The check in and out process is easy and convenient. Room was very clean (carpet is a little old and dated so feels dirty). There was a big group who also stayed at the same time as us so it was a little noisy but we still go to sleep ok. Bed were very comfortable (firm mattress)

It was easy to find and access. The room was basic and although a little older than rooms we have stayed in before it was clean, very neat, tidy and comfortable. The beds were comfortable, and they had left complimentary snacks for us which was lovely after a long day of driving. Communication from the reception was great - they even called to check on our arrival as we were running a little later than we thought we would. Check in and out was very easy. Overall, we were happy and had a great night's sleep.

This property has temporary stay or permanent stay. The permanent stay has rubbish piled up everywhere, unregistered cars everywhere and looks really derelict. then you pull into the temporary stay and we were given the bungalow to which you have to lug your things through the grass to get there and you have to park your car out the front where you can't see it in this rough area. We didn't end up staying.

Booked 12 months in advance booking was cancelled 4 months before stay due to overbooking supposedly then 4 months of correspondence with Expedia and still not resolved
The TV worked and the beds were ok.
Reception hours seem inapplicable.
Reception was unmanned - unable to resolve issues - no wifi, no toilet paper.
Check-in time emailed (1pm) was earlier than onsite cleaner/Manager would allow (2pm).
Pillows on bunk bed too high for young children.
Cleaner/Manager was onsite, but grumpy and felt like we were an inconvenience being there. He didn’t want to provide any kind of customer service.
Our room was entered in our absence and bins emptied (yet no extra toilet paper)!!!, but was not advised our room would be accessed so did not like this.
Carpet floor was disgusting and stained, our feet felt dirty walking on it.
Biggest issue was no wifi. I was camping and booked a motel specifically so I could work from the room in the evening and was unable to. I could not go elsewhere as had three young children who could not be left alone. I begged and pleaded and complained for a refund for the second night so I could make other plans. The virtual receptionist - basically fell on deaf ears. The onsite manager made no attempt to contact me despite promises from virtual receptionist.
They blamed Telstra. The issue was not new. Guests should be pre-advised of issues and allowed refund. They would not refund. I lost two days of work and have a very angry boss and a lot of disgruntled employees who were not paid on time. Terrible service.
Room was excellent- The booking-in systèm was unworkable - The internet line to my mobile was unintelligible and the operator was unaware of the motel’s locality

Value for money and great location for a short stay or exploring Warnambool
Have stayed here before and it was fine. I was in room 8 this time and it was not good at all. Light outside my door kept going on and off all night by itself. As soon as I was about to nod off to sleep, light came through the blind waking me up again. Carpet had not been vacumned. Bottom sheet wasn't clean and soap left in shower.The mattress was hard.

Position of property comfortable suited for what we required
Was fine for a bed for the night, and check-in and check-out were both extremely simple. The room was clean enough. However, the complete absence of staff on the property (receptionist was reached via Skype) was unsettling, and overall service was lacking. Security cameras throughout the property instead of staff on premises and the plastering of threatening ‘rules’ throughout the property was very unwelcoming. Would not recommend, unless you were passing through Warrnambool on a very tight budget, and had no other accommodation options.
If you want something affordable and clean this is a good place. It is well located near Warrnambool but in a quiet corner not far for the main road. Friendly staff although we only spoke thru the phone. All reception and check out can be done automatically.
