This cozy riverfront cabin is nestled just steps from the San Juan River and minutes from downtown. Grab your tube and float down the river. Walk or ride along the nearby bike path to enjoy all the shops, dining and fun in downtown Pagosa Springs, or, in the winter, hit the slopes of Wolf Creek ski resort in 30 minutes. Pets will love playing in the river, hiking along the multitude of trails or just lounging in the sun. With the river right in your backyard and nearby hiking, rafting, golf, skiing, fishing, hot air balloons, and horseback riding, this cabin is the perfect getaway for 4 adults, 2 small children and the family best friend.
With two bedrooms and two bathrooms, this home can accommodate as many as six guests, however, it is a small cabin (900 sq. ft) and is better suited to no more than 4 adults and 2 small children. The main floor features a spacious, fully equipped kitchen and a small, but cozy living room with a gas fireplace. Honey toned pine throughout and the babbling sounds of the river only add to atmosphere of warmth.
**SNOW CONDITIONS may arise during your winter season travel days or your vacation stay. Main roads are maintained throughout the day, however, many side roads receive less attention and every driveway has a different terrain. CABIN LAYOUT:
As you enter the home from the front porch you find a spacious kitchen, fully stocked with plenty of counter space and a gas range for the family chef to prepare delicious meals. There is a bathroom with a shower on your right and the open floor plan leads you into the living room, with a sleeper sofa, and out onto the deck where you can grill some steaks and veggies or simply enjoy the river. There is a bar along the kitchen with seating for 3 or 4 people and a small outdoor table on the deck. In the winter, the gas fireplace will keep you warm and toasty and in the summer a refreshing breeze off the river will keep you cool and comfy. While you're here you will enjoy cable TV and WiFi access so you can stay entertained when you're not out exploring.
Upstairs on the second floor you will find both bedrooms and another full bathroom with a shower and stacked washer and dryer. The main bedroom opens onto a second spacious deck to relax and take in the views.

My husband I and some friends stayed at this cute little house for the weekend. The neighborhood was quiet even though there was a road right next to it. The house was clean and very comfortable. Close to downtown and the springs. I would highly recommend this little VBRO. It was wonderful

The cabin was clean and ok for me and two 17-year-olds, but it was a tight fit. I can't imagine 6 people in that tiny space. The location is good; it is close to the hot springs and town and is an easy drive to Wolf Creek. It was cold. The two fireplaces and small electric baseboard heaters did not keep the space cozy. The ice maker in the fridge didn't work, and one of the smoke detectors was unplugged from the ceiling and lying dysfunctionally on the mantle. The tiny sleeper sofa in the living room did not sit three comfortably. Fortunately, we did not have to open it to sleep on it. Based on the condition of the cushions, I doubt it would be comfortable and can't imagine how you would be able to move in the tiny space if the sofa was converted to a bed. The "cabin" lacks adequate lighting and is very dark inside. Overall all it was ok, but not as cozy or functional as expected. I visit Pagosa once or twice yearly and won't return to this rental.

I checked into the Apsin st. cabin on Friday the 17th, at first glance it seemed like a nice little cabin tucked in near the river. Even though there was trash in the driveway, some dated from the 5th. The unit itself was filthy. Sticky spills everywhere as well as sand, hair, cobwebs and dust. I cleaned the refrigerator immediately before I put my groceries away. The next morning I was up at 5am cleaning the kitchen so I could make breakfast, utensils and dishes had been put away dirty. There was broken glass in the dishwasher, and no clean sponge to hand wash the dishes. I asked the property manager if they could drop one off as well as a vacuum, because the floors were too dirty to take my shoes off (these items were never brought). I cleaned for 8 hours before feeling comfortable enough to have my friend come join me. There were only 2 of us staying there and it was barely accommodating. He couldn’t even bring his suitcase upstairs because there was no room for it in his bedroom (the second bedroom). 4 barstools only 2 of which you can actually sit at, because the couch is right behind them, and a tiny living area that wouldn’t fit more than 3 max. This cabin is located on a busy street, so headlights flood the windows all night, as well as the loudness of cars crossing the bridge that is right beside the cabin (very noisy neighborhood in terms of traffic noise). I was asked to only use the furnaces for the main heat source, but even though I had them set to 68-70 the
