    Located on the mezzanine floor (four steps from the ground floor) of a prestigious and historic "Liberty" style building, in the past already used as a hotel, it has a total area of ​​about 60 square meters that develop with a graceful living room equipped with a practical and comfortable double sofa bed and a spacious marine style wall wardrobe. In the dining room, we find a large kitchenette with equipped kitchen, fan oven, fridge with freezer, stove, utensils and equipment, microwave oven, kettle, toaster and an extendable table with chairs. The area has a window with a mosquito net.
    From the living room, through a hallway also equipped with a practical built-in closet, you enter the sleeping area where there is a lovely and well-kept double bedroom with a double bed as well as a large wardrobe with two doors. In the room there are two large windows also equipped with mosquito nets.
    The bathroom is equipped with all facilities, including the tub / shower.
    The house has autonomous air conditioning with splitter in every room by means of a heat pump (cold and hot air), independent heating and continuous hot water.
    It is also equipped with a 32 "LED technology, a washing machine, an iron, an ironing board, a hairdryer, a baby bed, blankets, duvets and comforters.
    On request it is also possible to provide a personal linen service (sheets and towels) and programmed cleaning, depending on the guest's needs.
    The property is also equipped with a practical storage room where you can park up to two bicycles.
    It should be noted that the windows of the building overlook the back of the building in a private space. This makes the structure free of noises coming from the part opposite the seafront.
    Pretty and cared for in detail, the Holiday House "BURLAMACCA" can comfortably accommodate up to four people.

Ottima posizione.

Casa confortevole,vicina alla passeggiata di Viareggio ed alla spiaggia,basta attraversare la strada. Fabrizio,il propietario,e' una persona squisita e disponibile che sapra' darvi una meravigliosa accoglienza e tutte le info del caso. Fra l'altro a breve verra' rifatto il bagno ed a quel punto le 5 stelle saranno piu' che meritate!!!

Great stay

Excellent apartment, quiet, nice location. We were here in November, the city is quite quiet, we enjoyed walks along the promenade. There is free parking some distance away, but we kept our car at the adjacent park, 10 euros a day. Most restaurants open this time of year, Short walking distance. We took some lovely day trips to Lucca, Barga and Colannata. Thanks Fabrizio!

Great apartment in perfect location!

My mother staid here for 11 days with her partner (both 70+) and had a wonderful time. Great apartment with everything you need. Located perfectly near the beach, harbor and promenade. The apartment is well equipped and the owner, Fabrizio, is very helpful and kind! I arranged the booking for my mother and I found the communication very pleasant. My mother felt really welcome and at ease after his pleasant reception. Don't let the pictures fool you! It looks as if the apartment is bright yellow, quiet intimidating, but in fact it is soft yellow, really comforting! If you want a relaxing holiday in a great location than this is your best option!!

Beste Lage von Viareggio, wunderbarer Strand

Wir haben unseren Sommer Urlaub im Mai 2018 in Viareggio verbracht. Und ich muss sagen es war wirklich ein Traumurlaub. Es war alles perfekt. Das Wetter war mit circa 25° optimal der Strand ist schön und sauber. Die Strandpromenade lädt zum gemütlichen verweilen ein. Die Wohnung war klein aber fein. Wir waren zu zweit mit unserer fünfjährigen Tochter dort. Es ist alles vorhanden was man braucht. Fernsehen und mit DVD Player und Klimaanlage ist ebenfalls vorhanden der Vermieter Fabrizio ist sehr nett beantwortet die Fragen umgehend ist immer erreichbar. Dazu hat er uns einige gute Urlaubstipps gegeben. Er spricht Italienisch und auch gut englisch. Die Lage der Wohnung ist ein Traum, direkt am Hafen 1 Minute von der Strandpromenade entfernt und die Strände lassen sich auch alle gut zu Fuß erreichen. Ein kleiner Supermarkt (Conad Store) ist in wenigen Minuten zu erreichen dort findet man alles was man braucht. Die Preise sind in Ordnung etwa vergleichbar mit Deutschland. Alles in allem war’s ein super Urlaub ,von mir gibt es fünf Sterne ich kann absolut nichts negatives berichten.

comoda accogliente e confortevole, in una posizione centralissimo vicino al mare e alla passeggiata,

bella casa davvero, silenziosa e confortevole e accogliente, vicina alle spiagge al molo, al lungomare ai negozi e al capolinea degli autobus, non ultimo la cordialità e la disponibilità di Fabrizio, il proprietario, esperienza da ripetere, Giuseppe e Beatrice da Torino.

Schöne kleine Wohnung (fast) direkt am Strand

Der Vermieter hat uns nett begrüßt und alles gezeigt. Die Wohnung ist für ein Paar ausreichend groß und das Thema Blau/Gelb/Marine ist nett und zieht sich durch die ganze Einrichtung. Küche war für uns groß genug, aber es wäre schön gewesen wenn Öl/Salz/Zucker vorhanden gewesen wären. Leider braucht man auch am Tag immer Licht, da die Fenster zum Hinterhof gehen und mit Vorhängen abgehängt sind. Dementsprechend schlecht konnte man lüften, was aber gar nicht so schlimm war. Sauberkeit hätte etwas besser sein können, aber war noch in Ordnung. Zum Buchungspreis kommt noch Strom/Wasser dazu. Bei uns (zwei Personen, sieben Tage) waren es ca 23€. Lage ist super direkt gegenüber der Strandpromenade und am Yachthafen. (dort kann man auch umsonst parken). Zum Strand läuft man vielleicht 100m. Im Großen und Ganzen eine schöne Wohnung für Singles/Paare, welche Tagsüber unterwegs sind und ab und zu an den Strand wollen.

