Inspired by the Garland of Roses won by all Derby winners at neighboring Churchill Downs: rose-filled grounds, interior well appointed w/ contemporary art & historic artifacts of equine & regional heritage.

All four bedrooms, each named for a type of rose, have crisp new bedding and mattresses. Two stylishly updated bathrooms. Huge eat-in kitchen, great for foodies and sports fans alike. Room to seat 10+ flows onto private deck with dining area and new electric grill.

Three car garage (access with special arrangement and fee), driveway (can fit 4 cars) and plenty of street parking. Access to entire house and grounds. Private fenced-in yard, and driveway. Willing to go the extra mile to help accommodate your needs. Just ask!

Lots of regular pedestrian foot traffic and sports-focused energy, unlike anywhere else in town.

Within a few blocks you have a local Pic Pac grocery, gas station and long-standing dive bar, all in easy walking distance. Louisville landmark Wagner's is not to be missed, a short walk + great prelude to a visit to the Kentucky Derby Museum just a few blocks from your front door.

Larger chain amenities, bank, and quick food options are a short 2 minute drive to near-by Central Station shopping center.

Excellent thrift shop, dollar store, pharmacy and Ace Hardware all a quick 3 minute drive, for any last minute necessities.

Gentrifying Beechmont with local Sunergos coffee is just a ride up Fredrick Law Olmstead designed esplanade Southern Parkway. Iroquois Park and Amphitheater + Central Park, both abt a 10 minute drive. The heart of UofL is super close, and the newly renovated Speed Art Museum is a quick drive up 4th Street.

Several other inexpensive local restaurants in the vicinity - regular top picks for Vietnemse, Pan-African, BBQ and Mexican.

Frankly South Louisville is quite under appreciated, sometimes residents not familiar with area may describe it as a little rough around the edges, but we at Garland House believe otherwise, and are squarely situated in the positive emerging energy of the area. We share a strong pride of place which has always been an important part of the character of South Louisville.

Of course your comfort and safety is tantamount, we have taken care to insure your protection, but just like anywhere else, please be aware of your surroundings and respectful of our neighbors.

We feel certain you will soon appreciate the warmth and unique charm the area has to offer. We keep an extensive suggestion book on site, stock the place with local periodicals and entertainment updates, and are more than happy to provide suggestions or facilitate your visit however we can, please feel free to ask.

Long term rentals will be considered please inquire with any specifics.

Please note, a mandatory bi-weekly cleaning is compensatory with stays over three weeks. It will be pre-arranged with guests, and $175/per cleaning will be due prior to the agreed upon dates.

***For your security, there are two camera device (ring and canary) which monitor the front and back entryways. These have a limited scope and are used to monitor the property. Please do not tamper with the equipment. If you have questions, please feel free to inquire.

First, Jodie was great! She had fantastic recommendations for the area and had the house in perfect order for us. There were thoughtful notes as well as helpful items for our stay throughout the home. The beds were nice and the record player was a nice touch! My only further notes, would be that the basement is a little more 'rustic' then it appears with very low ceilings - but we were upstairs the whole time anyway. Also, the neighborhood homes weren't nearly as well cared for as this home, but the proximity to distilleries, campus, and churchill downs was fantastic. Thanks Jodie for a great stay!

We where in town for a show at the Kentucky Fairgrounds. Stayed for 17 days. Great location is only a couple minute drive from the fairgrounds gate. House was very nice and just as advertised. Jodie was easy to work with and had all check in information well ahead of time. Only down side is there are not many dining options close to the house. That's being very picky on a very nice place.

We rented this propery for the Bourbon and Beyond music festival and couldn't have been happier. The owner was in touch enough to make sure we didn't need anything but no so much it seem intrusive. As stated in the description this propery in an older/blue collar part of Loiusville but it's proximity to so many of the major attractions CAN NOT BE BEAT. If you have an event at or near Churchill Downs, University of Louisville , or the Expo Center/Fairgroumds you'll be hard pressed to find a more convient property. House was well stocked with all the essentials and very clean. The fenced in backyard was perfect for us since we travel with our pups. If we ever return to the area we will see if this house is available again.

Cute house, quite neighborhood, and close to the fair grounds. I was able to have my little dog and enjoyed my stay as it made being gone at a horse show more like being at home rather than on the road.

Great location for Expo Center, Churchill Downs, UofL and really anywhere you want to go in the city. Very quiet neighborhood. Beds were wonderful and the place was very clean.

Walking distance to Churchill Downs and very close to KY expo. Older house with typical quirks of a house but remodeled nicely. Good kitchen, large washer/dryer which is one of my primary needs since we were here for NAILE. Would rent again.

Garland house exceeded our expectations. I am from Louisville and was back for vacation with my two small children. I had never spent much time in this neighborhood and loved how convenient it was to everywhere I wanted to go. Garland House is impeccable and you can tell the owner has taken a lot of care and I even got some design ideas for my own home. Jodie was a wonderful host providing very detailed instructions and lots of little touches like fresh fruit and coffee, local bread, etc. I'll def stay at Garland House again during any trips back and it might be the best rental out there for anyone going to Churchill Downs as it's an easy walk!

Our group of six loved staying at Garland House. Our host was very responsive and thoroughly answered all my questions about local restaurants, shopping and things to do. The house was well appointed (enough to make our own meals), well located to explore and enjoy ‘ville and quaint and cozy for our group of friends. We were blessed by hospitality and laughter at Garland! Thank you!

This house is perfect location for events at Churchill Downs, and University of Louisville. My family and I were welcomed to the house with southern hospitality, anything and everything we needed was part of the experience, highly recommended house.
