I stayed here for two nights and it was a very cozy and nice guesthouse! The rooms were very clean, the bed was very comfortable, there was enough space behind the bed and even a shelf to put your belongings on, they had enough shower rooms and bathrooms so that you could always use one, the staff was friendly and they free offered rides to Otaru station every morning as it is hard to reach by foot- as you have to go over very steep streets, that's why I recommend taking a taxi for the first time, its only 500 yen and you really don't want to go all the steep hills up with a lot of luggage.
Clean room with shared bathroom and toilet. Quite hard to find even with GPS. Additional JYP 500 for self-parking is not reasonable compares to other hotels or hostel with similar room rates that I stayed provide free self-parking and even with breakfast.

Cheap room for a night's stay!
Be sure that you inform how many guest are staying in the room. I got charged extra on that day of stay for a room that can fit 2 people but was only sold for 1 guest.
I stayed there for two nights. It's a pleasant stay. It is a 10mins walk from otaru station. It's pretty easy to locate, just follow google maps. The bedroom, toilet, bathroom and its surrounding is clean. They also provide breakfast for another 400 yen and coffee and tea for free. They have beer and some food sold there too with reasonable price. Overall it's good.
The uphill location could have been challenging as we were travelling by train and on foot, but our wonderful host gave us a ride downtown for dinner and gave us the info we needed for an easy, inexpensive taxi ride back. Then our host drove us to to the train station in the morning!
The futon beds were too hard for Canadian sensibilities, and the upstairs neighbours thumped loudly, but the spaciousness, temperature, and kitchen and lounge facilities were much appreciated.
