"Real hot breakfast available, room neat and decent , smoke free though people are smoking right at the entrance of the hotel and you can smell it on the hall way. They are not enforcing the non smoking environment compare to other hotels Around with the non smoking rule. Will recommend if you don’t care about the smoke smell from guest smoking openly around the hotel building."

"My second stay here. Lovely boutique type hotel. Rooms are very clean, with a warm/luxury beach vibe decor. Bed was very comfortable. Restaurant was very good as well. Front desk staff friendly and accommodating. Check in easy. We arrived late and they must have been expecting us as they greeted us by name. Very expensive given it’s in Hampton Bays and not in West ie South Hampton, but it is about 15 mins to either Westhampton or South Hampton so easy enough to enjoy both towns from there. And Hampton Bays itself isn’t a bad area, just doesn’t have a town to walk around in like the others. Would stay again."
