    Welcome to this delightful 60m² flat, combining charm and practicality. You’ll love this unique pied-à-terre, with views of Rouen’s rooftops and church spires from its terrace.


    Located on the top floor of the residence, the Ipso comprises an entrance hall, a bedroom, a shower room with WC, a second bedroom opening onto the living room, and a fitted and equipped kitchen that opens onto the living room and leads out onto the terrace.

    As you enter, you’ll find the bedroom, which features a double bed (160×200), a chest of drawers and a clothes rack with hangers.

    Make use of the shower room with toilet, the vanity unit, the washing machine and the tumble dryer.

    In the second bedroom, you’ll find a pull-out bed (on two levels) providing two 90×190 sleeping spaces.

    In the living room, you’ll find a sofa and a dining table. In the living area, you’ll find a relaxation area with a sofa, coffee table, television and Wi-Fi, opening onto the terrace.

    In the open-plan, fitted and fully equipped kitchen, you’ll find everything you need for cooking, as well as an oven, hob, extractor hood, a large fridge, a Senseo coffee machine, a kettle, a toaster and a microwave.

    Bed linen and household linen are provided in the accommodation for your comfort.
    No private parking is available at the accommodation. However, you can park your car in the streets surrounding the property at the rates currently in force in the town. The accommodation is managed by the ArchiDuchesse concierge service, which can be contacted 7 days a week from 10.00 to 12.30 and from 14.00 to 21.00. We would be grateful if you could take care of the property and respect both the premises and the neighbourhood. To this end, you will be asked to provide a credit card pre-authorisation via a secure link in order to finalise your booking and receive the access codes for the accommodation.
    Would you like to extend your stay a little longer? A one-off fee of €10 applies for early arrival or late departure, subject to availability and prior approval from our concierge team.

    Regular bus routes:

    Route F2: A frequent route that passes close to the boulevard de l'Yser and serves Rouen city centre as far as Bois-Guillaume.
    Route 5: This route also runs in the districts close to boulevard de l'Yser, particularly to the Saint-Sever and Boulingrin areas.

    Please note that the building does not have a lift and that the flat is located on the second floor. Access may be difficult for people with reduced mobility or those carrying large suitcases.

    Arrivals are via the ArchiDuchesse keymaster from 16:00 until 20:00 and departures must be made no later than 11:00.

    The accommodation is managed by the ArchiDuchesse concierge service, available 7 days a week (from 10am to 9pm). In the flat, all our guests receive household linen, basic necessities for the first day (shampoo, shower gel, hand gel, toilet paper, etc.) as well as a large towel per person, together with tea towels and a bath mat per bathroom. A welcome kit with kitchen bin bag, bathroom bin bag, sponge and dishwasher liquid is provided free of charge on arrival for the duration of your stay.

    We are committed to providing a pleasant experience, however, please note that we are not a hotel service. Any mid-stay cleaning, linen/towel freshening, replenishment of essentials or deliveries can be arranged on request at an additional cost. When you confirm your stay, you will receive the ArchiDuchesse tourist booklet, our vouchers with promotional codes for our partners of choice and the arrival instructions for your accommodation.

    The Cour de l'Archiduchesse offers a range of services to make your stay as pleasant as possible: baby equipment hire, luggage storage, shuttle service, baby-sitting, gourmet boxes, requests for sightseeing tours, creation of events (wedding proposals, birthdays, room themes, etc.) and much more! For any special requests, contact the Cour de l'ArchiDuchesse.

    Taking advantage of a rental also means respecting a few rules to ensure that everything runs smoothly and to avoid any surprises with the deposit! Remember to look after the property as if it were your own: avoid damage, respect the furniture and leave it clean when you leave. Respect the rules on opening hours and the use of equipment, and respect the peace and quiet of your neighbours. And if you have any concerns, don't hesitate to let us know. Don't forget that parties are strictly forbidden (€250 deducted from the deposit), that the accommodation is entirely non-smoking (€50 deducted from the deposit), that pets are forbidden (€50 deducted from the deposit) unless requested and agreed in advance by us and that any loss, theft or damage will be invoiced at the actual replacement value.

Nous avons séjourné à Noël 2025. Ce que nous retenons de positif : L'emplacement, le caractère de l'appartement sur 3 niveaux, mignon, en hauteur pour la vue, la petite terrasse. Pratique quand on arrive en train, assez facile pour trouver une place (payante), proche rues piétonnes et centre historique. Ce qui nous a déçu. L'appartement est dimensionné pour 2 adultes avec grands enfants ou 4 adultes mais il n'y a qu'une vraie chambre, pas de rideaux pour le jour entrant dans l'espace nuit véranda (sans fenêtre extérieure) avec lits gigognes. Pas de pression d'eau dans la douche, peu de réserve d'eau chaude si on ne met pas la chauffe en marche forcée, les radiateurs fonctionnent mal et sont gérés à distance par le propriétaire. La mezzanine n'est pas accessible. Il ne faut pas avoir envie de cuisiner. L'espace cuisine et ce qui est mis à disposition permet de réchauffer ou de faire de la dinette. L'entretien des locaux communs et la propreté superficielle du logement.

Bon logement

Bon logement, bien situé avec le centre ville rapidement accessible à pied. Tout ce qu’il faut en matière d’équipements. Terrasse très agréable et offrant une jolie vue sur les toits, l’abbatiale et Notre-Dame de Rouen! À noter que les escaliers pour accéder au logement sont étroits et escarpés (typique des maison Rouennaises).
