THE SPACE
Step into the warm embrace of Penny River Run, where comfort and elegance await at every turn. Enter through the keyless mudroom entry and take your first steps into the open-concept kitchen and dining area, designed to blend style with function effortlessly. Wander into the great room, where plush seating invites you to sink in and unwind. Sunlight pours through the grand 25-foot vaulted ceilings, casting a warm, golden glow across the space. Wrap yourself in one of the cozy throw blankets provided, add a pillow for extra comfort, and take a moment to breathe it all in.
The floor-to-ceiling windows frame stunning Sunday River views, flooding the room with natural light and creating an atmosphere of airy, spacious serenity. This is where cozy meets comfort—your perfect retreat awaits.


KITCHEN
Steps away, prep and cook your best culinary creations in the fully equipped kitchen with all the standard major appliances – refrigerator, stove/oven, dishwasher, microwave. Handy small appliances – crockpot, waffle-maker, and toaster – are also at your fingertips. You’ll find plenty of counter space – including the kitchen peninsula – and all the cookware, bakeware, dishware, flatware, glassware, serving-ware, storage containers, and utensils you need to prepare and serve your favorite recipes.

Grab your morning hot beverage from the coffee bar, featuring both a drip coffee maker and a Keurig combo. You’ll also find a hot water kettle, along with provided ground coffee, K-Cups, teas, creamer, and sweeteners.

DINING
Dine at the large table for 8, supplemented by barstool seating for 3 at the kitchen island (also a sweet spot to sip hot beverages or enjoy breakfast, lunch, or a snack).

OUTDOORS
While you’re outside, explore over an acre of private land and check out breathtaking mountain views, discover nearby hiking trails, and observe wildlife – guests love the deer visitors... Best of all, soak your stresses away in the 6-person hot tub off the living room. At night, enjoy roasting marshmallows by the fire pit and telling stories amongst friends and family.

MAIN LEVEL
After a full day of exploring all of Maine’s outdoor offerings, you’ll welcome the mudroom’s boot warmers for wet boots and plenty of hooks for bulky winter coats, followed by a relaxing warm-up in the hot tub. Whether you’ve been skiing, exploring all the local area has to offer, or just hanging out enjoying the many amenities of Penny River Run, head for a restful night’s sleep in your choice of four bedrooms, all with TVs, as well as fresh and extra soft linens.

Discover two guests’ bedrooms on the main level. Bedroom one boast a king bed flanked by bedside tables with lamps. You will have a large closet with a provided luggage rack, tall chest of drawers, and nightstand drawer for storage. Lull yourself to sleep watching the 50” ROKU TV with guest mode.

Bedroom Two with its queen log bed, bedside tables with lamps, blanket rack, and access to the back deck. Wind down to sleep watching the 32” ROKU Smart TV. Storage is in the form of a small chest with drawers and closet with a provided luggage rack.

These two bedrooms share a newly designed bathroom with sink vanity, bath/shower combo, and all bathroom essentials.

Off the main living area enjoy game room number one which features Golden Tee, Mortal Combat, wall Scrabble, Shuffleboard and a bar. You won't want to miss the entertainment in this room!

UPSTAIRS
The third level provides a large primary bedroom featuring a modern elegant design with a king sized bed. There is a large closet with a provided luggage rack for storage, as well night stands with drawers. A cozy ensuite bathroom provides a shower/tub combo and sink vanity. Please note, this is a smaller but very functional bathroom with all essentials provided. Enjoy watching the 50” ROKU smart TV from the comfort of your own bed. Enjoy playing shuffle board for endless hours!

BASEMENT
Unwind in this spacious and luxurious basement retreat, perfectly designed for relaxation and entertainment. Picture yourself lounging on one of four oversized bean bag chairs in front of a 50" Roku TV or engaging in friendly competition at the foosball table or a friendly game of darts!

Drift off to sleep in the cozy nook with four queen-over-queen beds or retreat to the private bedroom featuring a plush queen bed and a walk-in closet with ample storage.

Refresh and rejuvenate in the spacious hallway bathroom with stand up shower and all bathroom essentials. This bathroom has access from the small hallway across from bedroom four.

A dedicated mechanical room with a washer and dryer adds convenience to your stay. Please keep this door closed and keep small children out.

OTHER THINGS TO NOTE
✅ Security cameras that record audio and video are installed above the garage with a view of the driveway. This camera is utilized solely for insurance and safety purposes and are not monitored unless a safety concern or neighbor complaint arises.
✅ Parties are not permitted, per booking agent regulations.
✅ A starter supply of paper towels (2), toilet paper (2 per bathroom), laundry pods and dishwasher pods will be provided.
✅ Two dogs max and pet fee applies
✅ Wooded areas are homes to critters such as but not limited to deer, bear, squirrels, rodents, spiders, ants, and insects. We are contracted with a pest control company with scheduled treatments; however, we cannot guarantee that any such critters will not be visible in or around the cabin. The presence of any such critters does not entitle the guest to a refund.
✅ Bear warning! Please DO NOT leave food outside of the home and all trash MUST be secured and bagged in the garage trash bin. Please do not leave food in your vehicles as bears have been known to break glass and open doors to seek out food.
✅ Please do not wear wet boots in the home; leave your wet boots and shoes in the mudroom.
✅ Hot-tub rules are covered in an email to booked guests and posted outside of the hot tub.
✅We highly recommend AWD in the winter months.
✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $48 for stays up to 10 nights, with an additional $2 per day for stays longer than 10 nights. Damage waiver purchases are optional. To make this process easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account, it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.
