Step inside to a light-filled open plan living, dining, and kitchen area designed for relaxed coastal living. Large windows capture ocean views and a cosy fireplace makes it the perfect space to unwind during cooler months. The fully equipped kitchen features modern appliances and generous bench space, ideal for preparing shared meals. The home comfortably accommodates up to 10 guests across five bedrooms. The master suite downstairs includes a king bed and ensuite with magnificent and very private views onto the sand dunes. There are three other bedrooms downstairs with Queen beds in each and serviced by a family bathroom. Upstairs is a fifth bedroom with King bed and private ensuite bathroom making a total of 3 bathrooms in total. There is also a convenient additional powder room. Reverse cycle air conditioning and ceiling fans ensure year-round comfort, and all linen and towels are provided. Please remember to bring your own beach towels. Off-street parking is also available for guests' convenience.

Up to two small dogs are allowed on holiday with you but a $75 pet fee will apply.

You’ll have full access to the entire home. The property offers off-street parking and is positioned right by the beach access track for ultimate convenience.
Please note that the lift/elevator is only available on request. The adjacent set of stairs to access the upstairs spaces include about 20 stairs to climb.
We are available as much or as little as you need. We are only a few minutes away.
Located on the beautiful Fleurieu Peninsula, Timbers By The Sea is just a 3-minute drive to the heart of Middleton and only a few more minutes to Port Elliot with its boutique shops, cafes, Horseshoe Bay, surf club, and stunning walking trails. Head the other direction to reach Goolwa and enjoy a Coorong cruise, visit the Kuti Shack for a seafood feast, or ride the iconic Cockle Train to Victor Harbor.
A car is the easiest way to get around, though a shared bikeway connects Goolwa, Middleton, Port Elliot, and Victor Harbor for those who want to explore on two wheels.
Please note that two downstairs queen bedrooms will be locked for bookings of 4 guests or less and one bedroom locked for 5 guests. All bedrooms available from 6 guests to 10. Bedrooms can all be available for smaller groups at extra cost.

Please treat the our home as if it were your own. Kindly leave the property in a tidy condition upon departure. Unexpected additional cleaning cost will be forwarded to you.
$200AUD cleaning/deodorising fee charged if guest is found to have been smoking in the property.
CHECK OUT: Check out strictly at 10AM. Additional charges will be incurred for our cleaners time if not vacant upon their arrival unless otherwise agreed upon by our tea.
LOST KEYS/LOCKOUTS: Please keep the property key with you all the time during your stay. Lost key/emergency key delivery charges will be $180AUD plus key replacement fee or cost of a locksmith.
LOST PROPERTY: For any items left behind - the host will hold the item for a maximum of 30 days from check-out date after which time they will be considered abandoned and disposed of or donated. During the 30 day collection period, collection can be arranged by way of the guest providing a prepaid postage bag to a supplied address or the item can be collected in person at an agreed time and location.
