This condo is beautiful and bright! It is a breath of fresh air on the vacation rental market! This is the top unit of a 2 unit building. Both units of this duplex home can be rented together to make it one big 5 bedroom vacation home!

There's tons of entertainment within walking distance. Stroll (5 min walk) to Belmont Park, ride the Roller Coaster, buy some cotton candy and play carnival/arcade games. Located steps to the Ocean's surf or to the peaceful sands of the Bay!

You're relaxing vacation begins the minute you walk in the door! With the comfort of cozy furnishings and amenities you will feel like you're at home. It's fully equipped for vacation fun!

This condo sleeps 8 guests in the 3 comfortably sized bedrooms and with a futon in the bonus den. Upgraded features include dual pane windows that will make it quiet and cozy for your vacation nights! There is a washer and dryer and garage parking as well! The kitchen has quality appliances and is fully stocked for meal preparation, dining and entertaining. The living room is equipped with a 55" smart tv, cable access, and WiFi. There are 3 bedrooms each with a queen bed and smart tv, comfy and cozy so you'll wake up refreshed and ready for another day at the beach! The primary bedroom has a full ensuite bathroom as well!

All the amenities for enjoying the beach are included - beach towels, beach chairs, and boogie boards.

This rental has 2 parking spaces, one inside the shared garage and the other in the carport next to the garage.

Good Neighbor Policy: This home is surrounded by OWNER OCCUPIED homes. While we understand the Primary Renter and guests are on vacation, the home owners are not. Therefore, we respectfully request Primary Renter and Guests display behavior that is becoming of a typical neighborhood environment. Home owners across San Diego are banning together to eliminate the rentals of private homes as vacation homes. Please help us preserve our right to rent by being respectful neighbors.

NOISE/NO PARTIES: Quiet hours are strictly enforced, 10 pm – 8 am per city ordinance. This property has ZERO TOLERANCE for noise, parties or loud music which includes any excessive daytime noise, cursing, yelling or screaming. Fines will be applied for complaints. Drinking games of any kind ie: beer die, pong, funnels etc. and music that is audible past the property line are strictly prohibited. Immediate eviction can result if these rules are broken.

San Diego Municipal Code 59.5.0502 states that at all times; any amplified sound that can be heard 50 feet away from the rented residence is prohibited. Between 10 PM and 8 AM, even normal conversation must be moved inside the rented residence. Per SDMC 51.1004 and California Penal Code 415.2 noise violations can result in fines (Up to $1,000) for property owners and Renters if there are repeated calls for noise violations to one address. Renters will be liable for any and ALL noise violation fines charged to the property owner. Excessive Noise disruptions can result in immediate eviction without the right to a refund of rental fees or security deposits.

Drugs/ Alcohol: Use of illegal/illicit drugs by any Renter, Guest, Occupant or Visitor in or on the grounds is strictly prohibited. Consumption of alcoholic beverages by a minor under 21 years of age is strictly prohibited.

No Smoking of ANY kind: This is a non-smoking property, both in and on the property. A fee of $1,000.00 will be charged for violation of this rule, plus any costs incurred to remove smoke odor or damage. Smoking includes but is not limited to: cigarette, cigar, marajuana, cocaine, incense, or vaping. While Marajuana is legal in the state of California it is NOT allowed on this property.

Properties are subject to exterior patrol by our staff and homeowner. If Renters are causing a nuisance, having a party, acting detrimentally toward the property, breaking the noise curfew or any stated rules and regulations we reserve the right to terminate the rental agreement, without refund, and immediately remove Renters and guests from the property. Absolutely no disturbances are allowed within this home or anywhere on the property premises. We also reserve the right to refuse occupancy if a house party is suspected.

Our neighbors are very, very sensitive to vacation rentals as it affects their right to live in a peaceful environment therefore we will enforce these policies in exchange for the privilege of renting this home as a vacation rental. The City of San Diego has adopted stricter guidelines for vacation properties and bad operators will not be allowed to rent their homes. If the actions of the Renter and their guests are detrimental to our right to rent as a vacation rental we reserve the right to evict and retain any rental fees and/or security deposits and will report abuse to the rental platforms and will take legal action against Renter if their behavior results in loss of permits.

Guest Occupancy:
Occupancy: The maximum occupancy for this Rental Agreement shall not exceed the number stated on the reservation. Only primary Renter and guests accounted for on the reservation are allowed to be on the property.

Age Restrictions: Primary Renter must be 25 years or older. Guests must be 25 years or older. Parents and children excluded.

