In an effort to respect our neighbors and community we do not allow parties. Our home is ideal for a peaceful, relaxing, stay and is centrally located for exploring the Hampton's.

Bedrooms :
The Master bedroom has a Queen bed.
Second bedroom has a Queen bed.
Third bedroom has 2 Twin beds.

Bathroom :
One bathroom is en-suite with the first bedroom
Second bathroom is outside Second and Third bedroom and is shared.

Other Spaces :
The kitchen is modern, simple and freshly updated for dining comfortably.

Outside space :
The Yard is professionally landscaped. The back yard & pool is completely fenced.
The pool area has a private outdoor shower that can be used in the summer as changing area for guests using the pool.
Patio at the pool has a lounge area with seating for 9 people with multiple umbrellas & grill.
Shed has Beach chairs & Umbrella, 1 Folding adult bike which can fold and go in your car.

Other amenities :
House also has a PELETON BIKE. Participation is purely voluntary. All participants assume liability for any physical injury and/or risk incurred.

Surroundings :
The neighborhood is very quiet- we have a great farm market (Serene Green Farm) just 2 minutes walk from the house.

Saturday mornings are a great time to spend at the Sag Harbor Farmers market down by the marina and park. There is also a very large park with expansive playground, basketball courts, and tennis courts- all for public use within 3 miles of our home.

What’s included :
We do not provide guests with toiletries, please bring your own soaps for bathing and showering.
We provide hand soap by each sink only.

Smoking :
Our home is non-smoking. If it is found that there was smoking in the home it will result in loss of entire security deposit. Evidence can include physical or smell and is at the landlords discretion.

Air conditioning:
Our home has Central AC and it is very efficient IF the doors and windows are kept closed.

Leaving windows doors open and going in/out of the house to the will cause those areas to heat up more quickly and will take the AC several hours to cool them off again. Optimum temp 65 for air conditioning.

Pet rules :
Any damages incurred by pet during stay are at the 100% cost to the pet owner and will be removed from security deposit. Pet owner is responsible for pet waste removal prior to departure. Failure to do so will result in possible loss of security deposit. Pet waste bags are provided under kitchen sink.

Risk for usage :
All participants accept that there is inherent risk in using the pool and Sauna. Participation is purely voluntary. All participants assume liability for any physical injury and/or risk incurred.

Maintenance :
Our home is professionally maintained on a weekly basis by 4 vendors.
Please do not refuse these vendors as this is all scheduled maintenance and necessary to keep our home safe and maintained for everyone's safety and enjoyment of the property. Refunds are NOT given for time that you may be unable to use the pool, sauna, or lawn due to a weekly maintenance routine or if there is any repair to be carried out caused by guest use of any appliance or leaks. Advanced notice is given when vendors are to be expected and it is also important to note schedules can change due to weather or other scheduling issues.

• These vendors are for trash removal 1 X a week. The large green bin is located outside to the edge of the driveway. Please empty your smaller trash bins with WHITE TRASH BAGS UNDER SINK in into this larger bin for 1 X a week pick up.

• The pool and hot tub maintenance is done on a weekly basis weather dependent. They are there to clean the pool/hot tub, check the PH, clean the filters, and clean the pump/heater and adjust the chemicals as needed for guest safety. They know to let themselves in/out the side gate. Please do not turn them away. The service takes about 45 minutes. Failure to do so will quickly result in cloudy water from detergents and oils that we use on our skin and bathing suits.

• The third vendor is for Landscapes weather dependent. Our home is professionally landscaped and requires weekly maintenance. They will be onsite to mow, edge, mulch, check the irrigation, fertilize lawn and flowers, apply targeted pesticide for weeds the property/garden on a weekly basis. If a pesticide or fertilizer is applied a yellow ticket will be left at end of driveway with notice of application. They also come to clean up leaves, debris, and prune, trim, and burlap trees/shrubs in the off season (Sept- May) and may be onsite longer than the usual 45 minutes. Please do not turn them away.

• Tick Spaying company. This company comes during the 1 st or 2nd week of every month (March -October) to spray the front and back yard for ticks.
dIt is an organic spray that is safe for both children and pets. It is recommended that you do not enter the lawn area for 2 hours to allow the organic spray to dry before walking on the grass area.

Guests are NOT allowed to refuse vendors at the home. These are scheduled visits (pool/Sauna cleaning, garbage pick up, lawn mowing/maintenance , and tick control) all set up with guests safety in mind. By booking a stay at our home you understand and agree to these vendors and understand/agree they cannot be turned away or rescheduled. These vendors are here to keep our home clean and safe for your enjoyment of the house/property.
