"Comfortable base for exploring the city. Located in the heart of Kemptown, it is surrounded by shops, restaurants, and bars, and is within easy walking distance of many of Brighton's attractions. The staff were friendly, professional, and helpful throughout our stay, making check-in and any enquiries straightforward. The room was spacious, clean, comfortable, and well suited to our short stay. The bed was a double, which was adequate for us, although some travellers may prefer a larger bed. As the property is a heritage-listed building and age, there is no lift and access to the upper floors is via a narrow staircase. Sound insulation is fairly limited which is to be expected in a property of this type. Light sleepers may notice noise from neighbouring rooms or outside. Breakfast, served a few doors down at The Charm Hotel. The selection included both a buffet-style full English breakfast and a continental breakfast, providing plenty of choice to start the day. There are a small number of paid parking spaces directly in front of the property. If they are full, there are other nearby parking options, and the staff are happy to provide advice. Overall, this is a straightforward property offering the essential amenities and we felt it was good value for money. While it met our expectations, some travellers may find it falls short of what they expect from accommodation marketed as luxury, particularly in terms of the building's age, accessibility and room features."

"Room was adequate, same as most rooms in the area. Was not the cheapest at over £150 a night WITHOUT breakfast and when I booked it was told there was parking. When we arrived was then told parking is in the street and you had to buy a daily permit at £15 a day and you also had to find somewhere in the allocated street zones to park. Not an easy task. Also, the “Balcony View” did not exist. No balcony and our view looked into what looked like the local dumping ground for rubbish at the back of the property. Highly disappointed with that. The staff were all super friendly, cannot fault them on that, and the pub where you collect your keys and get booked in was a very nice friendly place too. Our friends stayed in the next street and only paid £115 a night so I would recommend shopping about as the hotel prices fluctuate if there is any events going on. We didn’t need room service as we only stayed a couple of nights and just got clean towels. The cleaning staff were very friendly and nice people too when we spoke to them and eager to help. A credit to the company. One point I would make is they put a large fan in the room which was a real game changer as it was so hot in there. Top points for that one."
