There are two additional bedrooms in the lower level with queen and single twin beds in each and a shared bath.
Entertaining family and friends will be easy with open living spaces on the main level: a fully appointed gourmet kitchen, dining room, and fireplaced great room with ample seating for 12 guests.

For outdoor activities: San Juan River Village has amenities you may enjoy close by. There is a copy of the SJRV Neighborhood Guidebook in the house when you arrive.
Pagosa Springs offers year round outdoor experiences you don't want to miss. In the spring, there is some great white water rafting on the Piedra River just west of town. Fishing on the San Juan is just a walk down the hill but for the best sites - check with the fish shops in town. There are two stocked ponds down the hill from the house that only owners and their guests are allowed to use. Hot air balloon rides are sometimes available in the summer. You can rent tubes to go down the San Juan River. If you are a skier, Wolf Creek has the most snow in all of Colorado and is a 17 mile ride up the switchbacks. There is no "ski in - ski out" lodging on the resort so the lift tickets are still reasonable with quad - turbo lifts and plenty of all levels of ski runs. The lift lines are usually very short or non-existent.