No Subletting: If Renter can not keep the reservation please alert us as soon as possible so we can assist in re-renting the unit. If the unit is not re-rented and at the rate of the current reservation Renter will not be refunded their rental fees.

If excessive cleaning is needed, Renter will be charged $100/hour, or actual charges, whichever is greater. If area carpets are excessively dirty after check out Renter will be charged a $300 fee for carpet cleaning or full replacement value PLUS any loss in rental income at $500/night.

NO DAILY MAID SERVICE: Daily maid service is not included in the rental rate. The cleaning fee referenced above shall be applied to the cleaning service after check out. If daily maid service is desired it can be arranged for an additional daily fee.

Missing or damaged items will be charged at full replacement cost. Guest is responsible for all damages.

Kitchen: Cooking at high temperatures can result in strong smells that permeates throughout the home and into the fabrics of the home. Excessive odors can come from, but not limited to, popcorn, fish, certain spices etc. Please open windows, use kitchen fans, and be mindful that this is a shared living space. Should a strong odor be detected upon check out, an air purifying fee will be applied.

Check in / Check out:
Per the contract check in time is 4:00 PM and check out is at 10:00 AM. Check in and check out times are strictly enforced, please do not enter the property early without permission. Disruption to the contracted cleaning company’s allotted service time will incur a fee.
Upon Vacating, Renters and guests will follow the provided Check-out Procedure.

Hurricane/ Storm Policy/ Pandemic: Mandatory evacuation by State or Federal Authorities will be sufficient cause for refund. Refunds will only be issued for the specific area and for the dates requiring mandatory evacuation. “Shelter in place” is not considered evacuation orders. Travel bans issued by the government will be cause for credit of funds towards future stay within 1 year of original stay date.

City Ordinance/State law: Renters shall not violate city or state ordinances or laws including noise restrictions, parking restrictions and occupancy restrictions.

Breach of Contract: The Owner may immediately terminate this agreement and take possession if; (a) Renter, guest or someone in the Renter’s control seriously threatens to inflict personal injury, or inflicts any personal injury upon the Owner or other guest; (b) Renter, guest or someone in Renter’s control intentionally inflicts damage to the premises; (c) Renter has vacated the premises and the person in possession is holding possession contrary to item 2a in Rules and and Regulations herein that prohibits subleasing the premises to another or allowing another person to occupy the premises other than the occupants named as Renter in this agreement, and the owner has not knowingly accepted rent from the person in possession; (d) Renter, guest or someone in the Renter’s control commits any act which is outrageous in the extreme; (e) Renter, guest or someone in Renter’s control does knowingly violate the Policy, Rules and regulation herein.

Family San Diego Trip

Good location. Probably better for older children/ young adults. Home was clean with plenty of amenities. The check-in process and the exact location of the rental was a little confusing. Everyone had a great time.

Everything about the house was great. It was very clean when we just arrived and everything that was needed was included. (For the beach too) It was close to the beach which was also nice. The house was very homey and we all felt very comfortable during our stay there. Thank you very much!

Great condo in mission beach with plenty of space. Would stay again. Place is well-managed. Extremely clean. Comfortable beds. Garage big enough for our Yukon but XL or Suburban would be tight. Driveway spot fits compact car. Took advantage of the beach toys. Shared patio with downstairs guests - didn’t pose any issues.

Cindy was so responsive and helpful. We had one or two small issues and she (or a member of her staff) got back to us very quickly. The house was beautiful, we were a short walk to the beach, and everything was wonderful!

Relaxing mission Beach getaway

The property was clean and came equipped with everything we needed for our stay. The property manager was very welcoming and answered questions very quickly. It was a 2 min walk to the bayside of mission beach. I highly recommend this property if you want a peaceful place to relax after spending time at the beach or at any of the near by attractions. Also the property looks a lot bigger than I thought it would be from the pictures. I would definitely return

Great family house!

We had a wonderful stay! 6 of us...4 kids ages 6, 5, 2, & 1. The rooms were nice sized with huge closets. 2 closets were big enough to hold a pack n play, which can be handy. Kitchen was great with all amenities needed to handle family. The location was great! Steps away from calm Mission Bay beach which is easy with the kids. Also close walking distance to Belmont Amusement Park and Mission Beach. Lots of close restaurants walking distance. Pretty much walked everywhere with the kids! Great time!!!

Great, clean accomodations!

