Villa Loredana is an authentic Tuscan farmhouse with an annex, set in an extensive garden in the hills near Montaione. Surrounded by rolling countryside, vineyards and woodland, this 19th-century stone property has been carefully restored to retain its traditional character, with terracotta floors, beamed ceilings and wrought-iron details. Encompassing six bedrooms in total, Villa Loredana is ideal for families or groups seeking a balance of shared spaces and independent living. Outdoor areas include two swimming pools, shaded dining and lounging areas, a barbecue and a decorative pond at the far end of the garden. From the villa, you can easily explore nearby villages and vineyards of the Val d’Elsa and Volterra, San Gimignano and the Tuscan coast. The owners’ house is adjacent but separated by a fence. They do not live there on a daily basis and remain available if required.

The property consists of the main farmhouse (approximately 270 sqm) and a two-storey annexe (approximately 100 sqm). FARMHOUSE - GROUND FLOOR – Open-plan living and dining room with fireplace; kitchen with wood-burning oven and fireplace; guest bathroom. FIRST FLOOR – Two double bedrooms; master double bedroom with en-suite bathroom with shower; twin bedroom with joinable beds; bathroom with shower. ANNEX - GROUND FLOOR – Living room with fireplace; bathroom with shower; service kitchen with washing machine and access to a tiled terrace with wooden roof. FIRST FLOOR – Twin bedroom with joinable beds; double bedroom; bathroom with shower (no bidet, equipped with a hand shower). Air conditioning in the bedrooms.
Park:
The fully fenced garden extends over approximately 3000 sqm, featuring lawns on several levels, connected by stone steps and bordered by hedges, cypresses, and Mediterranean vegetation. A driveway lined with cypress trees leads from the entrance gate to the parking area beside the annexe. Outdoor spaces include a shaded dining area beneath a large tree, a stone terrace with colourful potted plants, and a brick barbecue near the pool. In the lower part of the garden is a small pond. Parking is available on site for up to three cars.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The pool area is on a slightly lower level than the house and accessed via a tiled path. The main pool measures 12 x 6 m with a variable depth from 1.20 to 1.40 m; rectangular in shape; PVC lining; chlorine purification; internal lighting; metal ladder for access. The adjacent children’s pool measures 6 x 3 m with a constant depth of 0.50 m. Both pools are bordered by a light stone solarium with sunbeds, umbrellas, small tables and ornamental features. A shower is available in the pool area. The pools are open from the last Saturday in April to the first Saturday in October.
