"Great place, excellent value "

"enjoyed our stay, we were in the loft room, ok but steep stairs at top floor. the room had all you needed for a self catering stay if you wanted. we opted for breakfast. Breakfast was perfect, one of the nicest cooked breakfasts i have had in a long while. the service was excellent, very friendly and helpful. good location, i would stay here again no problem. only small thing was there was no hook on back of bathroom door for clothes, this is always guest houses forget, just a little thing but...

"Really close to Bootham Bar and everything that is inside the walls. Very warm welcome from friendly and helpful staff and even though my room was over the main road, noise didn't bother me. The room "York Theatre" was very well appointed with everything you'd need. Good size with a large en-suite and a lovely comfy bed. I'd definitely recommend staying here. "

"Jamie was most helpful, close to York racecourse and plenty of shops close by. Nice pub, The Volunteer 2 minutes round the corner. Only downside was the shower, nothing wrong with the shower itself but the floor was slippy and could do with a mat as I did slip over, luckily no damage but someone could have a nasty accident."

"Mark is a wonderful host who really cares about your experience. The rooms are comfortable with a fridge and iron just outside if you require them. The breakfast is delicious and dietary requirements are well researched and catered for which is very much appreciated The bed is comfy with nice full pillows and duvet. There is a heater to keep you toasty when it’s cold in June! The location is excellent for Thirsk centre and right next to a big Tesco. The only thing missing was a full length...

"I think the location is great. It’s close to the train station and the city center. Easy to walk to and from town. The breakfast was good, the staff is very friendly, and our room was clean and comfortable. I would definitely recommend this place and come back if I go back to York in the future."

"Great welcome. The room was exceptionally spacious over two floors, with 2 bathrooms. Very clean, with no wear and tear or damage. Excellent facilities. "I was staying in the property for four nights, spending most days sightseeing. For a double room it was a bit cramped, but for a single traveller on a tight budget perfectly sufficient. The room was equipped with an electric kettle and a mini-fridge, which was convenient for a few day stay. "No good so not a B&B. Requested 1st for got 3rd no elevator. Front office very nice said we had a maze to get to room but steps were not that bad. Cleaning was great all things worked. Bed not soft good! Big problem was no food. 😒"