My husband and I stayed at this location along with another couple and their two kids under the age of 4. This was a great location for us. The house was perfectly kept and had everything we needed, even a sweet welcome package! They provided any beach equipment we could have possibly wanted and it was so quick and easy to walk down to the bay. We were able to park our mini van in the garage, although it would have been very difficult to fit a vehicle that size in the car port. We would definitely stay here again.

Great Area

It was a great location and it was large enough. The couches were terribly uncomfortable. The only TV that worked was in the front room. That was not good with 4 kids. I would have like to know that these did not work and that they did not do anything but play DVDs. There were a few gremlins with the place but our Manager did a great job of getting the issues repaired. She was wonderful to work with and on top of all the issues immediately. I will go with her again.

A deceptively spacious, delightful, 3 bedroomed home 30 metres from the bayside

We have had the pleasure of previously staying in another of Cindy's Mission Beach properties. Once again we found this unit to be beautifully prepared and presented. The fittings and accessories are of the highest standard and as such it is very much a "home from home". The bayside of Mission Beach is quieter than the slightly more crazy ocean side. Isthmus Court is well situated for the bay, the beach, Belmont park and the "real" Mission Beach. Despite being close to all these amenities it is a quiet court and has a very tranquil feel (except when the trash lorries arrive at 6am on Tuesdays and Saturdays...haha). The unit itself is deceptively spacious. It is light and there is always a very pleasant breeze that keeps the home cool. We didn't have to use the a/c once despite the summer temperatures of over 80* . We can whole heartedly recommend not only this home but also the care and attention of Cindy and her team.

Beautiful place

Nice place close to the beach

I stayed here for four nights this August with my husband, parents, and 3 kids. It was great. There was enough space for everyone and we were able to fit two pack n plays in the kids' room pretty easily. Parking was simple (no small feat for this area), and the location was great - 1/2 block from a quiet section of the bay and 1 1/2 blocks from the ocean. Even on a Saturday night in August, it was not too loud and the kids were able to sleep (windows closed and air on, though). They enjoyed collecting sea shells on the bay in the morning and playing in the sand. We enjoyed drinking wine on the patio and hanging out. Cindy, the manager, was responsive to minor things that came up while we were there (a missing hair dryer, for example) and made the stay very pleasant. I would definitely stay at one of Cindy's places again (this particular one may be hard once I have thee kids in beds because all three rooms have a single bed).

Great vacation home

We loved our stay at Cindy's rental. The unit was clean and had everything we needed for our week in SD. Boogie boards, beach chairs and umbrellas are a bonus. Location was great. We would definitely stay here again next year...maybe rent out the whole house next time!

Ideal multi-family rental

We recently rented this 3BR/2BA 2nd floor unit as a place to stay for both our two adult children's families early summer visit. All were so pleased with the accommodations they ask if they could stay there on their next visit the end of November; certainly an indication of 5-star satisfaction! The unit was in excellent condition, fully outfitted, spotless and furnished well above many vacation rentals in the area. With Mission Beach's severe parking shortage, not to be overlooked are the unit's parking spaces (one garage, one outside) that handled a mini van and a standard sedan.

Beautiful Beach House

We have stayed in many places in Mission Bay over the years, and this was definitely one of the nicer houses. It is very spacious and beautifully decorated and cared for. The location is perfect, as it is right off of the bay with easy access to the bay, the ocean, and many, many restaurants and shops. It is very quiet and peaceful, particularly at night, as others have mentioned. The garage has quite a bit of room, and is outfitted with plenty of beach chairs, boogey boards, etc.

Beautiful house! Perfect location!

My parents were coming to town so we were looking for some more space within walking distance to the beaches. The house is less than a block from Mission Bay and just over a block from Mission Beach, talk about best of both worlds! Belmont park is also really close for some sightseeing, would probably be great for a family with kids. We really enjoyed having the windows open, the house gets so much natural light. The house came with basic items in the kitchen for cooking on the nights we didn't want to go out and was it was quiet during our stay too. Great jumping off point and place to hang out with the family. Hope to come back again!

Peaceful and beautiful beach house

My family and I stayed in this house for two weeks. It was a great experience. It has a perfect balance of being close to the water, but still being slightly removed. You have the bay just a few feet away in one direction and the ocean in the other. We have a baby and were worried about staying at Mission Beach for fear that it would be nonstop party central. Fortunately, the house is far enough away from the beach as to be quiet and peaceful. But you're so close that you can go have fun anytime you want. The house was clean and surprisingly spacious. It had a good beach-house feel without feeling rundown. Being on the second floor was nice as well since we didn't have people walking by our windows. We were able to leave the windows wide open all throughout the day and evening. We would happily stay here again.
