Great location on the James River, my room was in a building within walking distance of the marina-great views and food from the Grille, and the pool/fitness center. There was also a nearby breakfast cafe. The fitness center and pool were clean and had some added features that made it more of a spa. Also, great hot tub. I will add that the people I met were all so friendly, felt like I lived there and not like a guest. Will go back!

It was a nice property, although the condos were dated. It looks like they have updated the bathroom and kitchens, but that is all. The golf courses are good, and the pool is great with a lazy river. Close to Colonial Williamsburg and Busch Gardens.

Had a really wonderful stay. Every member of the staff were extremely accommodating and genuinely kind. My only complaint would be that the rooms themselves can use some updating. Smart tvs. USB ports and updated decor. It rained 2 of the 3 days staying so being stuck in the room without streaming abilities was challenging. Everything was clean.

If you are going to use the amazing waterpark for your kids, it’s worth it for a night or two. The property itself however is terribly outdated and very few food offerings. Seems understaffed and the staff that exists to be low energy. Beds were uncomfortable . Cobwebs around the door frame on the outside . Funky moldy smell in the rooms. The workout facility is state of the art , with really nice amenities attached, but the sleeping part is nothing to get excited about .

Lovely resort with modern facilities (excellent gym, good pools, bike rentals, WiFi). All staff were excellent - from waitresses in the James Landing restaurant, gym staff, reception staff and maintenance guys. Had a few maintenance issues in the condo but they were sorted very quickly. The only downside was our accommodation (1 bed condo) was quite old fashioned .. would benefit from modernisation.

The resort was nice and the amenities were great. Nice river pool with lazy river and the pool at the fitness center was nice. The one bedroom condo was spacious and clean albeit the living area a bit dark. My only complaint is that there were spider webs everywhere. There doesn’t appear to be much outdoor maintenance even in the balcony attached to the unit. Other than that everything was great! We enjoyed our stay! .

Upon arrival our room was filled with insects and spider webs. Given that the resort was full we could not switch rooms. The next morning we were offered another room but not comparable to the condo. Housekeeping than came in and wiped things down and the first night was taken care off. My children loved the pool and the activities. Be sure to check your bill when checking out we had a restaurant charge of 180.00 when we didn't even eat there. I am hoping these were isolated incidents.
