The House:
The house is a historic riverfront home built in 1926 in the town of Morattico, Virginia. Perfect for groups of friends with kids, or family reunions. Here are some details on this beautiful getaway:

- On 1 acre of land with plenty of privacy.
- 4 bedrooms, 1.5 baths plus enclosed outdoor shower, and additional outdoor shower open to the sky.
- Wrap around screen porch with swinging porch bed, deep seating, bar area, and water/ sunset views
- Living room with Wifi and internet enabled TV for login with your Netflix/ Amazon Prime account. Living room couch is comfortable to sleep on and door can be closed to provide privacy/ 5th bedroom.
- Dining room with table for six plus additional table leaf.
- Dogs allowed.
- NO linens/towels provided. Beds have top comforter and pillows but no sheets or pillow cases.
- Yard, dock, and waterfront has incredible amenities (read more about it below).

Room 1: Upstairs Bedroom has a queen size bed and antique dressers. Has gorgeous water and sunset views from 4 windows. Shares hall full bath.

Room 2: Upstairs bedroom has four (4) full/ double size built-in bunk beds which will sleep 8 in this room. Perfect for kids! Shares hall full bath.

Room 3: Upstairs bedroom has a queen size bed. Water views from windows. Shares hall full bath.

Room 4: Downstairs bedroom with queen size bed and antique dressers and armoire. Water view. Half bath on ground floor, can also share full bath upstairs.

The Land:
This home is situated on a sandy beach on the bay of Lancaster Creek just as it meets the Rappahannock River. Approx. 100' of waterfront fun!

- Water is approx 3' deep at the dock at mean low tide, with a wonderful smooth sandy bottom (not muddy!).

- Pulley mooring system, power and fresh water hose for your boat needs!

- Fishing rods and Carolina rig fishing tackle ready to go!

The northern neck of Virginia is a remote historic region where you can get away from it all, but it is surprisingly close to everything:

- 20 minutes to Warsaw for local dining, groceries, ice cream parlor.
- 20 minutes to Kilmarnock/ Irvington/ White Stone for boutique shopping.
- Historic local attractions include the birthplace of George Washington, the family home of Robert E Lee at Stratford Hall, and Morattico's very own Morattico Waterfront Museum within walking distance!

The house had plenty of space for our family of nine 3 couples and 3 children ages 13,12,6. The kitchen had everything we needed. We loved spending time on the dock fishing and crabbing. Although we wasn't able to swim most of the time because of all the jelly fish we still enjoyed our vacation

We knew the Northern Neck. For others a bit out of the way. But it's the land of pleasant living and a great place to relax. Lots of ways to enjoy the water. We used the crab pots, canoe and kayak. Inconvenient to have to bring sheets and towels when you're driving cross-country.

We really enjoyed everything this place had to offer for a fun river experience. The grandkids/kids enjoyed hours of jumping off the dock and the water toys included. My husband enjoyed being able to have his boat secured at the wonderful pier/dock with fish cleaning station. We sunned, went boating, caught lots of crabs, enjoyed beautiful sunsets and cooked on all of the outdoor options available. Lots of outdoor space to gather together. I especially loved the outdoor shower and appreciated the comfortable beds. My only complaint (and it may be good for others) is that we brought lots of supplies and food to cook meals for our large family and there was not much room in the refrigerators and cabinets because of the owner's supplies. I just stored what I could in bags and it all worked out. The longer I was there, the more I fell in love with the place.

This was the first time booking an Air B&B. The Howe owner made the process very easy and welcoming. The place was relaxing and peaceful. The kids enjoyed fishing and canoeing.

Away from it all and in the middle of nowhere is the main feature for this property and the boat dock. The house needs some sprucing up and some updates but you can tell the owner is making progress on getting things fixed. Overall the house is charming and the property private and enjoyable.

If you are looking for a peaceful location for relaxing and to get away from it all, this is your place! Our family enjoys water activities, and you cannot get any closer to the water than this property! We much appreciated the provided crabbing and fishing equipment/gear, kayaks, canoe and 'floaties!' We prefer staying in older homes with character than fancy hotels, meaning the house was just right for us! :) We wish we owned a boat.....that would have made our vacation 100% perfect! If you want a vacation location around the corner from stores and restaurants, then this may not be the place for you, but if you want to kick back and enjoy quality time with family and friends, this is a great place to do just that!

Location is wonderful! Extremely quiet and private. This is NOT a resort area just a quaint former fishing village. Great facilities for bringing your boat. Beach size varies with tide cycles but was very adequate. House is close to 100 years old but has had a lot of renovation. We were anxious about 5 people sharing a bath and a half but then we discovered the wonderful open air outdoor shower. It got more use than the indoor shower. Owner has provided every imaginable water toy and convenience. Only drawback was limited internet (tv was internet based and buffered excessively. Provider problem not owners fault.) And then there are the sunsets!!!! Have your camera ready. They are wonderful and different every night.

This is our second time here and you can not beat the beautiful water views. The house is stocked with every water toy possible! I would recommend bringing your favorite cooking supplies if you like to cook as what is there is pretty beat up!

This is a very comfortable, warm and traditional River house. The furnishings are fresh and fun and the property is equipped with everything needed to have fun on or in the water. The waterfront lot hosts magical sunset views, good fishing from the dock and is very private.

Mostly unrestored riverside farmhouse with lots of character. Great location right on the river with dock, pontoon boat, two kayaks, canoe, and sunfish sailboat included. House is a bit small inside but is comfortable with good heat and decent hot water. WiFi works if only allows five devices at once. Beautiful wrap around porch, great river views from kitchens and two bedrooms. Biggest downside is only one indoor shower, but there is a nicely constructed outdoor shower, too. Also a grill, smoker, fire pit, etc. Hoping to stay here again in the summer!

We had a wonderful stay here! The property is just as advertised, with a lovely screened-in porch for reading and relaxing on the swing. The house was very clean, the bedrooms were very nice, and a nice, big kitchen for preparing meals and all sitting down together. It was wonderful to sit out on the chairs in the yard in the morning and watch the birds.

Very cute home with tons of character. The property was exactly what we were hoping for. Incredibly private, tons of yard space to run around and a small beach area for the kids. Less than 20 minutes to everything in Kilmarnock and the state park has a fun playground and trails only a few minutes away.
