Cancellation Policy:
60+ days from arrival - 100% refund
31-60 days from arrival - 50% refund
0-30 days from arrival – 0% refund

Inside of 60 days, reservations cannot be moved for any reason

Cancellations will be charged a $65 cancellation fee
(without exception, even for same-day cancellations)

To protect your vacation investment and avoid deposits lost to cancellation, Emmons Realty strongly recommends the purchase of Travel Insurance.


Deposit Policy:
$500 will be charged to your card at the time of reservation ($1000 for January & February bookings), a deposit which will be applied directly to your rental cost. The remainder will be charged automatically, 30 days prior to your arrival. If you’ve contacted us through Homeaway or VRBO, you will be responsible for their additional fees. Our online calendar is updated automatically, and all quotes are accurate and include all fees. Regrettably, we cannot
offer early check-ins or late check-outs, as these hours are for housekeeping. If you need a late check-out, please book an additional night. No refunds will be granted for early departure.

Pet Policy: Properties designated as pet-friendly require a $99 non-refundable pet fee. Only dogs are accepted. Cats are not allowed. Emmons Realty accepts a maximum of 2 dogs, with a maximum weight of 65lbs per dog. Dogs must be at least 1 year old. We cannot allow pit bulls. No exceptions will be made for any part of this policy.
