As you enter, you'll find a fully equipped galley kitchen ready for all your cooking needs. The open layout flows into the dining and living rooms, where you can gather with family and friends to share meals and stories. The living room features a 50-inch flat screen TV, and both dining and living areas offer beautiful views of the lake, creating a peaceful and scenic setting. On the main floor, you'll also find a convenient half bath with a unique child-sized bathtub—perfect for little guests.

Upstairs, there are three comfortable bedrooms, each furnished with a queen or double bed, along with a full bathroom featuring a shower stall, commode, and sink. Everyone will find their own cozy retreat here.

Outside, relax on the lakeside patio with comfortable seating and a raised fire pit where you can enjoy evenings under the stars. A gently sloping lawn leads to 50 feet of natural lakefront with a seasonal dock, ideal for fishing, sunbathing, or just soaking up the tranquil waters of Keuka Lake.

For added convenience, the driveway leads right to the cottage door, making it accessible for guests with mobility needs. Additional parking is available at the road.

Just a short stroll away is Onley Place, a local favorite for hand-dipped ice cream and tasty lunches. Grandma Katie's Kottage is perfectly located in the heart of Keuka Lake Wine Country, with Barrington Wine Cellars only 500 yards away. Easy access to Penn Yan and Hammondsport via Route 54 means you'll have plenty to explore during your stay.

Occupancy: This property is closely monitored for responsible renting. The maximum occupancy of each home is the number of guests allowed on the premises at any given time. This includes both day and overnight guests as well as all children including infants.

Note:
1. You will receive an email upon confirmation with a link to our Guest License Agreement which is a copy of our Rental Rules that must be signed and returned within 7 days of receiving.
2. Smoking is not allowed in any rental property. This includes vaping and e-cigarettes.
3. Homes are not handicap accessible, unless stated in the description.
4. Air conditioning is not available unless listed as an amenity. If available, air conditioning is considered a seasonal amenity and is only available May 15 - October 15.
5. Homes are not guaranteed allergen-free, even those that do not allow pets.
6. Docking is not guaranteed if water levels are low and/or high due to seasonal weather and climate changes.
7. Outdoor amenities, including furniture, watercraft, and firepit are not available between October 15 - May 15.
8. 1 dog allowed maximum and $100 plus tax non-refundable pet fee applies.
