First check in was at another location which had no parking so I had to double park. Once we got to the b&b's location there was no parking. We had to park in an alley behind property. The room was very dated and had cob webs. Sink was in bedroom which was not that big of a deal but worth mentioning

A for effort.
My husband and I chose this B&B since it was one of the few places close to town that didn't have an over the top rate. It was good for what we paid for, but the condition of the room was below average. The paint was peeling, and the walls and carpets were heavily stained. The staff was very pleasant, however. They own several B&Bs in the area and operate out of another location so it's possible they just aren't aware of the condition the Elm Street Inn is in.

room that filled the bill
just needed a small room for a few days. My room had a small private bath - so that was nice.

Location
Location was perfect for our needs since we were attending a wedding on Goat island. I think a bed and breakfast means breakfast in the morning. We had to check in at a different location. That was fine , but that was the last we saw of any staff.
We had to make our own coffee. That wasn't so terrible, but there were boxes of cereal with no available milk.
There were large containers of yogurt only 1/4 full.. (gross!)
It really isn't that difficult to provide some fresh fruit, muffins, and unused yogurt ....at least we could help ourselves with that....
Bad experience
Seemed charming for starters but... Breakfast is served throughout 3 affiliated inns on Clark street, not at elm street. We were walked through all 3 just to find a seat, the French toast was just toast but blueberry pancakes were great. Housekeeping did not visit the room until after 5pm daily, the last day they didn't come at all but dropped of linens at 630pm while we were getting ready for dinner. Neighborhood was nice but accommodations were barely acceptable. The bed was far from comfortable, mattress was a valley of fatigue and bedding was notch above goodwill. Overall, it was sketchy at best. Just checking in was problematic despite prior arrangements
