Wonderful for Bienalle
This is a wonderful place - so convenient for the Bienalle and then for everything else in Venice. The outdoor terrace gives marvelous views and is perfect for breakfast and people watching. Everything needed is easily found in the neighborhood. The host provides superb information.

Beautiful apartment with lovely view.
The apartment is beautiful and well placed for cafes, bars and restaurants as well as stores to buy food. The road is lively at nighttime. The terrace was lovely to sit on and admire the beautiful views. It is a 10 minute walk from San Marco and a few minutes away from the water taxi. Patrizia was excellent in communicating and giving directions. She met us outside the apartment and ensured we were settled in. Would recommend.

Best stay in Venice
Unanimously voted our favorite place on our Europe trip. The property is amazing. It’s very close to a big vaporetti stop and about an easy 10 minute walk from St. mark’s square. But just far enough away to be separate from the tourists. The streets is very vibrant with a small store and multiple restaurants. The apt is on the top floor of the building but an easy walk up. The building itself is a very interesting older one but inside the property is nicely done with terrazzo tile and similar surfaces. All very modern and nice and clean. Common room has a few sofas and a real tv( not not just like Apple TV hook up) - had a few afternoon siestas hanging out. Kitchen is nicely appointed with everything you’ll need (including a marvelous nespresso machine). There are 2 bedrooms - one on main level and one up a circular strait. There are 3 (yes 3!) ac European units - which is fantastic. We know getting ac isn’t always used in Europe but I wanted ac here. Every other place we stayed had one unit which made 1 room too cold and the rest too hot. This was perfect. Main bedroom was large and had a ver6 comfortable bed and a fabulous view. Upstairs bedroom was also nice size with a view to the interior. And then the bonus (we understand somewhat Newly redone) the upper deck. We sat outside on the deck every evening and most mornings. The view is to die for. Such a great feature. Host were fabulous as well. Sandro‘s son met us early to drop off bag and we were able to check in early.

Wonderful stay!
We absolutely loved our stay here. It's in a secured apartment building right along the lagoon on the Arsenale area of Venice. It's a short walk to the water bus and the square, but the liveliness of the street was amazing! We ate most of our meals right by the apartment (and all with amazing service). The apartment is the top two floors, with one bedroom on each floor. Kitchen was perfectly appointed as was the bathroom and bedrooms. Rooftop terrace is more stunning in person. Watching the sunset, sipping on some wine is the perfect way to unwind. I would highly recommend staying here - you won't be disappointed!

Fantastic Fine
The property is completely remodeled and a wonderful rooftop , great air conditioning in every room! Patrizia was in communication with us before, during and after communication. We enjoyed the location because we were away from the crowds, but a quick walk to the Basilica and palace. Patricia is also excellent and giving us advice on which taxis to take and restaurant recommendations! Just know there is a lot of stairs to the fourth floor so pack light as there’s no elevator.

Venice Views
The overall experience was wonderful. It was nice to be away from the tourist center yet still have the sites walking-accessible. The apartment was clean and comfortable with all the amenities needed. Best of all was the view from the roof deck. Only complaint was the first night a group was loudly celebrating at the trattoria below the front bedroom window until late night. The following night was much quieter however. Not something the management could control. We had a thoroughly enjoyable visit.

A Gem in the Heart of Venice.
My wife, daughter and I stayed at this beautiful location for a week. Sandro and family were so kind and helpful for every possible ask. The apartment is modern, clean and extremely spacious. The location is just outside the tourist area and easy to access and the rooftop patio was absolutely stunning. We loved every minute here and only regret was that we couldn’t stay longer. We will be back.

Great location and terrace
Very nice apartment in a quiet neighborhood with good restaurants and a short walk to vaparettos or to San Marco. It is four floors up. The terrace is one more floor up with the second bedroom and was nice and the view beautiful, though the one in the picture is from standing in the corner of the deck. The ac worked well as did the washer and kitchen appliances. Good recommendation for dinner locally, though I recommend reservations for Nevodi. Very comfortable for two couples. Very easy check-in with owner. Great shower. Highly recommended if you are comfortable with stairs.

