🔑 Key/Fob Care - We provide one key/fob—please keep it secure, as replacements can take time. Lockout fee: $75 (prepaid) Lost key/fob replacement: $250. Please don’t go to the community office for replacements—they can only communicate with us.



‼️If you lock yourself out of the unit, we cannot guarantee when maintenance or staff will be available to assist with re-entry. Assistance is subject to availability and may involve significant wait times. Please keep your key/fob secure and with you at all times to avoid being locked out.



⏱️ Our cleaners are on a tight schedule for the next arrival. Unauthorized late checkout past 15 minutes will add hourly rates.



🛠️ Please don’t unplug or cover devices



👥 Registered guests only. This is a private community. All guests must be listed on the reservation, including just visitors, up to the max stated on our listing. No unregistered visitors in the unit or common areas.



🤫 Quiet hours: 8:00 PM – 10:00 AM - Please keep childeren from stomping or running inside.



❄️ A/C care (super important in AZ!)

To prevent the system from freezing: Adjust temperature no more than 2° at a time. Do not set below 70°F without written approval

If the A/C freezes due to settings below 70 or rapid drops, guest is responsible for vendor costs and repair timing.

🚗 Parking

Please park only where indicated in your check-in instructions and ensure your tags are current. If towed due to incorrect parking, it will be at guest expense. PLEASE NOTE: We only have 1 parking spot. If you have a second car you will have to park it off site.



🏊 Community amenities

Amenities are shared and managed by a third party. You’re welcome to enjoy them, but we can’t control or guarantee availability (closures/maintenance can happen).



📦 No deliveries to the property due to community access restrictions, and liability reasons. We will not be liability for lost, stolen, damaged, misdelivered, or unattended items, or for delivery personnel accessing the community.



📦 Left-behind items

We’re happy to help return items—shipping/handling is $75. Must be pre-paid



🧴 Starter toiletries

We provide a complimentary starter set. Additional supplies are guest responsibility.



🚫 No 3rd-party bookings

The person who books must be the person staying.
