Your villa consists of 2 floors, 4 rooms (from which 3 bedrooms), is 200 sqm and can accommodate up to 7 persons. Smoking is not permitted inside the rooms. An air conditioning ensures pleasant temperatures on hot days. The entrance is ground level and leads directly in the vestibule. The rooms are divided as follows:
Ground floor: Living room with fireplace, lounge, dinette, TV, DVD and CD. The dinette offers space for 6 persons. You have access to the terrace. Kitchen with dinette, dishwasher, gas stove (4 burners), oven, exhaust hood, refrigerator, microwave, coffee machine and toaster. The dinette offers space for 6 persons. Bathroom with shower, 1 washbasin, WC and window.
1st floor: Bedroom with 3 single beds. Bedroom with 1 double bed. You have access to the balcony. Bathroom with shower, 1 washbasin, WC, bidet, hairdryer, window and washing machine.
Upper floor: Bedroom with 1 double bed.
In addition, your villa is equipped with WLAN- internet access and washing machine. TV or radio channel can be received per satellite.


Location
Materada. The villa is situated on an enclosed garden plot with shrubs and trees, bordered by a hedge and a wall. The landlord does not live in the house or on the property. This spacious villa is furnished in a traditional and romantic Mediterranean style with local materials such as natural stone and wood. In the garden you can enjoy the natural shade of the trees, which also provide additional privacy. The private pool with sun deck and sun loungers, as well as the outdoor kitchen with barbecue and fireplace, will enhance your stay with family and friends, offering you an outdoor area for relaxed gatherings. The interior is spacious and well equipped for your comfort. The large master bedroom with seating area, queen-size canopy bed, en-suite bathroom, large windows, and a large balcony gives the house a particularly romantic touch.

Your pets are welcome and will certainly find their favourite spot in the shade of the trees. The villa is located in a quiet village 8 km from Umag, just a few minutes’ drive from the beach, the town centre, and a variety of activities to choose from. The area is close to local wineries and vineyards, olive oil routes, and restaurants. Access is via a side road (asphalted). Parking (for 2 cars) on the property and on the street in front of the house.