Perfection
The apartment is exactly as shown in the photos, except the view from the terrace is even better in person. Our hosts, Sandro and Patrizia, were very kind and attentive. We enjoyed everything about the apartment - it was very clean and had all of the basic necessities, even coffee, tea, and a cold bottle of water in the fridge. The location in Castello was the best choice because it had fewer tourists, plenty of great restaurants, wine shop, grocery store, and it was easy to reach the city center and tourist attractions. We would definitely stay here again and would recommend the apartment to any of our family and friends who visit Venice!

Great apartment with water view
I was sold on this because of the water view from the balcony, which really is wonderful. The apartment is very nice, and the owner provided coffee and some other basic spices, etc. in the kitchen. It is on the third floor with no elevator, but once we got the luggage up, from then on the third floor was no big deal. The apartment was a 10 minute walk to San Marco Piazza, but was in an area of town where prices were a little cheaper at restaurants. It is about a five minute walk from where the water bus drops off. Good location!

Perfect location, great apartment, everything was as advertised and more. The only reason not to book this place would be if 4 flights of stairs gives you trouble, but they're no trouble for those without any health issues.

We enjoyed our stay at the apartment. It was very comfortable, great location, and fabulous views. We would stay here again if we return and I would recommend it to others. The street is lined with good restaurants and stores. We could walk to San Marco, then at the end of the day get away from the crowds.

Very lovely and comfortable apartment!!
So glad we picked this apartment for our 4 night stay in Venice. The neighborhood is lovely and full of friendly folks. The area was especially convenient with many pubs and restaurants that could accommodate my gluten issues. The apartment itself has everything and is spacious. And it had the first non-hard bed I’ve ever slept on in Europe. For me, the hard beds wreck my back so I’m usually not sleeping well but not a problem here. Sandro met us at the apartment and through a translation app he showed us everything we needed and answered our questions. Only minor challenge was getting the directions to get to the apartment. I would think it would be easier to have a set of arrival instructions or directions ready to share with guests for ease instead of getting it in bits and pieces. This is really minor and would be my only suggestion. I also learned the easiest way to communicate is through Whats App. We loved Venice and the apartment and already trying to figure out when we can return. I’ll definitely book this place again!! The apartment and the terrace was worth the 3 flights of stairs. And yes, we used the terrace in March. The view was amazing. You will not regret staying here!!!!

Perfect apartment, beautiful view, close to main sites yet far enough away to be relaxing
We stayed for 3 nights and had a wonderful time in Venice. Directions to get to the Villa and our greeting when we arrived were excellent. There is everything you need here for a very comfortable stay. Restaurants locally were very good and the pace seemed more relaxed than in the centre . Connections to all the water buses were easily made and we really enjoyed sitting on the veranda for morning coffee and evening wine after a long day touring the sites. Would definitely recommend x

Fantastic apartment - Great location
Lots of room for a family traveling with two teenagers, we love the unit. The location was away from the crowed, great restaurants right outside the unit. The only downfall is that the unit was on the third floor with no elevators but when I got to the patio over looking at the awesome view of the water I thought the clime was worth it.

This is the perfect place to stay in Venice. The apartment has been completely updated and is extremely clean. The balcony is amazing but the apartment itself is very nice too. Bathroom is like a spa. Beds are new/very comfortable. It is also extremely quiet. Stairs weren't an issue for us. You go to Venice to walk around. A few stairs at the end of the day didn't make a difference when you are going to such a nice apartment. Restaurant below apartment is inexpensive and people are very nice/appreciative of your business. Owner is very responsive to messages and helped a lot before we got there. If this apartment is available when you are going you should book it!

Modern, lots of space and an amazing deck with and even more amazing view of the water .
We stayed with another couple at this apartment and we all loved it. We were pleasantly surprised when we were taken up to the top floor and saw the view from the private deck. We spent a lot of time up there in the late afternoon and night time enjoying some wine and taking in the view and the neighborhood. Wonderful restaurants, co-op, fruit stand, and other shops close by. We were really close to all the other tourist areas as well. One of our favorite places we stayed!

This great apartment is ideally located in Venice in the Castello area. Surrounded by good restaurants and bars, groceries down the street, it met all our expectations. The apartment is all quality,and the rooftop deck has great views over the water. The one negative is that there are many stairs to the apartment and no lift. Overall, a great place to stay.
