The apartment is in a lovely spot, with a great view of the canal. Unfortunately, that is all that can be said for it.
The air conditioning cools only the front of the apartment. Upstairs is unbearably hot (and I am very tolerant of the heat, having lived often in Venice).
The only place where one can sleep is on the lower floor, in the room with the two not very comfortable single beds. It could be ok for two travelers, but that's it. Couples and larger groups should avoid this place.
The apt. is managed by an agency in Rome, which doesn't know Venice well. They have hired a Venetian to come and go for them, so a guest is at three degrees removal from the owner.
When a problem arose (a shoddy key, which broke one evening in the lock, just a few days after our arrival), it was a nightmare to solve. The agency called or sent messages every day, both from themselves and from the owner, who lives in Morocco and demanded that we pay for everything. The experience ruined the entire stay.
Everything the other reviews say about the agency and its sudden demand for fees at the end of the stay is true.
Avoid this place, unless you have money to burn and are traveling in a cold month, alone.
