Rs 250 for a pot of fresh tea. The pool is lovely and well kept, the view and access to Talalla beach is phenomenal (as long as you don't have any mobility issues. Beds are Sri Lanka firm but comfy. "The place is difficult to find, after booking they should send an email with a map to get there. The room is basic but clean. Good size room and bathroom. There is a fan but not a/c and during the night it is quite hot. Only cold water. There is a mosquito net but it is too short so mosquitoes get in the sleeping area. "Amazing stay, even extended twice.
The service is second to none, everything is no problem. From the amazing view of the sea to all the varied wildlife in the grounds, posse of monkeys visit every day drinking from the pool and generally being monkeys to peacocks, a mongoose, frogs, all the birds.
Nick the owner is a friendly chap and clearly set the ethos of this place and is always around to help if needed.
Kalpa and Umesh (managers) are great, absolute credit to the place.

"The property is located quite far from the main road and I'll be honest, the access road isn't great. But that being said, once you get there, you don't want to leave. The rooms are big and very spacious. We booked the family triple room and it was huge and very comfortable. Pool was clean and inviting. You can use the kayaks at any time and go onto the lagoon. "This resort is situated off the beaten track. It was just what we were looking for. The manager was friendly and did every to make our stay there enjoyable. Like any guest house or resort if you go when there are fewer guests please remember to order your food for the evening at breakfast before the chef goes to market. "

It is about 10-15 minutes to get to hiriketiya road where most of the shops/resturants are.
Its calm and tranquil at this place, away from the busy scene at hiriketiya road yet not to far to get there when you want.

Location was mixed as very close to the blowhole attraction, one small Beach with coral and over longer bay with quiet waves; however it's a long way from a supermarket, bus stop or restaurant and up some rocky steps uphill which was difficult for my partner who was using crutches.
