"This place is amazing! The views are spectacular. The room was perfect and the grounds are exactly what you’d expect for Tuscany. The owner is on hand at all times and is very friendly and accommodating. Our flight was delayed and we didn’t get in until midnight. He stayed up for us and talked us through the directions there. You do need a car if you’re staying here since there is no public transportation. "

"Charming little room right in the heart of the hilltop town of San Miniato. The checkin was super easy and the room was very spacious and easy to get to right at ground level with a separate side entrance right by the front-desk checkin. Would definitely stay again. "

"The property is very nice and they keep it super clean. The only issue I had was with regards to parking. The maximum time you can park is 2 hours, so i got a ticket for going over the time. To make matters worst, itwas supposed to be free parking on Sunday, but when I got up they were towing all the cars. Thankfully, my car wasn't towed but I got another ticket. When I talked to the manager, all he said was that he got a note to remove the cars from the street on Sunday, but he never...

"Beautiful villa with very nice outdoor space and excellent breakfast in a quiet village. Highly recommended if you are looking for a nice relaxing place and have a car ( 20 minutes driving to Pisa and sand beaches). "

"We enjoyed a lovely stay here whilst in Italy for a wedding. Silvia was a fantastic host, greeted us and showed us around when we arrived. The rooms were spotless, spacious and well kept. The breakfast provided was delightful and something we looked forward to each morning. The place is a stones throw away from the centre, and at the crossroads for all roads in and out of Volterra, with parking provided which was ace! "I stayed with my grown up son. We shared a twin room which was very spacious. The room and the en-suite were cleaned every day. The breakfast each day was plentiful, tasty and high quality. Much more than we could eat? All staff were polite and helpful. Were very patient with my son when he wanted to practice his Italian. If we return to the area we would not hesitate to book again."

"The host is amazing and very easy to talk with. She made sure everything was perfect. You should know this place is on top floor so there are 2-3 flights of stairs. It is worth it. Food and shopping near by. She is available anytime for questions. We stayed 3 nights and we would return! Thank you so much for such a great stay!!"

"Nice quiet spot in the woods but very close to San Gimignano. Very clean. Comfortable beds. They don’t provide towels or soaps, but that is clear up front. You can rent towels if you want and they sell soap/ shampoo in the office. "
