"Nice quiet spot in the woods but very close to San Gimignano. Very clean. Comfortable beds. They don’t provide towels or soaps, but that is clear up front. You can rent towels if you want and they sell soap/ shampoo in the office. "

"It was horrible ! No heating (except for one room) no hot water!! We were not able to take our shower, wake up during the night as it was so cold. Run far away !!. I explained the situation to the reception the day after and they were so kind to reduce the price by 1/3. "
