The location is absolutely perfect , coming from the airport you just take one of the buses and it’s about a 12 min walk. It was very easy to get to the main attractions walking, everything about 15 min. Vatican and coliseum a little farther away but just a bus stop and you are there . Very convenient bus stop around the corner. Breakfast is the typical bread and coffee on a small place around the corner, very good but you can skip if you wanted something more substantial. Staff was friendly and helpful, daily cleaning was awesome . Beds where a bit noisy and not the most comfortable but okay. Overall we would recommend this place based on location for first timers.

We had a two- stories appartment, the kids loved the second floor with a big bed. The property is beautiful, clean, centrally located. We only had one night, will definitely consider book again next time in Rome. The breakfast though, is less interesting, being in a restaurant outside with limited choice.

Great location and the room is spacious with charm but there’s a big but that everyone should know .. it’s like having 3 bedroom all beside each other and you can hear everything .. we were unlucky enough to have a baby screaming all morning but it’s not like a typical hotel room . You can literally hear everything , every step , door , etc . Def something to keep in mind and for that alone it cannot be more than a 3 . Good luck with neighbors , luck of the draw .

Loved our stay would go back tomorrow if I could. The staff texted me with friendly directions the morning of our check in and responded to my questions quickly and kindly. The property is walkable to everything we wanted to see. The building/room were beautiful and serene. The breakfast is not to be missed-truly. I have rarely enjoyed a stay anywhere so much.

Amazing Stay – Highly Recommended! I had a fantastic experience at this hotel. The staff was incredibly friendly and helpful from the moment I arrived. The room was spotless, spacious, and very comfortable, with all the amenities I needed. The location was perfect – close to everything but still quiet and relaxing. Breakfast was delicious. I would definitely stay here again and recommend it to anyone visiting Roma!

Great and very charming roms with upgraded bathrooms. Located in walking distance to all major sites. If you need a break from Italian food, the Chinese restaurant next door had excellent and cheap food. The breakfast was in the Pattiserie next door. Great coffee and fresh orange juice with croissants 👍

The room was a little smaller than expected, I think the listing could do with adding some room specific photos. But everything we needed was there, it is a great location, most of Rome is within a 20-30 minute walk. Lots of very good restaurants all around, and definitely less touristy than the other side of the River

The hotel is located in a central area with close walking distance to many of the major attractions. The rooms are pretty basic but very comfortable and clean. Offers a basic breakfast (coffee and pastry) at a diner across the street. Make sure to WhatsApp the property prior to check-in for details.

The property's location is excellent! 10 mins from Lepanto metro, 12-15 mins walking to Trevi Fountain, Spanish steps or Piazza Navona (our fav), 21 mins walking to the Vatican City. The only negative comment would be the sound proofing. Apart from that, we will certainly consider this place again.

The water was only ever lukewarm, which would be a problem in colder weather, and I've never stayed in a hotel where they don't provide anything to drink from! The breakfast (at a local cafe) was nice - albeit they didn't open on Saturday, with no reason given, which was bizarre. Friendly and helpful staff

A lovely guesthouse in Rome. Details on how to enter the mainly unstaffed guesthouse were communicated clearly before we arrived. Breakfast that was served at the restaurant across the road was excellent, even though not clearly explained. In a good location easy walking distance to Vatican city and on a good bus route. The city tax had to be paid in cash on checkout and this is the only time we encountered a staff member.

A lovely little spot to stay while in Rome. Five minute walk to the SitBus Vaticano stop (shuttle to/from airport), easy walk to Vatican and straight stretch up to the Spanish Steps, Trevi Fountain shopping and dining. The owner was always available on WhatsApp for any questions, speaks English which is a plus. You can travel light or not worry if you have kids because there is a cute laundry station next door. Super convenient!

Fantastic stay at the guesthouse - Carlo could not have been more helpful, getting in touch before and during the stay to ensure everything went smoothly. The breakfast in the cafe over the road was fine - though more options might be an idea for the future - but it all worked for me ! I googled the cafe which states that it’s ‘permanently closed’ which isn’t true !! Very easy to walk everywhere … little more than 15 mins from pretty much everything ! Would definitely recommend and stay again …
