Please note this is a private home is not intended for use for parties or gatherings of more the 8 people including kids and visitors. It is not intended for use by any elderly, infirmed or anyone with mobility limitations. Since its allergen free it is a no pets and no service animal property.

There are never more than 8 people allowed on property and that includes visitors and children . No animals or pets. This is for vacations only, no parties, gatherings, celebrations or weddings. Not suitable for those with mobility issues.

The city offers a fun electric shuttle that will pick you up at your door and take you to any beach or coastal restaurant and then bring you back to the beach house. Just download the Ride Circuit app and select Oceanside.

Beach House Rental Contract and House Rules
1. Check in is 4 P.M. and checkout is 10 A.M.
2. This is a NON SMOKING property .
3. The city is now very strict with vacation rentals and regulates how they may be used. This is a vacation destination and not a party or an event location. Parties, noise and wedding related events of any size are not allowed. No visitors or extra overnights guests where you have invited more people than you indicated on your reservation request form.
4. Nothing illegal is permitted and grounds for immediate eviction and loss of rents.
5. This is an enforceable contract between Guest and Owner, and is supported by Owner's agreement to allow transient/short term use and enjoyment of the property for vacation purposes in return for the payment agreed upon. This is a short term rental only and explicitly for only the dates specified and for number of people specified. Tenant agrees to vacate property at the end of the short term rental period.
6. Outside quiet time is 9pm. Please understand this is a quiet residential neighborhood. Parties and events are not allowed. Music and voices should never be so loud that it can be heard at neighboring properties.
7. Guest shall be responsible for any and all damages arising during their visit, including all damages sustained by their guests or invitees, and tenant shall pay for all repairs and/or replacement required as a result of the damages. These costs may be more than your security deposit so you are encouraged to self-insure.
8. Guest acknowledges that the house, furnishings, and property are with faults. Accordingly, Guest agrees to take the house and property in an "as is," "whereas, and with all faults" condition, and assumes all risk associated with the house, furnishings, and property. Owner makes no assurances regarding any air conditioning, internet, cable, beach, access to public beach, noise from neighbors or construction projects. There are issues that may occur during your stay and we have no control over.
9. To the fullest extent permitted by law, Guest agrees to indemnify and hold harmless Owner, its representatives, agents, and others working on its behalf ("Representatives") against any claims, demands, suits, losses, damages, including all costs connected, which are or may be asserted or recovered against Owner and Representatives by reason of personal/bodily injury, death, or property damages, including loss of use which arises out of or is in any way connected with this contract. If there were an unexpected situation, emergency or disaster, we have the right to void this contract. If that were to happen, we would offer you a selection of other potential available properties.
10. You will provide your clothing, food, spices, condiments, cooking oils personal hygiene products, disposable goods, paper/plastic goods. There are nearby stores to purchase all of these items. We do not promise and ice maker so bring a bag of ice just in case.

11. You are only allowed to have the number of people on property as stated in your email request form. For example, if you declared 8 people on your reservation request ,then only 8 people can be on property at any time. This rule includes visitors not spending the night.

12. Prior to your 10 am departure on day of check out, the home will be tidy and left in good condition. This includes all dishes and kitchen surfaces, taking out all trash from yard and home and placing in containers provided, sweeping all the floors and removing the sand, returning indoor and outdoor furniture back to where it was found, wipe up any obvious spills, stains. We will send in a crew to do your laundry at 10 am on check out day. If there is excessive cleaning and additional fee will be charged.

13. This is a no pets , no animals property unless there has ben a prior arrangement and a prepaid cleaning fee for pet dander. Approved animals must never be left alone in the home. They must be with you at all times or in a kennel. No home allows pets in beds or on funiture.

14. Terms and conditions: The terms of this rental agreement are: no refunds. There are no refunds, for any reason. Renter further agrees once a payment to retain the home has been made, the terms of this contract specify no refunds. Once Renter arrives at rental property, Renter agrees they must inform Oceanside Beach Rental in writing of any condition that needs repair or does not meet with their expectations. Renter agrees Oceanside Beach Rental has 24 hrs to evaluate complaint and rectify or repair said situation. If repairs and or replacement can -not be made within 24 hrs, renter agrees to a maximum reimbursement and compensation of up to $45 per stay. That amount will be decided by the booking agent.
Renter guest further agrees the beach and ocean are an ever changing environment. Renter agrees the amount and appearance of sun, tides, beach sand, beach rock and access to the public beach will and does change daily. Renter agrees there are no assurances made what so ever regarding the beach or the appearance of the beach, ocean or tides or the amount of sun. Renter agrees the amount of sand or rock may currently be more or less than indicated in advertising photos and descriptions.
Any attempt to reserve a property by providing false or misleading information will cancel your reservation and you will forfeit any money or deposits paid to reserve the home. Since we have a no refunds policy, we suggest you purchase travel insurance fora variety of protections. Renter agrees to accept the home, contents of the home, beach, sand, rock, ocean and weather in as is condition for the duration of their stay and for the payment amount agreed to at time of booking.

