The Space:
Just a short 10 minute drive to Lubbock, this new construction duplex home has an open concept living room kitchen and dining area. The living room features a 65-inch Android enabled smart TV, a huge comfortable sectional, and a modern decorative touch so that you can enjoy a great stay here.
Two of the three bedrooms feature queen beds with their own closets. The master bedroom has a king bed and its own 55-inch Android enabled smart TV as well as a private attached bathroom with plenty of storage and closet space. Each bedroom has all new furniture, mattresses, and decorations as well as room darkening blinds and lamps on each nightstand.
The kitchen has everything guests will need to prepare their own meals or enjoy their takeout food. There are plenty of dishes, cups, pots, and pans as well as the typical kitchen appliances such as a toaster and a drip coffee maker. The island in the center allows guests to enjoy their food there or the large dining room table has enough seating for the whole family.
Each bathroom has plenty of bath towels, hand towels, and wash cloths needed for a comfortable experience. Both bathrooms have tub/shower combos and there is a wall mounted hair dryer in each bathroom. Wall-mounted shower dispensers have been filled with shampoo and body wash in case you forgot your own from home.
Parking is available in the garage or in the driveway of the property. There is more than enough space for 2-4 vehicles.
There is a small rocked backyard out back if you need a place to enjoy the outdoors or West Texas sunsets.

**Please do not have mail sent to this property as we do not have the mailbox keys. If you are needing something delivered from USPS, you will need to contact the local post office to make pickup arrangements.**
Parties and events are strictly prohibited at this property. If there is any violation to this policy, a fee of $500 will be charged immediately.
This property is not pet friendly so please plan of leaving your furry friends at home. There will not be any exceptions to this policy due to the owner's severe allergies and a fee of $250 will be automatically applied if you are caught in violation of this.
We supply freshly laundered linens, bedding, and towels for all of our guests. We also supply paper towels, toilet paper, laundry detergent, dish soap, and hand soap for a short 2-3 day stay. Long-term stays will need to replenish latter items at their own expense. Although often there will be a variety of condiments, such as coffee, etc., we cannot guarantee what will be available.
Guest Access:
All areas of the property are available to guests with the exception of any locked cleaning closet.
The Neighborhood:
This house is located in Shallowater, Texas just 10 minutes from the West side of Lubbock. The home is located in a new subdivision just across the street from the high school and football stadium. This neighborhood is very quiet and safe and should provide a very restful place for your stay.
Getting Around:
A car is recommended since this home is located just outside of Lubbock. Uber and Lyft are definitely options if you don't have a vehicle or if you need a ride service during your stay.
Parking is available in the driveway, in the garage, or on the street in front of the house.

This property is a duplex, and each side is a separate Airbnb. Please make sure to be respectful of other guests next door and the people living in the neighborhood. If you have a large group and need both sides of the property, please feel free to reach out so we can help accommodate this request.

Host-Initiated Cancellation Policy
While we make every effort to honor all confirmed reservations, there may be rare instances where cancellation is necessary due to unforeseen circumstances.
In the event that we must cancel your reservation, the following terms apply:
Full Refund: Guests will receive a 100% refund of any payments made toward the reservation.
No Additional Liability: Our responsibility is limited strictly to the refund of monies paid. We are not liable for any additional costs incurred by the guest as a result of the cancellation, including but not limited to alternative accommodations, transportation, or other travel-related expenses.
Best Efforts to Assist: In the event of a cancellation, we will make reasonable efforts to offer alternative accommodations within our property network, if available, but we cannot guarantee availability or rates.
Force Majeure Clause: We reserve the right to cancel the reservation due to events beyond our control, including but not limited to property damage, utility failures, natural disasters, or changes in local regulations that affect short-term rentals.
Sale of Property: In the event the property is sold prior to your scheduled stay and the new owner does not wish to honor existing bookings, we reserve the right to cancel your reservation. A full refund of any payments made will be issued, but we are not liable for securing alternative accommodations or covering additional expenses.
Removal from Rental Market: We reserve the right to cancel reservations if the property is permanently or temporarily removed from the short-term rental market for any reason. Should this occur, a full refund will be issued, and no further compensation or liability will be assumed.

Check-in information, including the keypad code, will be sent before your check-in date. We reserve the right to decline any alteration request.
House Rules:
- No pets!
- No house parties. Unauthorized parties will result in an immediate $500 fine plus damages.
- No smoking inside the property.
- No excessive volume that would disturb the neighbors.
- Clean up after yourself. This includes all dishes and food items.
- If you break something, message us and let us know immediately.
Interaction with Guests:
Our interaction with guests is very minimal. The front door has a keypad so that you may let yourselves in and out. Please only use the keypad lock to lock the door. Do not lock the bottom lock on the front door. Should you need anything during your stay, please message us and we will be happy to assist.
