Please follow the directions provided in your check-in instructions to arrive at the front gate/security gate of the community. The back gate is reserved for residents only, and it can take about 30 minutes to backtrack to the front gate.

We will be available to communicate with you throughout your stay.

Narrow tree lined streets with campground like surroundings. Lots of wildlife! No streetlights. Lovely neighborhood for a leisurely stroll.

Speed limits are strictly enforced and speed limit violations will result in traffic citations. The speed limit is 25 mph on the main road and 15 mph on the side roads.

Centrally located. Easy access to Charlottesville, Fredericksburg, Culpepper, Washington D.C.

Please note that all community amenities are paid for by the guest. Two complimentary daily passes will be provided at no cost. Additional passes may be purchased. Amenities available: pool, golf course/golf simulator, and equestrian center.

We are unable to accept USPS mail at the property mailbox. The mailbox is not set up for guest mail delivery, and any USPS items delivered may be returned to sender. If you need to receive packages during your stay, we recommend using UPS, FedEx, Amazon Lockers, or a nearby pickup location instead. Thank you for your understanding!

Please note: If you make a reservation for this property, you are actively accepting the house rules in place:

*The primary guest must be at least 21 years old to book this home. We reserve the right to verify government-issued ID prior to accepting a reservation.

General Conduct
- Quiet Hours: Please keep noise to a minimum to be respectful of our neighbors, especially between 10 PM and 9 AM. We have a noise monitoring device that measures noise levels without recording conversations.
- No Parties or Large Gatherings: Parties or large gatherings are prohibited without prior written approval from the host.
- Check-In/Check-Out: Check-in is at 6 PM and check-out is at 11 AM. Early check-ins will be considered on a case-by-case basis and may incur a fee due to enhanced cleaning measures and third-party cleaning schedules. Guests overstaying or delaying housekeeping will be liable for associated costs.
- Guest Limit: Only the number of guests stated in your reservation is allowed to stay overnight at the property.

Property Care
- Removal of Shoes Indoors: Please remove your shoes inside the property to maintain cleanliness.
- Cleanliness: Please leave the property in the same condition as you found it. Dispose of trash in the designated bins.
- No Smoking, vaping, or Drugs: Smoking, vaping, and illegal drugs are prohibited, including on porches and in shared spaces. Smoking is permitted at least 20 feet from the house. Violations of the smoking policy incur a $300 fine plus cleaning and repair costs. Marijuana use, in all forms, is strictly prohibited.
- Guest Responsibility: Guests are responsible for immediately reporting any damage or issues to the host.
- No Commercial Use: Commercial photography and videography without prior written consent are strictly prohibited.
- Illegal Activities Prohibited: Illegal activity, prostitution, and possession of firearms are strictly prohibited.

Pet Policy
- Confirmation of Pets: All pets must be accounted for on the reservation. Any changes to the information must be reported immediately to the host.
- Cleanliness indoors: Pets are not allowed on provided linens; an additional $50 fee will apply for excess pet hair on linens.
- Safety and cleanliness outdoors: Pets are strictly prohibited from entering neighboring yards or private driveways; always keep your pet within our property lines or on a leash.
All pet waste must be picked up immediately using a waste bag, regardless of whether it’s in our yard, a common area, or on the sidewalk. Sealed waste bags must be placed in the exterior trash bin only; do not leave bags on the ground, in storm drains, or in neighbors' trash cans.

Amenities
- Initial supplies of amenities like toilet paper and paper towels are provided. Guests are responsible for replenishing these items as needed.
- Wireless internet is provided as a courtesy. Service can sometimes be erratic. We are not responsible for internet issues or provide technical support, and no refunds are issued for internet service problems.
