of 82 degrees for a fee of $235 per day. Due to unpredictable outdoor temperatures and conditions mainly during fall and winter months, the pool cannot be heated October 1-March 31.
There are multiple seating areas including:
Eight lounge chairs and two fire pits settled on the surrounding decks, along with table and chairs
10-seat outdoor dining table, plus lounge area with couch and chairs — all covered and includes ceiling fans and outdoor speakers. There's also a large grill for those outdoor favorites.
Surrounding the pool area is a 3-hole putting green, 4-hole par 3 golf course (about 40-yards per hole), bocce ball court, cornhole, horse shoes, outdoor chess board, practice roping steer, kids swing and baby swing, and BBQ area with two Weber grills. You will also find basketball hoop and ping pong table for even more activities.
Quit n Time Texas Fire Pit — Come out and take advantage of this Texas-sized stone gas fire pit within a 20-foot circle patio offering plenty of space that is a perfect place for a fire under the stars.
The Wine Dive — In a covered area, under the tall Oaks, with a wooden swing, gas fire pit, and lounge chairs, the “Wine Dive” is the perfect spot wine tasting. It close to the pool, so you can still keep an eye on the kids — all while enjoying some privacy and quiet.
Quit n Time Golf Course — This is your own private four-hole par 3 course, about 40-yards per hole! This challenging course meanders through the tall trees, while bordering a winding. You may be joined by visiting animals during your play, like Foxy, the neighborhood silver fox. And you'll end your game right in the backyard entertainment space — who needs 18 holes?
Kids Corner in the Oaks — Right next to the last hole of the Quit n Time Golf course is the fun and exciting Kids Corner, where kids can hang out in nature and enjoy the great outdoors! There are tree swings and lots and lots of kids games and fun — and all shaded by the surrounding tall Oak trees.
Silver Creekside — Next to a creek and under the tall Oak trees, is a canopy of trees and a natural walkway through the woods. There are chairs, tables and swings — all shaded the towering Oak trees. Enjoy a bit of bird watching, listen to the sounds of nature and perhaps, a favorite beverage in beautiful natural surroundings.