15. Owner and their representatives are allowed to access and enter the property at any time for the purposes of repairs, inspections , complaints and delivery of replacement items. We will make every attempt to notify renters prior to any emergency repair, inspection or replacement. If there is a spa on property there will be a spaman who will come and clean. He will knock but if there is no answer, he will let himself in
16. Guest agrees the most common cause for extra charges and fines is too many people. Second most common cause is damage to sheets and towels and stains left on furniture.

Thank you so much for this wonderful property! We really enjoyed the time there. The location and views were perfect. For our group, the number of bedrooms and bathrooms was perfect. The kitchen was great and had all we needed. The couch was comfy for relaxing. The beds and linens were very comfortable.

We were two families with 3 kids between 8-11 years old and had plenty of room to spread out and be comfortable. The place is huge and equipped with everything we could have ever needed. The terrace is relaxing and gave us amazing views and sounds of the ocean. We all lived in luxury during our stay. And it was such a plus to have two parking spaces in the garage. We were within a short walking distance to shops, amazing restaurants and beaches. A few of the days we cooked at home and had every kind of kitchen tool we needed. The property managers were helpful and responsive. The place is kept immaculately clean and well organized. The only downside of our stay (which has nothing to do with the property) was the foggy weather throughout most of the week which apparently is normal for this time of year. We made the best of it and drove about 20 miles north one of the days to find a sunny beach.

There were 8 of us. We brought our four adult children and their spouses to celebrate the new year! So much room for all of us. The patio was the highlight, the views and space was used all day and night. Would definitely return!

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Nice location and quiet surroundings. The ocean is right on the back yard. You hear the waves along with sleeping. Found this gem while looking for a place to have a family holiday getaway. We came from St Louis MO and Greenwich CT and up the coast in Anaheim to have some time together. This condo was just great. Beds were comfy. Kitchen was fantastic. Right on the beach. Listened to the waves each night. Close to stores and restaurants. We will. Ok again for sure!

This was my first time staying at the strand in Oceanside. We usually stay just down the beach in Carlsbad but our normal place was not available due to my last min schedule change so we decided to give this a try. We were very impressed! The accommodations are new and are very nice. We really enjoyed being on the strand, it is a very lively place with a great vibe. We had a fairly busy week consisting of our standard activities (amusement parks, beach, surfing, offshore fishing etc) but something we really liked about this place was sitting on the balcony at the end of the day, having a couple of drinks, and watching all of the activity on the strand! We highly recommend!

Our family spent a long weekend in Oceanside to attend our son's graduation from St. Augustine University's Physical Therapy Doctorate Program. The location was perfect. This condo is over the top and more incredible than the pictures show! Especially enjoyed the deck with fire pit in the evenings watching the sunset and having the ocean right below us. Pier and town are all within walking distance. Condo is very luxurious, beautifully decorated, and well maintained. Brad was the perfect host/property manager.......always a phone call away if we had questions or needed anything. Our stay was definitely a five star experience. We look forward to staying at this property again in the future and would highly recommend this property to anyone who is looking for a condo that is right on the beach with awesome ocean views!!! What a beautiful property and great location in Oceanside. The beach was a few short steps from the property and a 10 minute walk to downtown Oceanside and the Pier. It was just as shown in the pictures. Very comfortable, three nice bedrooms and baths, as we had five people in our group. The living area and deck were great for getting to together, or just sitting around looking/silencing to the ocean waves. The view from deck was phenomenal, as we had the condo on the second floor. It was great to be up there watching the ocean and the surfers! The kitchen was fully equipped, which was great. We didn't do any main meals, but was perfect for light breakfast, drinks and snacks. There was beach equipment (chairs, floats, coolers, umbrellas) in the storage area; however, we only used the umbrellas while we were on the beach. They had beach towels right inside the door for you use and a small bucket and benches outside the door ready for us to rinse our feet before we went back into the condo. Having two parking spaces was great as we did come down in two vehicles. It was very quiet, although we had neighbors next us, so that very nice. We all had a wonderful time and look forward to staying there again in the future.

All in all a great home. Everything as advertised. Beds and sofa were comfortable. Everything was clean. We'll stay here again. Words of advice, however, there is no wifi on the balcony. We suggested to management that they fix that since we spent a lot of time out there. And, our Verizon and AT&T phones had no signal on the balcony, so be forewarned. Also, the instructions for the wifi in their advance email don't work - pay attention to the directions on the TV in the living room. Lastly, and this is very important... pay attention to the instructions in their guest book about locking the sliding doors to the deck. Unimaginable how this could work, but we locked ourselves out on the deck with no way to get back in (2nd floor). We had to yell down to strangers below, give them our front door access code so they could go in the house and let us back in. A bit of an unnerving experience. All that said, you can't beat the view and proximity to the beach.