Ho alloggiato col mio fidanzato durante il periodo di capodanno 2016, in questa struttura, la posizione è ottima sia per fare la spesa, sia per uscire e fare delle bellissime passeggiate sul lungo mare. Schöne, toll gelegene Ferienwohnung

Wir waren 1 Woche im Oktober in Fabrizios Wohnung in Viareggio. Erst mal vorweg: Die Lage der Wohnung: ein Traum. Direkt an der Flaniermeile gelegen, zum Meer keine 100 m. Und der tolle Yachthafen (mit kostenlosen Parkplätzen) liegt auch gleich um die Ecke. Wir haben Viareggion gewählt, weil es ziemlich zentral liegt und von hier aus gute Tagestouren unternommen werden konnten (Lucca, Pisa, Livorno, Florenz - alles gut zu schaffen) und wir unbedingt ans Meer wollten. Zur Wohnung: Wie gesagt, die Lage ist toll. Die Größe der Wohnung für zwei Personen völlig ausreichend. Liebevoll eingerichtet (Wie auf den Bildern ist das Konzept blau/gelb wirklich ziemlich konsequent umgesetzt worden). Zwei kleine Minuspunkte gab es leider aber auch: Die Wohnung geht auf einen Hinterhof und da sie im EG liegt ist sie sehr dunkel. Auch tagsüber ging es nicht ohne Licht. Und so etwas in die Jahre gekommen ist sie auch. Aber da wir ja den ganzen Tag unterwegs waren und eigentlich nur zum Schlafen und frühstücken "zu Hause" waren, war es mehr als ok. Alles in allem war unser Aufenthalt toll, Fabrizio ein toller Gastgeber, der schöne Tipps für uns hatte und sehr freundlich ist.

“Great location close to pier, restaurants, shops

Very friendly, welcoming service from the owner. The apartment is very comfortable and contains all you need. In early April although it was warm through the day we were glad of the central heating at night. The location was perfect for walking along the pier which attracted a large number of locals in the evenings, especially at the weekend, great for people watching. The marina contains some very impressive leisure yachts many of them made in the nearby boatyards. The bus terminus with services to Pisa and Lucca is under a minutes walk as is the 4km long beach. It was a good base to explore the local area including Lucca with it's market and the villages of Cinque Terre.

Ottima casa vacanze

Ho trascorso con la mia famiglia le festività natalizie presso l’appartamento del Sig. Fabrizio a Viareggio rimanendo molto soddisfatto sia del grazioso appartamento sia della cordialità dimostrata dal proprietario. L’appartamento è molto carino, intimo e curato nei particolari. E’ ubicato in una zona molto centrale e praticamente a due passi da tutto, compresi spiaggia e lungomare. Ero preoccupato per il parcheggio, in quanto l’appartamento non dispone di un posto auto esclusivo, ma devo ammettere che le preziose indicazioni del Sig. Fabrizio hanno comunque permesso di parcheggiare gratuitamente la mia auto a poche centinaia di metri dalla casa senza il minimo disagio. Viareggio è un località veramente carina ed alla portata di tutti…bella passeggiata lungomare e grandi spiagge. Siamo rimasti veramente soddisfatti, tanto che abbiamo già prenotato la nostra vacanza per la prossima estate presso la casa del Sig. Fabrizio. Paolo

Very nice and confortable house

The house is located in front of the promenade. It's very nice and very comfortable. There are all kitchen utensils. It’s silent apartament….so is possible to relax without any problems. All shops are very near. Viareggio is very, very nice….I saw beautiful sunsets.... The proprietary is helpful. See you soon Kristi

Molto carina ed in posizione unica !!

Veramente carina, arredata con gusto e raffinatezza e cosa importantissima ottima posizione. Molto silenziosa benché si trovi in zona centrale. Dotata di ogni accessorio compreso lettore DVD, forno microonde, lavatrice, TV, phon ecc… Consegnata pulitissima ed in ordine. Essendo due amanti della bicicletta è risultato molto utile il locale ad uso esclusivo adiacente all’appartamento dove abbiamo potuto in tutta sicurezza alloggiare le nostre biciclette. Ottimo il mercatino del pesce a 20 m dalla casa, dove abbiamo acquistato del freschissimo pesce. Fabrizio, il proprietario, si è reso molto disponibile per ogni utile informazione e in particolar modo per degli ottimi itinerari ciclistici essendo anche lui un amante della bicicletta. Viareggio ci ha affascinati…..ritorneremo. Consiglio a tutti !! Alessio

Casa molto accogliente e dotata di tutti i servizi utili ma secondo me un po' buia per le finestre che limitavano l'ingresso della luce durante il giorno. Appartamento che si trova in un palazzo che affaccia sullo splendido lungomare di Viareggio......posizione ideale per raggiungere i diversi lidi e a due passi da qualsiasi tipo di attività commerciale. (Una volta parcheggiata la macchina non ho avuto più bisogno di prenderla). Il signor Fabrizio, il proprietario di casa, è una persona disponibilissima e molto carina.

Buono

Ottima posizione, a 2 passi dal mare, sulla passeggiata di Viareggio e a pochi passi dal centro. Essendo sul piano rialzato non è molto luminosa, ma per la nostra permanenza ci è servita come punto d’appoggio per spostarci da una parte all’altra per cui siamo stati in casa per la colazione e la cena. In sintesi, immobile in buono stato e proprietario disponibile.
