Please be aware that seaweed is a natural phenomenon that hits Quintana Roo beaches. There is no specific season for it. We have no control of it, being a natural phenomenon we cannot process any refund related to it.

-Every year during low season months construction noise is possible (Sept/Oct annually)
-Your booking automatically includes a damage protection policy. Should any minor accidental damages occur during your stay, we will cover you up to $1,000. We understand accidents happen, so we've got your back! However, if we determine damage was willful or negligent, we will charge an additional cost based on the damage itself.
-We have a no-tolerance rule about parties and loud noise, so please be aware that complaints from neighbors, notifications from authorities, notifications from our noise monitoring software, or any other proof of disruptive behavior or loud noise between 10:00 PM and 8:00 AM will result in fines of up to $1000.00, possible eviction and / or possible legal action if authorities are involved.
- Snack-Bar may be closed due to low occupancy during low Season, Sept-Oct
- Please be informed that from September 5th to October 4th, 2025, repairs will be taking place in the pool and bar area at Xaman Ha. During this period, the entire area will be closed, and there will be significant noise. We apologize for any inconvenience.

Great vacation spot

The condo was a great spot for our family vacation. Easily walkable to shops and restaurants and the space suited our family of five well. Loved the proximity to the pool and beach. Staff and other guests were very friendly and welcoming.

Great condo in Playa

This condo is a great place to stay in Playa. Very clean, beachfront, great little swim up bar! Staff was friendly and hard-working. Be aware that this condo has no oven and there are no grills on site, so if you cook your options are limited to the stove top and microwave. We were there in January so the beach was pristine! Be sure to check the sargrass situation because this beach becomes unswimmable in the warmer months. But the condo and the management company were top notch!

The property is spacious, we loved seeing the fauna roaming around the gardens. Pool was nice and beach area was great! Very central and convenient location. Will not hesitate to return.

Just as advertised, roomy, comfy, and a great location for us. The property mgmt was great, we had a little issue with a bathroom faucet, and there were very responsive and got it fixed right away.

Clean, spacious, well appointed condo in Playacar!

We had a wonderful stay at the Xaman Ha Condos in Playacar! Hosts were very responsive and courteous. The view of the beach was great, location was very walkable to Quinta Avenida (5th Ave) for shopping and restaurants. We look forward to staying here again next time!

Family Beach Vacation

Great beach views, clean property and pool with a swim-up bar as well as kid-friendly shallow areas. Condo included a washer/dryer and jugs of drinking water. Easy walking distance to Playa del Carmen eateries, but there's also a few options at the pool snack bar. Recommend ordering the Guacamole!

Xaman-Ha Unit 7005

This great condo was located in the perfect location in Playa Del Carmen. Far enough not to hear any loud noise but close enough to walk to the action, restaurants, music! Condo had everything we needed and more! It was easy to check in and all the staff worked hard to make us feel at home! Highly recommend Xaman-Ha and look forward to our next visit!

First,this condo is perfectly located. It is mere steps from Pool/Beach and super easy to 5th Ave. For the condo itself, it was perfect in every way. It has plenty of room for our small family, and anything that you could need during your stay. This is not one single negative that I could list here as it was simply perfect.

Great location and super clean unit

My buddy and I went down to Playa for a week of scuba diving and fishing. The location was excellent with no need for a rental car. We were a couple blocks out of town where it was quiet at night but within a few minutes we could be in the middle of all the restaurants and shops. The condo was decorated very well and very clean. The few questions we had for management were answered through emails very quickly and a few small issues were taken care of right away. I would definitely stay here again.

Xaman Ha condo

We had a great time staying at this property. The size was perfect for our family. Xaman Ha is located right on the ocean and is within walking distance of fifth Avenue. Just plan to spend lots of money on Fifth Avenue and it is now a very commercialized area. The condo complex doesn’t accept any guests at the pool area however so if you want to meet any friends or family it has to be in your room or on the beach. Also book private transportation to and from the airport before you get to Cancun because the airport taxi people basically steal your money. The condo itself is great, has everything you need for a great stay and is ground level too! I would definitely stay here again.

Xaman Ha - 7005

This rental was absolutely as advertised. We enjoyed every minute of our stay, the service as fantastic. Seldom do you get a pool with a swim up bar, and 50 yards away the ocean (rinse and repeat for 10 days). We often walked on the beach to circle k for ice, beer, pop, chips, etc. From Oscar to Robin at the pool bar this exceeded our families expectation. The fireworks off the pier for new years were epic, probably 15 minutes long. Access to 5th and 10th in Playa was awesome, less then a minute walk and lots of good eats. Walmart is 10 minutes away, and if you go first thing in the morning your in and out in no time. Planning next year's holiday right now....

Nice Condo

Clean, well equipped, and comfortable. We have stayed at Xaman Ha before in other condos, so knew what to expect from the overall property. Unfortunate that the pool bar was not open due to COVID 19. The only "complaint" I have on this unit is the door key. There is only one. It was suggested that it be left in the outdoor lockbox when there are several in a group using the same condo, but this does not really work since to lock the door from the inside, you need the KEY! This is a double cylinder deadbolt. If some of the party are elsewhere and some are in the condo, say taking a nap, you can't lock the door or the others will not be able to get in since the key cannot be left in the lockbox when door is locked from the inside. Other than the key issue, we would have no problems staying at this unit again. The ground floor access is a real plus since there are no elevators.
