Discover the perfect blend of comfort and convenience at Ten Palms, ideally situated in the highly sought-after Richmond Villa neighborhood of Virginia Trace. Just one mile from the FREE nightly live entertainment, shops, and dining at LAKE SUMTER LANDING SQUARE! Along the way, you’ll pass the scenic Canal Street Pool & Recreation Center and the Virginia Trace Pool—everything you need for fun and relaxation.
No person under nineteen (19) years of age may be a permanent resident of a Home, except that persons below the age of nineteen ( 19) years may be permitted to visit and temporarily reside for periods not exceeding thirty (30) days in total in any calendar year period.
Getting around is a breeze with the included Yamaha golf cart, giving you quick access to 14 Championship Golf Courses; most of which are under 7 miles away.
This beautifully remodeled golf-front Courtyard Villa features a spacious, open-concept layout designed for easy living. Renovated and thoughtfully reconfigured in 2015, the home boasts high-quality furnishings, luxury vinyl planks throughout (no carpet!), and low-maintenance finishes for carefree enjoyment. The screened front entry allows for refreshing cross-breezes, while the private patio is perfect for watching stunning Florida sunsets beneath the palms.
Inside, the living area includes a 65” LED Smart TV and comfortable seating for relaxing or entertaining. The fully equipped kitchen features a gas stove and easy access to a convenient outdoor shower.
The master suite offers a king-size bed, a 50” Roku TV, and an ensuite bath with a closet and tile walk-in shower. The guest suite features a queen-size bed and a full bath. A pocket door allows this area to be closed off from the main living space—ideal for added privacy. Both bathrooms feature solar tubes that bring in natural daylight.
Outdoor living is a highlight here. The west-facing patio invites you to unwind under the palms with your favorite drink in hand—don’t forget to bring your smiles and laughter!

Guest Policy: Base rate includes 2x guests in the primary bedroom + 1x guest in each additional bedroom. Number of guests beyond that will incur a fee. (E.g., 3-Bedrooms = 4 guests included; max 6x guests.)
Door Code Provided 48 hours before check-in date
Resident IDs: You will need Village Resident ID cards if you want to use the amenities in The Villages. The amenities include neighborhood pools, family pools, sport pools, pickleball, classes, golf at the executive courses, ability to reserve tee times, etc. IDs cost $50 and The Villages only allows two per home. After you obtain your temporary Resident IDs, you can request guest passes for others in your group. Pick up your Resident IDs first, then go to the Recreation Center to fill out the guest pass form for your guests.
Mail/Amazon Packages: The mailbox key is not given out to guests. Please have Amazon packages delivered to an Amazon locker; And Amazon will not always deliver to the house, and owners / leasing agents are not responsible for any mail or packages.
Smoking: No smoking or vaping on the premises. Violations will result in a $500 fine.
Pets: THIS IS A PET-FREE HOME - No animals allowed on premises at any time. Violations will result in a $500 fine.
Supplies: The home will have a starter amount of supplies such as toilet paper, paper towels, dishwasher pods, trash bags, etc. There is enough for a three-night stay for your convenience. If additional supplies are needed during your stay, you are responsible for purchasing these.
Repairs/Maintenance/Damage: If anything needs to be repaired or gets damaged during your stay, please inform us as soon as possible, and we will have a handyman or repairman come out and address the problem.
Due to the deed and covenant restrictions no one under the age of 19 may reside in the house for more than 30 days.
Golf Cart Maintenance Fee is $100 at the time of booking.
The Golf Cart is a bonus/privilege and requires a Hold Harmless form to drive, if selected. If you choose to use the golf cart, you will need to date and fill in your home address on the front page and sign the back page of the Hold Harmless Agreement. You will find the Hold Harmless Agreement inside the booklet when you arrive at the property. We cannot guarantee usage in the event of a mechanical or tire issue while we await vendor repairs.
