This beautifully appointed 1-bedroom, 1-bath villa is just steps from the beach and offers stunning ocean views from both the living area and balcony. Located just one unit from the direct oceanfront, you'll enjoy the perfect blend of comfort and coastal charm.

The villa features a sleek kitchenette with modern stainless steel appliances, including a smooth-top range, microwave, dishwasher, and refrigerator with ice maker. The stylish Cherry Bordeaux cabinets, granite countertops, undermount sink, and Grohe faucet add a touch of luxury.

The bathroom has been thoughtfully remodeled with a walnut vanity, granite top, Grohe fixtures, and a Kohler tub with a custom tile surround, creating a spa-like experience.

The bedroom is outfitted with a plush King-size Stearns & Foster Estate mattress and a spacious chest of drawers. Throughout the villa, you'll find elegant wood-look tile flooring.

This condo’s north-facing orientation allows you to enjoy beautiful sunrises while avoiding the harsh afternoon sun. A unique feature of this villa is its dual-zone climate control, ensuring optimal comfort with separate systems for the living area and bedroom.

The villa accommodates up to 4 guests with a King-size bed in the bedroom and a Queen-size sofa bed in the living room.

Located in the heart of Hilton Head Island’s South Forest Beach, Seaside Villas offers direct beach access (no street crossings required), a refreshing pool, BBQ grills, beach showers, and a sun deck for your enjoyment.

The complex is less than a half mile from Coligny Plaza with many shops and restaurants!

We had such a wonderful stay at this property. It was very clean and had everything we needed. We especially liked that it had a keypad entry and we didn’t have to worry about keeping track of a key. Mary was great and kept in contact if we needed anything. Will definitely be back in the future!

This is a great condo that has been tastefully renovated, has a lot of great amenities and many details that make it feel like home. It is in a fantastic location that is close to everything with convenient beach access. The owner was very responsive and helpful in making the arrangements and checking on us during our stay. We really appreciated the personal touch. Will definitely stay here in the future.

We stayed at a condo at Seaside Villas and it was perfect. It looked like the pictures! It was tastefully decorated. The bed was comfortable and there was plenty of drawer and closet space. There was a large sofa and chair in the living room. The kitchen had everything needed. We will definitely stay here again!

The condo exceeded all of my expectations. It was beautiful with hidden little gems that would just make you smile. Mary was very kind and helped me in my most dumb moments. She is very knowledgeable of the area which made it wonderful to have someone who was just a call, text or email away. Thank you Mary for everything. It was greatly appreciated.

This is a perfect condo for a couples retreat. It is very well stocked, clean and has a lovely ocean view. The beach is just steps away from the back entrance. Mary is a fantastic host and is great at communication and follow up with questions regarding your visit. We enjoyed our beach getaway. Only one slight request would be to have larger size sheets on the bed. The fitted sheet would pop off the mattress during the night and there was no overhang on the top sheet. Almost seemed like they were made for a double bed rather than a queen size.

This was our 2nd year in a row staying here. Our experience was again amazing. We love the condo ,and everything about it. My husband, myself, and our 2 children (ages 6 and 9) stayed here. The condo has plenty of room for us all. We love the location. It is close to everything, and right on the beach. Mary has thought of everything you would need when staying here, and always welcome us with a sweet little welcome bucket. I can't begin to say enough about Mary herself. She is so thoughtful, and prompt in replying to you. She is always just an e-mail or text away. We hope to stay here many more times. This is definitely our goto condo for Hilton Head! ~Thanks from the Sword family from TN :)

We had a WONDERFUL time on Hilton Head Island! The condo was exactly as described and beautifully decorated! We really appreciated the cleanliness and organization of this updated unit. It is in a great location - during our short stay we found time to enjoy several walks along the pristine beach and rode our bikes an easy 4.5 miles on the paved path to Harbourtown. The walk to the restaurants and shops at Coligny Plaza was only a few blocks - although we would recommend bringing a flashlight since the path is very dark at night. It is not an ocean front unit, but the view from the balcony was decent and you could hear the waves sitting on the balcony at night. Mary was wonderful - excellent communication during the booking process and offering great recommendations. This was our 1st trip to Hilton Head and we LOVED IT!

Excellent communication from beginning to end. Everything worked out great. The weather cooperated for the most part. The sunrise was the best part. Very close (walking distance) to Coligny shops and restaurants. If you walk at night I would suggest a flashlight. Crosswalks and sidewalks are not lit at all. Not really an issue but if you have little ones or elderly. Mary was very helpful. The condo was super clean. Would definitely return. The welcome bucket and a few bottled waters was a delightful touch. Thank you Mary.

120 Seas Side Villas was wonderful... walking distance to Coligny Plaza activities and entertainment, walking distance to the Tiki Bar. We loved the Big Bamboo and loved the Beagles, who were playing on our first night. Mary recommended the Old Fort Pub for our anniversary dinner. The atmosphere and food were excellent. We also loved the beautiful view of the Ocean from our balcony. The condo is very comfortable and well decorated with granite counter tops and stainless appliances. The fans and temperature control were great. Our stay was very relaxing at every turn. Bicycling and walking on the beach early in the morning was wonderful. Mary was awesome to work with. She was very accommodating and supplied us with all of the information that we needed, including all of the personal touches that made our trip memorable. We would definitely recommend this condo to anyone looking for a place on Hilton Head. Thanks so much for everything!
