Clean room, great food , great staff, lovey views. We were on the top floor and ceiling was very low. My 6’3 boyfriend had to crouch to walk around, something to potentially mention in the details.
Clean, lovely room, good size attic room, nice oceon view, it could do with a better mirror, as only a very small mirror in bathroom, made it difficult to get ready for night out!
Helpful friendly staff, in reception and bar area, which had good, great selection of drinks, (didn't eat there, but lunch and dinner served there)
Limited parking nearby, we ended up parking in NCP car park 10 minutes away, as we were unable to move car at timings of road restrictions nearby
Basic pub with rooms with very friendly staff. Guests get 10% off of bar food menu. No breakfast but good cafes near by. Other guests felt it was a good idea to be really loud at 4am.

Handy no-frills stopover
Decent stopover when visiting relations. Warm welcome with good parking advice. Our room was clean and functional, beds firm. Some road noise noticeable at certain times but not intrusive.
We enjoyed the view over lagoon & sea beyond when we had supper in the bar. Food was good & well-portioned; the small plates ( croquets, squid, koftas) were a welcome change from the ‘pub classics’ (which are also available there) No breakfast available in house but there’s a traditional cafe across the road ( cash only, be aware) Great position for a stroll on the promenade.

Nice friendly staff. Hotel decor dated in places but they are investing in renovation and I had one such room on the top floor. Walls a bit thin as could clearly hear a rather amorous couple next door - but that didn’t last too long!
I was prepared to be underwhelmed as the price was modest for Brighton. However it was a nice room , staff interaction was good and the location all be it a couple of miles out of town led to a nice 50 minute walk in along the prom and the beach huts. All in all a happy stay and the street parking situation was far better than the town centre.

Perfect location to get by public transport to Worthing or Brighton. Disabled parking was easy and free.
The room was overlooking the busy main road which was noisy all the time.
The oddity was room 10 has a private bathroom however its across a corridor thats used by other guests that are going to their rooms. Not great at 4am when guests are returning from their night out and you're in your sleeping attire.
Also room 10 has a balcony, accessible via the bathroom window, over a large step. Its a great view of the lagoon. Not great when someone is on the loo though.
The accommodation was just okay and the properties state of repair reflects the price. It fulfilled our need to visit a relative. The noise of different guests returning at all times, during the early hours, was disturbing which wasnt conducive to a peaceful sleep.
Inside the room was a kettle. Two lamps, one bulb and an iron and board. No sink fill your kettle or rinse your cup.... That was across that corridor in the bathroom.
The bed was firm and had 2 pillows. Worked for me.
The sunset from the stony beach was lovely which was very accessible from this accommodation.

The hotel rooms need a lot of TLC. Mould in the bathroom ceiling, badly installed appliances, chipped and scraped walls, door of the toilet didn’t shut properly, and the worst of all, toilet roll locked behind a key lock which meant that when the dispenser became empty during the night we didn’t have any toilet paper in. No staff during the night or toilet rolls to use without the empty dispenser. Nobody to help when needed something in the middle of the night when all staff had gone home and lock the bar area. The wifi router seemed to have been also turned off when staff left at 11. So bad reception on the phone and no wifi leaves you incommunicado in the middle of the night. Really disappointing experience.
Noise in the building every time other guests use the toilet is awful and kept waking us up. Noise from the street is bad so we had a very bad night sleep.
We had also booked a double room and ended up with twin beds.
Only good point was location and cleanliness. The cleaning staff do a great job. The room was spotlessly clean in spite of the general wear and tear.
All in all I don’t think we’d not be going back any time soon. If you are sensitive to noise stay somewhere else.
It was ok if you need somewhere in the area for a night. There was a lot of noise from the road and from the other guests, could hear the TV on one side and a conversation on the other.
Friendly staff but disappointed overall. There was a large window with new curtains and carpet. There was a new toilet, sink and radiator in the bathroom. But it was small and the shower itself let the place down. They have overlooked some of the basics including decent beds without headboard and gap at the end to lose your pillows.Filling the kettle at the sink was near impossible as it didn’t fit under the tap.
